Before you share a single number

Umbralio exists because almost no one tells you what happens to your data. Here is exactly what we collect, who we give it to, and what we will never do with it.

1. What data we collect

Only what you type. It changes depending on how you come in:

  • Through the questionnaire: the ranges of your financial situation. If you ask us to call you, also your name and your mobile number.
  • Through a guide: your name, your mobile number, and your answer to that guide's question.
  • Through Down Payment Assistance: the city where you want to buy, the price you have in mind, how many people will live in the home, your household income, and whether you have owned a home. If you ask us to check a program or to let you know when it opens, also your name and your mobile number.
  • When you check a property: the property you paste (the link or the address) and its price. If you ask to see it, also your name and your mobile number.
  • By text message: whatever you write to us.

Without you typing it, your browser tells us which browser it is and which page you arrived from. Your IP address is used in the moment to stop abuse and to measure advertising; it is not stored in our database.

We do not ask for government ID numbers. We do not connect to your bank accounts. We do not pull your credit — the score in your result is the one you told us, not one we looked up.

2. How we use your data

Your numbers serve you, not us. We use them strictly to:

  • Calculate your assessment and tell you whether you can buy yet or what's missing
  • Hand you off to a licensed real estate agent who will work your case
  • Hand you off to a licensed mortgage lender, if you ask for it in Down Payment Assistance or when you check a home
  • Text you the confirmation and messages about what you asked for (for example, a note that a program opened, if you asked us to let you know)
  • Measure which pages and which ads bring people in

3. Who we share your data with

Your data stays with Umbralio, with the licensed agent who takes care of you and, if you ask for it, with the licensed mortgage lender who reviews your case. It is not sold and not rented.

What “the agent who takes care of you” means. Umbralio does not sell homes: it connects you with a licensed real estate agent who does. When you leave your details, that agent —and the team working your case with them— receives your name, your phone number, and the result of your assessment, or the home you want to see. That is exactly the job you asked us to do when you filled the form, and it happens even if your result comes out low.

And the lender, only if you ask. If you ask us in Down Payment Assistance to check whether you can use a program, or ask to see a home you checked, your name, your phone number, and your answers may also go to a licensed mortgage lender: they are the ones who process the assistance and the loan. The lender pays us nothing to receive your case.

And the companies that keep this running. They do not buy your data or use it for themselves; they process it to provide us a service:

  • Supabase — stores the database
  • Telnyx — checks that your number is a mobile line and sends the text messages
  • Google — site analytics, email delivery, and Gemini, the artificial intelligence that reads the text messages you send us and helps write the replies
  • Cloudflare — checks that you are not a bot
  • Meta (Facebook and Instagram) — advertising measurement. It receives your phone number and your first name turned into an irreversible fingerprint, not as readable text, along with your IP address and your browser. Your email does not travel.

And when a court order or applicable law requires it.

4. Data Security

We treat your financial reality with respect:

  • Your results have a private link made of random letters and numbers, which carries none of your information (not your name or your phone number)
  • Every connection is encrypted: what you type travels protected (it is the padlock you see in your browser)
  • Our databases isolate your records so no one else can see them

5. Your rights and your control

You hold the steering wheel. At any point, you can:

  • See it: Ask us for a copy of what you've submitted.
  • Fix it: Tell us if something changed or is wrong.
  • Wipe it: Tell us to delete everything, and we'll erase your footprint from our systems.
  • Stop it: Reply STOP to any message or write to us, and we will never text or call you again. We honor it right away and keep your opt-out for five years so we don't contact you again, even if we delete the rest of your data. If you also want the agent or the lender on your case to stop contacting you, tell us and we will pass it on.

6. Cookies and analytics

This site uses Google Tag Manager and Google Analytics 4 to measure performance and browsing behavior, and the Meta pixel to measure advertising on Facebook and Instagram. All three may set cookies on your device.

Google analytics never receives your name, your phone number, or your email. The Meta pixel does receive your phone number and first name when you finish the questionnaire, always turned into an irreversible fingerprint, as explained above.

We also use Microsoft Clarity, which records how each screen is used — where people tap, how far they scroll, at which step they stop — so we can see where the questionnaire gets stuck. Clarity automatically masks what you type into fields, such as your name and phone number, before recording, and it may set cookies on your device.

7. Changes to this policy

If we change how we handle privacy, we'll update this page. By continuing to use Umbralio, you accept the latest version of these terms.

8. Contact

For questions, to request a copy of your data, or to have it deleted, write to nelson@umbralio.com. It is the same address you get if you reply HELP to one of our text messages.

9. SMS & Mobile Data Compliance

No cold calls. No spam. Your phone number is never sold or shared with any third party or affiliate to market to you. Only the agent and, if you ask for it, the lender on your case receive it, and only for that. Text messaging opt-in data and consent are strictly excluded from any sharing agreements. You can reply STOP at any time to opt out.

Your mobile information will not be sold or shared with third parties/affiliates for marketing or promotional purposes. All the above categories exclude text messaging originator opt-in data and consent; this information will not be shared with any third parties.
