Down payment assistance in Miami Gardens: its own program, and it is not Miami’s

A different city
Miami Gardens is a city apart from the City of Miami, with its own assistance for buying a home. That assistance only works for homes inside its limits.
And its assistance has two figures that the city’s own documents have not reconciled. Further down, which to count on.
Figures verified October 12, 2026 on the city’s official page. A specific home’s city is confirmed only by its Property Appraiser record.
Anyone searching for assistance in Miami Gardens tends to run into "Miami" assistance, which belongs to another city.
A city’s programs work inside that city and nowhere else. That is why the City of Miami’s first-time buyer program and the District 5 program do not work in Miami Gardens, and Miami Gardens’ program does not work in the City of Miami. Miami’s are on their own page.
And the name on the envelope does not decide it either. Around Miami Gardens there are county areas that belong to no city (unincorporated areas) with mailing addresses that carry a neighboring city’s name, and some "Miami Gardens" addresses fall outside its limits. It is confirmed with the exact address, at the Property Appraiser (the county office that values properties). The step-by-step is in the guide to a property’s real city.
- How much: up to $20,000 as a loan. It is a maximum, not what you will surely get.
- How it works: It is a loan with no interest and you pay nothing each month. According to the city, after 5 years you do not have to pay it back.
- Who for: first-time buyers who buy inside Miami Gardens a home priced up to $382,195.
- How to apply: with a pre-application you leave on the city’s official page.
According to the city, the program’s money is limited. See in the Down Payment Assistance Tracker whether it is taking applications today.
Until the city resolves them, this page uses the lower figure in each.
The amount. The city’s page says $20,000. Another document from the same city, its 2025 to 2028 housing plan, gives a higher amount. Count on the lower one until the city confirms yours.
The maximum income. The city says its limit is a percentage of what a typical county family earns. But the dollar table it publishes itself gives figures lower than that percentage. Count on the table, not the label:
People in your household The most your household can earn per year 1 $95,400 2 $108,960 3 $122,520 4 $136,200 5 $147,120 6 or more $158,040 On top of that, the city is the one that confirms whether your credit and immigration status work: the program does not publish them. The detail of each figure, as the city publishes it, is in the program guide.
You lose only Miami Gardens’ assistance. As far as their official pages say (confirm with each administrator), the county’s still work (the guide to down payment assistance in Miami-Dade explains them), and so do the state’s (FL Assist, FL HLP, HFA Plus and Hometown Heroes) and Chenoa Fund. The income limits for the county’s and the state’s are in the income limit tables for Miami-Dade. If the home is in North Miami, that is another city with other assistance: see its page.
- 1Confirm the home’s cityWith the exact address: Miami Gardens, not the City of Miami or an unincorporated area.Check the property
- 2Take the two questions to the cityBefore counting on the amount or the income limit, ask the city which one is valid in your case and ask for the answer in writing. In the meantime, run your numbers with the lower one.
- 3Check your income and the price against the tableYour reference: a home within the maximum price and an income within the city’s dollar table.
- 4Let the search tool sort the programs for youAnswer a few questions in the assistance search and you will see which ones fit your case, among Miami Gardens’ and the rest.See which programs could fit
We help you get to the city with the questions clear.
With two figures left unresolved, it pays to talk to the city knowing what to ask. Leave us your number and we take care of it with you.
The terms of a public program can change without notice: confirm with the City of Miami Gardens before applying. This guide orients you, it does not advise you.
