How much down payment assistance can I get in Miami-Dade?
It depends on who offers it. The county assistance: up to $35,000. MDEAT: up to $28,000 (up to $14,000 if the household earns more than 80% of the median). Florida Housing: FL Assist up to $10,000, and Hometown Heroes 5% of the loan, from $10,000 to $35,000. Cities give more, but only if you buy inside them: the City of Miami based on the number of bedrooms, up to $130,002, Hialeah up to $150,000, Miami Beach from $40,000 to $150,000, based on your income, and Miami's District 5 up to $200,000, based on income and need.
Do I have to pay back down payment assistance?
Some yes and some no. Most are 0% loans with no monthly payment. Some are repaid when you sell, refinance or after 30 years, like the county assistance, FL Assist and Hometown Heroes. Others are forgiven if you keep living in the home: MDEAT after 20 years, the City of Miami after 30, Homestead after 10, North Miami SHIP after 7 and Miami Gardens over 5. The FHLBank Atlanta programs are not repaid if you live 5 years in the home.
Who can apply for down payment assistance in Miami?
Each program has its limits: on household income, based on how many people live in the home, and many also on the home price. Most require that you have not owned a home in the last 3 years, take a HUD-approved homebuyer course and put some money from your own pocket. The minimum credit score varies: 640 for Florida Housing, 660 for the Miami-Dade HFA, 600 for Chenoa Fund. Some require being a U.S. citizen or permanent resident. In the end, the lender that processes it decides.
Can I combine two assistance programs?
Sometimes. Florida Housing programs do not stack with each other, but they do with a county or city one if that one is in third position. The county $35,000 assistance can be combined with its Homebuyer Loan Program, and MDEAT with county, city and state assistance, with combined loans up to 105% of the home value.
Is the Hometown Heroes program still open in 2026?
Yes, according to Florida Housing: "Over $25 Million Available in Hometown Heroes DPA" on the administrator's page (the figure is undated). (checked on October 5, 2026). It gives 5% of the loan, from $10,000 to $35,000, for people who work full time in Florida in health care, schools, law enforcement, fire, courts or child care, or are military or veterans.
