Up to $40,000
The city is accepting cases — checked October 17, 2026. According to its page, it serves people in order of arrival until the money runs out. Official source.
The most recent figure on record, not what you will necessarily receive. The city sets the amount for each case.
The figures and requirements come from the official program page, checked on October 17, 2026. The status above comes from the last time we read the city’s page, with its date.
- How much: the city decides based on what you can afford; in 2024 it gave up to $40,000. It is the most recent figure we have, not a confirmed maximum for today.
- How it works: It is a loan with no interest and you pay nothing each month. It is forgiven over a period of up to 15 years.
- Who: first-time buyers purchasing a home inside the City of North Miami priced up to $370,000, with household income within the cap in the table below.
- How to apply: with the city’s application, on its official page.
The program is run by City of North Miami, Housing and Social Services Department. Amount: the city decides based on what you can afford; in 2024 it gave up to $40,000. You learn your figure when the city reviews your file, not before.
It is a loan with no interest and you pay nothing each month. It is forgiven over a period of up to 15 years.
Before you sign, read the whole loan contract and ask the city anything you do not understand, especially what happens if you sell the home early.
It is a program for first-time buyers who buy inside the City of North Miami. Confirm with the city how it defines “first-time buyer” in your case.
The income cap depends on how many people live in your household:
People in your household The most your household can earn per year 1 $76,300 2 $87,200 3 $98,100 4 $109,000 5 $117,750 6 or more $126,450 The home can cost up to $370,000, the lowest figure the city publishes. Below you will see why there is another.
This is what is still to be confirmed, or what the program asks for and we do not ask in the assistance finder:
- One city page puts the maximum price at $370,000 and another document puts it at $415,000. Count on the lower one until the city confirms which one applies.
- The city sets the exact amount based on what you can afford.
- You have to take an 8-hour homebuyer workshop approved by the federal government.
- You have to be able to cover 3% of the price.
- Your savings cannot be more than $30,000.
- 1Check that this is the right program for youCompare this program with the others in Miami-Dade and Broward, using your own data, before you start gathering papers.See which programs could fit
- 2Confirm what is still to be confirmedRead the official page and ask the city about whatever is still open in the list above. Until it answers, run your numbers with the lower figure.
- 3Gather what the city asks forHave on hand the records that show you are a first-time buyer and what your household earns. The document list in the official application overrides any summary, including this one.
- 4Submit the applicationFollow the application on the official page. The city serves people in order of arrival while money lasts, so it helps to have a complete file from day one.
This guide covers only the program with federal funds (HOME). North Miami has another first-time buyer program with state funds (SHIP), with its own terms and its own guide. Do not mix one program’s amounts, caps or requirements with the other’s.
In the assistance finder you can compare this program with others in Miami-Dade and Broward, using your own numbers. The Assistance Tracker shows each program’s status with the date we checked it. This guide explains the terms, but it does not replace the city’s review of your case.
How much will the city give me? It is a reference figure: today’s maximum is still to be confirmed with the city, and it sets the amount for each case.
Which price cap applies? Two official city documents give different figures: $370,000 and $415,000. Count on $370,000 until the city confirms which one applies.
Do I have to take a workshop or put in my own money? The city mentions it, but we have not confirmed it. See the list in “Who can apply” and ask the city when you start your application.
Is it the same as North Miami’s SHIP program? No. This is the one with federal funds (HOME). The one with state funds (SHIP) is another program in the same city, with its own guide.
How long does it stay open? According to the city, it serves people in order of arrival until the money runs out. See the card above: it says what we checked on its page and on what date.
Figures and requirements checked on October 17, 2026 against the city’s official program page. Public program terms can change without notice: always confirm with City of North Miami, Housing and Social Services Department before applying. This guide orients you, it does not advise you.
