Before you share a single number

Umbralio exists because almost no one tells you what happens to your data. Here is exactly what we collect, who we give it to, and what we will never do with it.

1. What data we collect

Only what you type. It changes depending on how you come in:

  • Through the questionnaire: your name, your mobile number, the time window you want to be called in, and the ranges of your financial situation.
  • Through a guide: your name, your mobile number, and your answer to that guide's question.

Without you typing it, your browser tells us which browser it is and which page you arrived from. Your IP address is used in the moment to stop abuse and to measure advertising; it is not stored in our database.

We do not ask for government ID numbers. We do not connect to your bank accounts. We do not pull your credit — the score in your result is the one you told us, not one we looked up.

2. How we use your data

Your numbers serve you, not us. We use them strictly to:

  • Calculate your assessment and tell you whether you can buy yet or what's missing
  • Hand you off to a licensed real estate agent who will work your case
  • Text you the confirmation and, when it applies to you, the assistance alerts
  • Measure which pages and which ads bring people in

3. Who we share your data with

Your data stays with Umbralio and with the licensed agent who takes care of you. It is not sold, not rented, and it goes to no one else.

What “the agent who takes care of you” means. Umbralio does not sell homes: it connects you with a licensed real estate agent who does. When you leave your details, that agent —and the team working your case with them— receives your name, your phone number, the time window you asked for, and the result of your assessment. That is exactly the job you asked us to do when you filled the form, and it happens even if your result comes out low. We no longer refer anyone to lenders.

And the companies that keep this running. They do not buy your data or use it for themselves; they process it to provide us a service:

  • Supabase — stores the database
  • Telnyx — checks that your number is a mobile line and sends the text messages
  • Google — site analytics and email delivery
  • Cloudflare — checks that you are not a bot
  • Meta (Facebook and Instagram) — advertising measurement. It receives your phone number and your first name turned into an irreversible fingerprint, not as readable text, along with your IP address and your browser. Your email does not travel.

And when a court order or applicable law requires it.

4. Data Security

We treat your financial reality with respect:

  • Your results are sent through private links that only you can access
  • Everything is encrypted from end to end (HTTPS/TLS)
  • Our databases isolate your records so no one else can see them

5. Your rights and your control

You hold the steering wheel. At any point, you can:

  • See it: Ask us for a copy of what you've submitted.
  • Fix it: Tell us if something changed or is wrong.
  • Wipe it: Tell us to delete everything, and we'll erase your footprint from our systems.

6. Cookies and analytics

This site uses Google Tag Manager and Google Analytics 4 to measure performance and browsing behavior, and the Meta pixel to measure advertising on Facebook and Instagram. All three may set cookies on your device.

Google analytics never receives your name, your phone number, or your email. The Meta pixel does receive your phone number and first name when you finish the questionnaire, always turned into an irreversible fingerprint, as explained above.

We also use Microsoft Clarity, which records how each screen is used — where people tap, how far they scroll, at which step they stop — so we can see where the questionnaire gets stuck. Clarity automatically masks what you type into fields, such as your name and phone number, before recording, and it may set cookies on your device.

7. Changes to this policy

If we change how we handle privacy, we'll update this page. By continuing to use Umbralio, you accept the latest version of these terms.

9. SMS & Mobile Data Compliance

No cold calls. No spam. Your phone number is never sold or shared with any third party or affiliate to market to you. Text messaging opt-in data and consent are strictly excluded from any sharing agreements. You can reply STOP at any time to opt out.
