River Landings (Fort Lauderdale): what the official records say

Updated November 5, 2026

$425,000 – $525,000

River Landings is a townhouse condominium on NE 4th Ave in Fort Lauderdale (38 records, built in 2002), distinct from NuRiver Landing. This page gathers its recorded sales over the last 24 months — only 2 of them homes — and what the Broward Property Appraiser, HUD and FEMA show for this condominium, with its source. Anything not on record is marked as pending official confirmation, and the reserve study is declared as not verified.

How we checked it

Range of the 2 qualified home sales between November 5, 2024 and November 5, 2026. With n=2 no median is published: this page's rule publishes it only with 5 or more sales.

Read at the Broward County Property Appraiser, the HUD list and the FEMA MSC and NFHL viewer; the DBPR SIRS database was not read in this pass and its block is declared as not verified. It is a summary of records, not an inspection or an opinion about the building. Checked on November 5, 2026.

Why it matters

This page covers only River Landings, the townhouse condominium on NE 4th Ave in Fort Lauderdale, recorded in 2002. Over the last 24 months the public record shows only two home sales in this condominium: this page publishes them as they are, with no median, and declares the rest of what the records show or do not show.

Building data

In the records read, River Landings appears as its own low-rise townhouse condominium, with its declaration recorded at Book 33182, Page 1517 of the county's official records (every unit deed cites it). It is not NuRiver Landing (511 SE 5th Ave), which is a different condominium. The county record shows no single parent folio: each unit has its own folio and they all share the same start (494234AE). The identity data comes from the Broward County Property Appraiser (the county office that keeps the record of every property), read on November 5, 2026.

The market in the public record

These figures come only from public records, not from listings or the MLS. The listing is built from the subdivision sales list the Broward County Property Appraiser shows on unit records, between November 5, 2024 and November 5, 2026 (24 months); the Property Appraiser's own sales search tool did not return its table in this pass and the cross-check against the county Clerk was not done: both things are declared. In the window there are 3 transactions the Property Appraiser qualified (an arm's-length market sale with a real price), but one of them is not a home: it is a 107-square-foot garage. Home sales are 2. With 2 sales no median is published: this page's rule is to publish the median only with 5 or more sales, because with fewer, the middle figure represents no market. The count, the range and the transactions themselves are published.

What the records show today

"Pending official confirmation" means that no public record showing it was read. It does not mean the fact exists or that it does not. "Not verified" means the check itself could not be completed in this pass.

TopicWhat the record showsSource and date
Recertification (the age-based building inspection the county requires)Pending official confirmation: no official document with this condominium's status was located. Given its year (2002), it enters the age-based inspection regime later than the buildings of the seventies and eighties; that states no status. No public record read, November 5, 2026
State structural inspection (milestone inspection)Pending official confirmation: no published report of this condominium was read.No public record read, November 5, 2026
Reserve study (SIRS)Not verified in this pass: the DBPR database (the Florida agency that oversees condominiums) was not read, because its page is behind an anti-bot check. It is not stated that the association filed the study or that it did not, and there is no ID to publish.DBPR, SIRS database: read not completed on November 5, 2026
FHA loan (HUD condominium list)No record: the name-and-city search in the HUD list returned no record for this project, and the repeated search by name across the whole state gave the same result. The project is not shown as approved, or in any other status, as of the read date.HUD, Condominium Lookup, November 5, 2026

What to ask before you offer

What the public records do not show is held by the condominium's association. Ask for it in writing and keep the answers:

  • The complete reserve study (SIRS). In this pass, not even its filing with the DBPR could be verified. Ask the association for the study, the current reserve level and the proof of filing. If the association will not provide it, have that in writing.
  • The status of the state structural inspection (milestone) and the county recertification: the notice, the filed report and the closing letter, if they exist.
  • Special assessments approved or under discussion: the minutes of the last two years and the unit's account statement letter (the "estoppel": what the unit owes the association and the charges in force). The guide to the condo special assessment explains it.
  • Major works: what they include, on what dates, with what permits, who pays and how (a charge to the owners, a loan, or reserves).
  • If you plan to use an FHA loan: the project does not appear on the HUD list. Ask your lender about single-unit approval and the loan's other routes. The guide to the condo with an FHA loan explains how the list is read.

What is NOT public (but you must verify):

  • The exact HOA fee of the unit: it varies by unit (split by square feet and interest percentage); no listing or public record sets it for your unit.
  • The current amount of a special assessment: the amount and payment terms exist only in the association's documents; a figure seen in the press or in listings is not the document.
  • The current rental, Airbnb and pet rules: they live in the association's documents, not in the public record; ask for them in writing.
  • The association's budget and reserve level: internal association documents, for owners only.
  • The building's status on lenders' confidential lists: none of those lists is public; your lender confirms it.
