Updated October 20, 2026

Up to $40,000

The city is accepting applications — checked October 17, 2026. According to its page, it serves people in the order they arrive until the money runs out. Official source.

  • The most the loan can be, not what you will necessarily receive. Before you count on it, see what the city still has to confirm.

The figures and requirements come from the city’s official page and its housing plans, checked on October 17, 2026. The status above comes from the last time we read the city’s page, with its date.

Tap one to read it.

    • How much: up to $40,000 as a loan. It is a maximum, not what you will necessarily receive.
    • How it works: It is a loan with no interest and you pay nothing each month. Each year a part of it is forgiven, for 7 years.
    • Who: first-time buyers purchasing a home inside the City of North Miami priced up to $460,000, with household income within the cap in the table below.
    • How to apply: with the city, starting from its official page.
  • The program is run by City of North Miami, Housing and Social Services Department. It provides up to $40,000 as a loan.

It is a loan with no interest and you pay nothing each month. Each year a part of it is forgiven, for 7 years.

Before you sign, read the whole loan contract and ask the city anything you do not understand, especially what happens to the part not yet forgiven if you sell or rent the home early.

  • It is a program for first-time buyers who buy inside the City of North Miami. Confirm with the city how it defines “first-time buyer” in your case.

The income cap depends on how many people live in your household:

People in your householdThe most your household can earn per year
    1$114,480
    2$130,800
    3$147,120
    4$163,440
    5$176,520
    6 or more$189,600

The home can cost up to $460,000.

This is what is still to be confirmed, or what the program asks for and we do not ask in the assistance finder:

    • You have to take an 8-hour homebuyer workshop approved by the federal government.
    • You have to be able to cover 3% of the price.
    • The income limit you see is the one in the city’s papers for 2026 to 2029, which goes up to moderate income; a 2024 document allowed more. Count on the lower one; the city confirms which applies.
    • Your savings cannot be more than $30,000.
    1. 1Check that this is the right program for youCompare this program with the others in Miami-Dade and Broward, using your own data, before you start gathering papers.See which programs could fit
    2. 2Confirm what is still to be confirmedRead the official page and ask the city about whatever is still open in the list above. Until it answers, run your numbers with the lowest income cap.
    3. 3Do not mix up the city’s two programsOn that same page the city has another first-time buyer program, with federal funds (HOME). This guide is about the one that uses state funds (SHIP): ask which one is yours.
    4. 4Apply with your case readyAccording to the city, people are served in the order they arrive until the money runs out. Have on hand the documents it asks you for: its document list overrides any summary, including this one.
  • In the assistance finder you can compare this program with others in Miami-Dade and Broward, using your own numbers. The Assistance Tracker shows each program’s status with the date we checked it. This guide explains the terms, but it does not replace the city’s review of your case.

  • How much will the city give me? The assistance is up to $40,000 as a loan. It is a maximum. Before you count on that money, see “Who can apply” for what the city still has to confirm.

Do I pay anything each month? It is a loan with no interest and you pay nothing each month. Each year a part of it is forgiven, for 7 years. What happens to the balance if you sell or rent early is set by the contract you sign with the city: read it in full before you sign.

Does it work for any home? No. It has to be inside the City of North Miami and cost up to $460,000.

What is my income cap? See the table in “Who can apply”: it is the lowest one we found in the city’s papers. Because other city documents allowed more, the city is the one that confirms which applies in your case.

Is money available today? The city serves people in the order they arrive until the money runs out. See the card above: it says what we checked on the city’s page and on what date.

Figures and requirements checked on October 17, 2026 against the city’s official first-time homebuyer page. Public program terms can change without notice: always confirm with City of North Miami, Housing and Social Services Department before applying. This guide orients you, it does not advise you.
