The Umbralio reality check is an informational tool that provides estimates based on the data you provide and current market ranges. It does not constitute financial, legal, or mortgage advice. Results are for guidance purposes only and do not replace consultation with licensed professionals.

2. Estimates and ranges

Cash-to-Close, GAP, and other figures are range-based estimates. Actual amounts may vary depending on:

  • The specific terms of the mortgage loan you obtain
  • Interest rates in effect at the time of purchase
  • Taxes, insurance, and closing costs for the specific property
  • Buyer assistance programs that may apply to your situation

3. No guarantee of approval

A positive result from the tool does not guarantee mortgage approval or ability to close. The final financing decision depends solely on the bank or financial institution, the property conditions, and the complete documentary verification of your financial profile.

4. Representation agreement

To schedule in-person property tours, current real estate regulations in the State of Florida require signing a buyer representation agreement with the real estate agent. This agreement will be explained and discussed transparently before any property visits.

5. Use of the service

By using Umbralio, you agree to the following conditions:

  • The assessment service is free for buyers
  • You must provide truthful and up-to-date information
  • You will not use the service for fraudulent, deceptive, or illegal purposes
  • One active result per person or household is permitted at a time

6. Banks, institutions, and referrals

References to financial institutions within the results are informational suggestions. The real estate agent associated with this service does not act as a mortgage advisor and does not receive referral commissions from the financial institutions mentioned.

7. Limitation of liability

Neither Umbralio, the associated real estate agent, nor this website are liable for financial decisions made based on your Umbralio result. Always consult with licensed financial and legal professionals before making home purchase decisions.

8. Intellectual property

All content on this site (including text, design, logos, algorithms, and the Umbralio methodology) is the property of its respective owners and is protected by applicable intellectual property laws. Reproduction without express authorization is prohibited.

9. Modifications

We reserve the right to modify these terms at any time. Changes will be posted on this page and will take effect immediately upon publication. Continued use of the service after a modification constitutes acceptance of the new terms.

10. Jurisdiction and applicable law
