Imperial Point Colonnades (Fort Lauderdale): what the official records say

Updated October 23, 2026

$152,500

Imperial Point Colonnades is the northeast Fort Lauderdale complex anchored at the BCPA by subdivision 494212AF (552 units, perimeter reconciled with the DBPR). This page gathers the complex's recorded sales over the last 24 months and what the BCPA, HUD and DBPR show for it, with their sources. What is not on record is marked as pending official confirmation.

How we checked it

Median of the 44 recorded qualified sales of the complex between October 22, 2024 and October 22, 2026, per the BCPA. Turnover: 3.99% per year.

Read in the BCPA (Broward County Property Appraiser), the HUD list, the DBPR SIRS database and condominium registry, and FEMA's Map Service Center. It is a summary of records, not an inspection or an opinion on the building. Checked October 23, 2026.

Why it matters

Imperial Point Colonnades is a complex of low-rise buildings in northeast Fort Lauderdale. In Broward County's record it is anchored by its subdivision, under a single folio prefix, and the BCPA spells its name "Imperial Point", without the final "e" of "Pointe". This page covers that full perimeter: 552 folios that match exactly the 552 units in the DBPR registry.

Building data

This data comes from the BCPA (the Broward County Property Appraiser, the county office that keeps the record of every property), the DBPR condominium registry and SIRS database, and HUD's condominium list, read on October 23, 2026.

The market in the public record

These figures come only from public records, not from listings or the MLS. The BCPA rates each sale with its own code (Q = qualified, arm's-length · D = disqualified by the Appraiser · T = title change or nominal · E = unclassified). Only sales with code Q and a positive price under the single prefix, between October 22, 2024 and October 22, 2026 (24 months), were counted. Rows with codes T, D and E are excluded by category and declared below. Each sale also carries its CIN, the Broward Clerk's instrument number.

Excluded and unclassified rowsOf the 110 BCPA records in the window: 54 with code T (title change or nominal), 5 with code D (disqualified by the Appraiser) and 6 with code E (unclassified: they are declared and counted neither as sales nor as exclusions for cause). Cross-check with the Broward ClerkUnder the prefix, the Clerk shows 106 transfers by deed against the 110 BCPA records by sale date. The net difference of 4 is attributed — as an inference declared in the package, not as a closed fact — to the different date bases, to BCPA rows that are not deeds, and to one deed recorded on October 21, 2026 (CIN 121165259, unit 1826) that does not yet appear in the BCPA listing.BCPA (Broward County Property Appraiser), sales package of October 23, 2026

Package notes: the operations table carries the last 5 qualified sales because they are the only ones the package documents one by one with date, unit and price (with their Clerk CIN: 121145312 · 121110915 · 121099124 · 121094472 · 121096634). What the records show today

One row per topic. "Pending official confirmation" means no public record showing it was read. It does not mean the fact exists or that it does not exist.

TopicWhat the record showsSource and date
Recertification and state structural inspection (milestone inspection)Pending official confirmation: no official document with this complex's status was located. Given its years (1969–1972) the complex is inside Broward's inspection regime; that does not state the process is done or pending. No public record read, October 23, 2026
Reserve study (SIRS)No submission by this association appears on either of the two DBPR lists consulted (submissions prior to July 2025 and from July 2025 onward), searched by the name "COLONNADES". Having no row does not prove the study was not done: the database shows only complete submissions, exactly as each association submitted them. Mind the name: the Imperial Point neighborhood association ("IMPERIAL POINT CONDO ASSN OF FT LAUDERDALE INC") does appear on the July 2025 onward list with the project as "Missing/Unknown", and another neighborhood association appears on the earlier list (ID 198321); none of those rows carries the name of this condominium. The study's contents and the reserve level: pending official confirmation.DBPR, SIRS database (both lists, read on October 23, 2026)
FHA loan (HUD condominium list)No record on HUD's list: the search by name, in Florida and in all states, returned no record of this condominium (NO RECORDS MATCH). It does not appear as an FHA-approved project as of the reading date.HUD, Condominium Lookup, October 23, 2026
Flood zone (FEMA)Zone AE, with base flood elevation 5 (EL 5), at the point consulted (2156 NE 67th St). FIRM panel 12011C0378J, effective since July 31, 2024, City of Fort Lauderdale community.FEMA, Map Service Center (NFHL), FIRMette of October 23, 2026
Special assessments (extra charges the association splits among owners)Pending official confirmation: no minutes or association document setting a special assessment for this complex was read. The current amount of a special assessment is not a public record. No public record read, October 23, 2026

What to ask before you offer

What the public records do not show is held by the association. Ask for it in writing and keep the answers:

  • The recertification and state structural inspection (milestone) status: the reports filed and the closing letters, if they exist. The guide on 40-year building recertification explains each step.
  • The SIRS with its reserve plan: no submission by this association appears at the DBPR; ask the association for the study, if one exists, and the current reserve level.
  • Approved or pending special assessments: the minutes of the last two years and the unit's account statement letter (the "estoppel": what the unit owes the association and the charges in force). The guide on the extra condo charge explains it.
  • Major work: what it includes, on what dates, under what permits, who pays for it and how (a charge to owners, a loan or reserves).
  • If you plan to use an FHA loan: this condominium has no record on HUD's list; ask your lender about single-unit approval. The guide on a condo with an FHA loan explains how to read the list.
  • Your unit's exact building: the complex gathers several buildings with different years (1969 to 1972 among those sampled); confirm that the documents you receive correspond to your unit's building.

What is NOT public (but you should verify):

  • The unit's exact HOA dues: they vary by unit (they are split by square footage and ownership interest); no listing or public record sets them for your unit.
  • The current special assessment amount: the amount and payment method exist only in the association's documents; a figure seen in the press or in listings is not the document.
  • The current rental, Airbnb and pet rules: they live in the association's documents, not in the public record; ask for them in writing.
  • The association's budget and reserve level: the association's internal documents, for owners only.
  • The building's status on lenders' confidential lists: none of those lists is public; your lender confirms it.
