Why it matters
Playa Del Mar is a single building on Galt Ocean Drive, recorded at the BCPA under one subdivision section (494319BM). This page covers that whole perimeter: the recorded sales of its 370 units over 24 months and what HUD, the DBPR and FEMA show for it.
Building data
This data comes from the BCPA (the Broward County Property Appraiser, the county office that keeps the record of every property), the DBPR condominium registry and HUD's condominium list, read on October 22 and 23, 2026. The building appears as a single subdivision section at the BCPA.

The market in the public record
These figures come only from public records, not from listings or the MLS. The BCPA publishes, for each folio, a sales history with its own rating code (Q = qualified, arm's-length · D = disqualified by the Appraiser · T = title change or nominal). The 75 records of the section in the window from October 22, 2024 to October 22, 2026 (24 months) were listed, and only sales with code Q and a positive price were counted. Rows with codes D and T are excluded by category and declared below. This BCPA listing is the complete one for the section and replaces an earlier listing built by another route.
| Item | Value | Source and date |
|---|---|---|
| Qualified sales (24 months) | 28 | BCPA (Broward County Property Appraiser), sales package of October 22, 2026 |
| Recorded median price | $595,000 (with n=28) | BCPA (Broward County Property Appraiser), sales package of October 22, 2026 |
| Price range | $340,000 – $1,500,000 | BCPA (Broward County Property Appraiser), sales package of October 22, 2026 |
| Annual turnover | 3.78% per year (28 sales across 370 units over 24 months: 28 ÷ 370 ÷ 2). The perimeter is reconciled: the 370 BCPA folios match the 370 units at the DBPR. | BCPA (Broward County Property Appraiser), sales package of October 22, 2026 |
| Excluded rows | 47 rows were left out: 4 with code D (disqualified by the Appraiser) and 43 with code T (title change or nominal). No unclassified rows: all 75 carry code Q, D or T. Reconciliation: 75 = 28 + 4 + 43. | BCPA (Broward County Property Appraiser), sales package of October 22, 2026 |
| Price band | Qualified sales | Source and date |

| $500,000 – $649,999 | 6 | BCPA (Broward County Property Appraiser), sales package of October 22, 2026 |
| $650,000 – $899,999 | 6 | BCPA (Broward County Property Appraiser), sales package of October 22, 2026 |
| $900,000 – $1,199,999 | 1 | BCPA (Broward County Property Appraiser), sales package of October 22, 2026 |
| $1,200,000 or more | 5 | BCPA (Broward County Property Appraiser), sales package of October 22, 2026 |
The sales package does not carry the date or the unit of each qualified sale, so no sale-by-sale table is published: the complete list of the 28 qualified prices is published instead, in ascending order: $340,000 · $340,000 · $387,500 · $400,000 · $405,000 · $425,000 · $440,800 · $442,500 · $460,000 · $475,000 · $500,000 · $510,000 · $570,000 · $585,000 · $605,000 · $620,000 · $650,000 · $650,000 · $725,000 · $750,000 · $750,000 · $800,000 · $900,000 · $1,200,000 · $1,338,000 · $1,365,000 · $1,465,000 · $1,500,000. The table above splits that same list into price bands. The 4 disqualified sales (code D) do carry a unit in the record: 711 ($810,000), 2602 ($570,000), 1703 ($450,000) and 604 ($230,000); they stay out of the series because of their code. No qualified sale is an accessory unit (parking or storage): all 28 are residential units.
What the records show today
One row per topic. "Pending official confirmation" means no public record showing it was read. It does not mean the fact exists or that it does not exist.
| Topic | What the record shows | Source and date |
|---|---|---|
| Recertification and state structural inspection (milestone inspection) | Pending official confirmation: no official document with this building's status was located. Given its year (1975) the building is inside Broward's inspection regime; that does not state the process is done or pending. | No public record read, October 23, 2026 |
| Reserve study (SIRS) | It appears on the DBPR list of submissions from July 2025 onward ("SIRS Submitted July 2025 and After"). That list shows no ID column. The database shows only complete submissions, exactly as each association submitted them. The study's contents and the reserve level: pending official confirmation. | DBPR, SIRS database (lists read on October 23, 2026) |
| FHA loan (HUD condominium list) | No record located: the searches run in HUD's lookup (by the name "Playa Del Mar" with Fort Lauderdale and Florida, and by "Playa" in Florida) returned no project. That is the result of those searches, as of the reading date: the project does not appear as FHA-approved. | HUD, Condominium Lookup, October 22, 2026 |
| Flood zone (FEMA) | The building is in zone AE, with base flood elevation 6 (EL 6). The geocoded point of the address falls on the coastal strip, in zone X, and toward the sea there is zone VE (EL 13/12): both readings are declared and the building's zone is AE (EL 6). FIRM panel 12011C0386J, effective since July 31, 2024. | FEMA, Map Service Center (NFHL), FIRMette of October 23, 2026 |
| Special assessments (extra charges the association splits among owners) | Pending official confirmation: no minutes or association document setting a special assessment for this building was read. The current amount of a special assessment is not a public record. | No public record read, October 23, 2026 |
| Court proceedings | Pending official confirmation: the official sources read show no court proceeding for this condominium. | No public record read, October 23, 2026 |
What to ask before you offer
What the public records do not show is held by the association. Ask for it in writing and keep the answers:
- The recertification and state structural inspection (milestone) status: the reports filed and the closing letters, if they exist. The guide on 40-year building recertification explains each step.
- The SIRS with its reserve plan: a submission appears at the DBPR, but its contents are not public; ask for the study and the current reserve level.
- Approved or pending special assessments: the minutes of the last two years and the unit's account statement letter (the "estoppel": what the unit owes the association and the charges in force). The guide on the extra condo charge explains it.
- Major work: what it includes, on what dates, under what permits, who pays for it and how (a charge to owners, a loan or reserves).
- If you plan to use an FHA loan: the project does not appear on HUD's condominium list in the searches run; ask your lender about single-unit approval. The guide on a condo with an FHA loan explains how to read the list.
What is NOT public (but you should verify):
- The unit's exact HOA dues: they vary by unit (they are split by square footage and ownership interest); no listing or public record sets them for your unit.
- The current special assessment amount: the amount and payment method exist only in the association's documents; a figure seen in the press or in listings is not the document.
- The current rental, Airbnb and pet rules: they live in the association's documents, not in the public record; ask for them in writing.
- The association's budget and reserve level: the association's internal documents, for owners only.
- The building's status on lenders' confidential lists: none of those lists is public; your lender confirms it.
