Income Limits for Down Payment Assistance in Broward

Three tables

Almost every assistance program in Broward caps what your household earns in a year, and the cap comes from a table based on the number of people living in the home.

  • The ones programs use as a cap. They change every year: your lender confirms the one in effect the day you apply.

Figures from Umbralio’s assistance catalog, checked on October 12, 2026 against HUD’s 2026 income limits, as Florida Housing publishes them in its “SHIP and HHRP 2026 Income Limits” table, effective May 1, 2026. Each program below is checked separately.

Tap one to read it.

  • In Broward, the table of a closed program still helps: it shows where you land for when it reopens. What it cannot tell you is whether you can apply today.

  • AMI stands for Area Median Income: what a typical family in the county earns. Each table is named for the share of that income it lets in. Broward’s programs use three as a cap: eighty, one hundred twenty and one hundred forty percent. They come from HUD’s 2026 income limits, the federal housing department, as Florida Housing publishes them in its table.

There is a fourth table, the fifty percent one, that no program uses as a cap. Its only use is as a minimum: the Hallandale Beach CRA area assistance requires the household to earn at least that figure and, at most, the one hundred forty percent table. If your household earns less than that minimum, that one program is out. The minimum’s figure is not on this page: confirm it with the agency.

    To find your row:

    1. 1Count the people and add up what they earnCount everyone who will live in the home you are buying and add up what each one earns in a year, before taxes. The cap looks at the whole household, not at one person.
    2. 2Find your rowIf your total is under the figure in your row, you are under the cap of that table. If you are over the eighty percent table, look at the one hundred twenty percent one; if you are over that, at the one hundred forty percent one. Past the last one, what is left are the programs with their own cap or no cap, further down.
    3. 3Check it with your numbersIn the assistance finder you answer a few questions and see only the programs whose cap lets you in. Your lender confirms your income with documents when you apply.See which programs could fit

  • This is the classic table for assistance aimed at low- and moderate-income households.

People in your householdThe most your household can earn per year
    1$71,000
    2$81,150
    3$91,300
    4$101,400
    5$109,550
    6 or more$117,650

Pembroke Pines shows up in two tables because it has two different programs: one from the county (the one above) and one from the city (in the one hundred forty percent table). Each has its own cap.

  • This one is for middle-income households: they earn more than the cap of the previous table.

People in your householdThe most your household can earn per year
    1$106,440
    2$121,680
    3$136,800
    4$152,160
    5$164,280
    6 or more$176,520

  • This is the widest table in Broward, and only two programs use it.

People in your householdThe most your household can earn per year
    1$124,180
    2$141,960
    3$159,600
    4$177,520
    5$191,660
    6 or more$205,940

Programs whose income cap is this table (both have their own guide):

Watch the amount: in both programs it is lower for households that earn more. According to the catalog:

    • Pembroke Pines: up to $75,000 as a loan if your household earns up to 80% of what a typical family in the county earns, and $50,000 if it earns between 81% and 140%.
    • Hallandale Beach: up to $100,000 as a loan; up to $10,000 if your household earns between 120% and 140% of what a typical family in the county earns; and $5,000 more for lifeguards, teachers and nurses.
  • Not every cap comes from the county’s typical income. These programs carry their own figure. The table shows the caps for 1 and for 4 people; the rest is in each program’s official source. For HFA Plus the home has no maximum price (that is why its cell says “Not published”); what has a cap is the bank loan, which cannot be over $832,750. For Hometown Heroes, the price cap depends on the type of loan:

ProgramAmountHome price limitIncome limit, 1 personIncome limit, 4 people
State interest-free loan for the down payment (FL Assist) · Browardup to $10,000 as a loan for the down payment and the costs of the day you sign for the home$697,889$126,800$145,820
State down payment loan for people who work in health care, schools, police and more (Hometown Heroes) · Browardup to 5% of your bank loan, between $10,000 and $35,000, for the down payment and the costs of the day you sign for the homeNot published$126,800$145,820
State down payment loan with a small monthly payment (FL HLP) · Browardup to $12,500 as a loan for the down payment and the costs of the day you sign for the home$697,889$126,800$145,820
State help that is forgiven over 5 years (HFA Plus) · Broward3%, 4% or 5% of your bank loan, for the down payment and the costs of the day you sign for the homeNot published$177,521$177,521
Miramar Moderate-Income Mortgage Assistance (MIMA)up to $30,000 as a loan, at most 10% of the home priceNot published$165,000$165,000
    • The state loans (FL Assist, Hometown Heroes and FL HLP) set one cap for households of 1 or 2 people and a higher one for 3 or more. The assistance that is forgiven over 5 years (HFA Plus) has a flat cap. In Broward these are not the same caps as in Miami-Dade: each county has its own, which you can see in the Miami-Dade tables. With another type of bank loan the cap can change, and your lender tells you which one applies to you.
    • Miramar’s assistance for middle-income households has its own flat figure, with no table by household size.
    • Tax discount on the interest of your home loan (Mortgage Credit Certificate) does not use these tables and is not down payment money: it is a break on the taxes you pay each year. Its cap is $126,800 if 1 or 2 people live in your household and $145,820 if 3 or more do. The county publishes two documents with different caps (its frequently asked questions and the program guide) and the catalog uses the more recent one. In priority areas the caps would be higher, and that is still to be confirmed.

These others do not publish an income cap; their remaining rules are on their official page:

    • Lauderdale Lakes Purchase Assistance
    • Plantation Purchase Assistance
  • Being inside a table does not get you the assistance. Each program also sets its own rules (first home, the home’s maximum price, city or area, homebuyer course) and, in Broward, having funds when you apply. Each program’s page lists them.

This guide orients you, it does not advise you. The figures come from Umbralio’s assistance catalog, and each program also sets conditions beyond income: the agency that runs it and the lender who finances you set them.
