Why it matters
Point of Americas is a single project in the DBPR registry, but in Broward County's record it is two condominiums: phase I (2100 S Ocean Ln) and phase II (which the BCPA lists under 2200 S Ocean Lane). This page covers the whole complex, with both phases' sales combined and the breakdown by phase alongside, and it declares the unit-count difference between the two registries, which remains unclosed.
Building data
This data comes from the BCPA (the Broward County Property Appraiser, the county office that keeps the record of every property), the DBPR condominium registry and SIRS database, and HUD's condominium list, read on October 23, 2026. The complex has two phases with two addresses: that is why this page carries no single sale address.
| Item | What the record shows | Source and date |
|---|---|---|
| Condominium name | "POINT OF AMERICAS CONDO", a single DBPR project, license PR1S017678, with status Approved/Recorded and a license date of October 1, 1975 | BCPA (Broward County Property Appraiser), October 23, 2026 |
| Addresses | Phase I: 2100 S Ocean Ln, Fort Lauderdale, FL 33316 · Phase II: listed at the BCPA under 2200 S Ocean Lane, Fort Lauderdale, FL 33316 | BCPA (Broward County Property Appraiser), October 23, 2026 |
| Jurisdiction | City of Fort Lauderdale, Broward County | BCPA (Broward County Property Appraiser), October 23, 2026 |
| Structure at the BCPA | Broward does not use a single parent folio the way Miami-Dade does. Two condominiums are registered: 504213AD "POINT OF AMERICAS CONDO" (phase I, 2100 S Ocean Ln), with 281 folios, and 504213AK "POINT OF AMERICAS PHASE II CONDO" (phase II), with 288 folios. Code 50421323 is a residual parcel, not a condominium. The DBPR keeps no separate record for phase II. | BCPA (Broward County Property Appraiser), October 23, 2026 |
| Year built | Phase I, per the BCPA: actual year 1969 and effective year 1970. The project's DBPR license is from 1975. | BCPA (Broward County Property Appraiser), October 23, 2026 |
| Units | 577 units recorded at the DBPR (2026 billing year). The BCPA folios add up to 569 (281 in phase I + 288 in phase II): a difference of 8, declared and unclosed. Part of the mechanism is verified — there are combined folios covering two units in a single folio, such as 504213AK5280, which legally covers units 2609 and 2610 — but the full census of combined folios in both phases was not done. | DBPR, condominium registry, and BCPA, October 23, 2026 |
| Association | "POINT OF AMERICAS CONDO APTS INC", the association shown on the DBPR SIRS row for this project. | DBPR, SIRS database, October 23, 2026 |
| Manager | Pending official confirmation: no registered manager for this condominium was verified in the sources read. | No public record read, October 23, 2026 |
The market in the public record
These figures come only from public records, not from listings or the MLS. The BCPA publishes, for each folio, a recent sales history with its own rating code (Q = qualified, arm's-length · D = disqualified by the Appraiser · T = title change or nominal · E = unclassified). The listings of both phases were enumerated and only sales with code Q and a positive price, recorded between October 23, 2024 and October 23, 2026 (24 months), were counted. Rows with codes T, D and E are excluded by category and declared below. Phase II coverage was closed by date edge (124 historical records from 2011 to 2026; the next row after the window is from September 27, 2024). Deed verification with the Broward Clerk was done by sampling with the instrument number (CIN) in both phases: in phase II, instrument 120842812 confirms the $4,000,000 sale of combined folio AK5280.
| Item | Value | Source and date |
|---|---|---|
| Qualified sales, whole complex (24 months) | 38 (phase I: 20 · phase II: 18) | BCPA (Broward County Property Appraiser), sales package of October 23, 2026 |
| Median price, whole complex | $1,063,250 | BCPA (Broward County Property Appraiser), sales package of October 23, 2026 |
| Price range, whole complex | $525,000 – $4,000,000 | BCPA (Broward County Property Appraiser), sales package of October 23, 2026 |
| Phase I (2100 S Ocean Ln) | 20 sales · median $842,500 · range $525,000 – $1,950,000 | BCPA (Broward County Property Appraiser), sales package of October 23, 2026 |
| Phase II (2200 S Ocean Lane) | 18 sales · median $1,360,250 · range $795,000 – $4,000,000 | BCPA (Broward County Property Appraiser), sales package of October 23, 2026 |
| Annual turnover | Not published: the perimeter does not reconcile (569 BCPA folios against 577 DBPR units, a difference of 8 declared under "Building data"); with the denominator unclosed, any turnover figure would be built on an incomplete count. | BCPA (Broward County Property Appraiser), sales package of October 23, 2026 |
| Excluded and unclassified rows | Of the 99 enumerated rows for the complex (47 in phase I and 52 in phase II): phase I, 1 with code D, 24 with code T and 2 with code E — the two E rows are the same multi-unit deed (units 1801 and 1802), a single transaction, outside the count —; phase II, 3 with code D and 31 with code T. Among phase II's D rows, units 3101 and 3102 share the same instrument (CIN 120361441) at $2,000,000 per folio, exactly as the BCPA lists them: both are excluded and have no effect on the count. | BCPA (Broward County Property Appraiser), sales package of October 23, 2026 |
| Date | Unit | Price |
|---|---|---|
| Aug 24, 2026 | Phase II · 1405 | $1,470,500 |
| Aug 17, 2026 | Phase II · 2607 | $795,000 |
| Aug 13, 2026 | Phase II · 2103 | $930,000 |
| Aug 1, 2026 | Phase II · 909 | $1,650,000 |
| Jul 31, 2026 | Phase I · 811 | $1,100,000 |
| Jul 9, 2026 | Phase II · 1001 | $970,000 |
| Jul 7, 2026 | Phase II · 1902 | $1,051,500 |
| Jun 22, 2026 | Phase II · 905 | $1,650,000 |
| May 27, 2026 | Phase I · 709 | $790,000 |
| May 12, 2026 | Phase I · 1109 | $840,000 |
Package notes: the complex's largest sale ($4,000,000, April 29, 2026) belongs to combined folio AK5280, which covers units 2609 and 2610 of phase II: it counts as ONE transaction. The medians per phase differ ($842,500 for phase I and $1,360,250 for phase II), so the table shows the breakdown by phase next to the complex aggregate.
What the records show today
One row per topic. "Pending official confirmation" means no public record showing it was read. It does not mean the fact exists or that it does not exist.
| Topic | What the record shows | Source and date |
|---|---|---|
| Recertification and state structural inspection (milestone inspection) | Pending official confirmation: no official document with this complex's status was located. Given its years (1969–1975) the complex is inside Broward's inspection regime; that does not state the process is done or pending. | No public record read, October 23, 2026 |
| Reserve study (SIRS) | A submission appears on the DBPR list of submissions from July 2025 onward, under ZIP 33316: the project is listed as "Missing/Unknown" and the association as "POINT OF AMERICAS CONDO APTS INC", Fort Lauderdale, Broward. That table shows no submission date. The list of submissions prior to July 2025 also carries two submissions, one per phase: "POINT OF AMERICAS II", ID 217812, and "POINT OF AMERICAS PHASE I", ID 216609, Fort Lauderdale 33316, Broward. The database shows only complete submissions, exactly as each association submitted them. The study's contents and the reserve level: pending official confirmation. | DBPR, SIRS database (list read on October 23, 2026) |
| FHA loan (HUD condominium list) | There are two records, one per phase, and neither is currently approved. Phase II: "POINT OF AMERICAS PH II", ID A015477 001, HRAP method, status Rejected, status date March 12, 2026 per HUD; HUD's note says it is not eligible due to sale and lease restrictions. Phase I: "POINT OF AMERICAS PHASE I", ID A012992 001, HRAP method, status Expired, status date February 1, 2022 and expiration February 1, 2025. | HUD, Condominium Lookup, October 23, 2026 |
| Flood zone (FEMA) | The towers sit inland in zone AE, with base flood elevation labeled EL 9 to the north. Both readings of the point consulted are declared: the pin falls on the coastal strip, which is zone X, and the beach to the east is zone VE (EL 9). The towers' zone is AE (EL 9). FIRM panel 12011C0576J, effective since July 31, 2024. | FEMA, Map Service Center (NFHL), FIRMette of October 23, 2026 |
| Special assessments (extra charges the association splits among owners) | Pending official confirmation: no minutes or association document setting a special assessment for this complex was read. The current amount of a special assessment is not a public record. | No public record read, October 23, 2026 |
| Court proceedings | Pending official confirmation: the official sources read show no court proceeding for this condominium. | No public record read, October 23, 2026 |
What to ask before you offer
What the public records do not show is held by the association. Ask for it in writing and keep the answers:
- The recertification and state structural inspection (milestone) status: the reports filed and the closing letters, if they exist. The guide on 40-year building recertification explains each step.
- The SIRS with its reserve plan: a submission appears at the DBPR, but its contents are not public; ask for the study and the current reserve level.
- Approved or pending special assessments: the minutes of the last two years and the unit's account statement letter (the "estoppel": what the unit owes the association and the charges in force). The guide on the extra condo charge explains it.
- Major work: what it includes, on what dates, under what permits, who pays for it and how (a charge to owners, a loan or reserves).
- If you plan to use an FHA loan: neither phase has a currently approved record on HUD's list (phase II shows as rejected and phase I as expired); ask your lender about single-unit approval. The guide on a condo with an FHA loan explains how to read the list.
- Your unit's exact phase: the two phases share a name and a project, but their sales behave differently; confirm by the address (2100 or 2200 S Ocean Ln) that the documents you receive are for your unit's phase.
What is NOT public (but you should verify):
- The unit's exact HOA dues: they vary by unit (they are split by square footage and ownership interest); no listing or public record sets them for your unit.
- The current special assessment amount: the amount and payment method exist only in the association's documents; a figure seen in the press or in listings is not the document.
- The current rental, Airbnb and pet rules: they live in the association's documents, not in the public record; ask for them in writing.
- The association's budget and reserve level: the association's internal documents, for owners only.
- The building's status on lenders' confidential lists: none of those lists is public; your lender confirms it.
