Down payment assistance in the City of Miami: the city’s own programs and the ones that still work outside it

The exact address
The City of Miami has programs of its own, and they only work for homes inside its limits. What decides it is the home’s exact address.
It is what confirms the city and, for the District 5 program, the district too.
Figures verified October 14, 2026 on the city’s official page. A specific home’s city is confirmed only by its Property Appraiser record.
Two neighbors with "Miami, FL" on the envelope can have different assistance: only one of them lives inside the city.
The city name in your address is assigned by the postal service, to deliver mail. It is not assigned by a city government. That is why large areas of Miami-Dade County that belong to no city (unincorporated areas) use "Miami" as their mailing address.
If the home is in one of those areas, you cannot apply for the City of Miami’s programs, even if all your mail says "Miami, FL." What still works there is further down.
A home’s real city is stated by its official record at the Property Appraiser (the county office that values properties), searched with the exact address. The step-by-step is in the guide to a property’s real city.
The city’s Housing and Community Development Department processes both. This is what each one publishes:
Program Amount Home price limit Income limit, 1 person Income limit, 4 people City of Miami First-Time Homebuyer Program up to $130,002 as a loan, depending on the number of bedrooms $451,000 $76,300 $109,000 City of Miami District 5 Expanded First-Time Homebuyer Program up to $200,000 as a loan, based on what your household earns and your need $500,000 $114,480 $163,440 The citywide one. Its documents disagree on two things. The city’s page gives the home’s maximum price as $494,000 in one step and $451,000 in another, and the city’s papers give different caps on the amount. The table uses the lower ones: count on them until the city confirms yours.
The District 5 one. It is a border inside the border: being in the city is not enough, the home must be in District 5, a specific zone of the city. And your household must earn at least $50,000 a year; with less, you are left out of this program.
It is not confirmed that the two can be combined with each other or with other assistance. Ask the city before counting on a total. The full conditions of each are in its guide: the citywide one and District 5.
The income limits in the table are for 1 and 4 people. The ones for 2, 3, 5 and 6 are in the income limit tables for Miami-Dade assistance.
You lose only the city’s programs. The ones below do not depend on it. Their official pages do not exclude this city, but confirm with each administrator that it covers your home:
- The county’s: the guide to down payment assistance in Miami-Dade explains them and how they combine with each other and with the state’s.
- The State of Florida’s: FL Assist, FL HLP, HFA Plus and Hometown Heroes.
- Chenoa Fund. It is a second loan for the down payment: depending on the case, you pay it back or it is forgiven. It works mostly with the loan that asks for only 3.5% down (FHA).
Which of them are taking applications today changes over time. See the Down Payment Assistance Tracker, which carries the date of each check.
If the home is in North Miami or Miami Gardens, it does not fit here either: those are other cities, each with its own assistance. See North Miami and Miami Gardens.
- 1Confirm the home’s cityWith the exact address, at the Property Appraiser. If it says unincorporated area, move on to the assistance in the section above. If you are aiming at District 5, confirm with the city that the address falls inside that district.Check the property
- 2Pick the city program that fitsThe citywide one works for a home anywhere in the city. The District 5 one only if the home is in the district and your household earns at least the minimum it asks for.
- 3Check your income and the price against the limitsEach program has an income limit that depends on the people in your household, and a maximum price. Compare them with yours before gathering paperwork.
- 4Let the search tool sort the programs for youAnswer a few questions in the assistance search and you will see which ones fit your case. Each agency decides its own, not Umbralio.See which programs could fit
We help you find out whether your home is inside the City of Miami and which assistance fits it.
The address’s official record tells you the city, and the assistance depends on it. Leave us your number and we take care of checking it with you.
The terms of a public program can change without notice: confirm with the City of Miami’s Housing and Community Development Department before applying for any of them. This guide orients you, it does not advise you.
