Bay Colony Club (Fort Lauderdale): what the official records say

Updated October 23, 2026

$325,000

Bay Colony Club is the complex on Bay Club Drive, in Fort Lauderdale (640 units per the DBPR, under a single BCPA prefix). This page gathers the complex's recorded sales over the last 24 months and what the BCPA, HUD and DBPR show for it, with their sources. What is not on record is marked as pending official confirmation.

How we checked it

Median of the 38 recorded sales qualified by the BCPA between October 22, 2024 and October 22, 2026. Turnover: 2.97% per year.

Read in the BCPA (Broward County Property Appraiser), the HUD list, the DBPR SIRS database and condominium registry, and FEMA's Map Service Center. It is a summary of records, not an inspection or an opinion on the building. Checked October 23, 2026.

Why it matters

Bay Colony Club is a multi-building complex on Bay Club Drive, recorded at the BCPA under a single unit prefix (494212AK) with 640 units. This page covers the whole complex on that perimeter: its recorded sales over 24 months and what HUD, the DBPR and FEMA show for it.

Building data

This data comes from the BCPA (the Broward County Property Appraiser, the county office that keeps the record of every property), the DBPR condominium registry and HUD's condominium list, read on October 22 and 23, 2026. All of the complex's unit sales sit under a single BCPA prefix.

The market in the public record

These figures come only from public records, not from listings or the MLS. The BCPA publishes, for each folio, a sales history with its own rating code (Q = qualified, arm's-length · D = disqualified by the Appraiser · T = title change or nominal · E = unclassified). The BCPA sales search was run under the complex's single prefix for the window from October 22, 2024 to October 22, 2026 (24 months), and only sales with code Q and a positive price were counted. The rest are excluded by category and declared below.

The table shows the latest 5 qualified sales: they are the ones the package lists individually with date and address. The rest of the 38 appear as a complete price list, in ascending order: $167,500 · $210,000 · $215,000 · $220,000 · $225,000 · $230,000 · $235,000 · $245,000 · $265,000 · $275,000 · $275,000 · $275,000 · $279,000 · $280,000 · $280,000 · $300,000 · $300,000 · $320,000 · $325,000 · $325,000 · $330,000 · $340,000 · $348,800 · $360,000 · $370,000 · $372,500 · $390,000 · $390,000 · $390,000 · $395,000 · $415,000 · $425,000 · $425,000 · $427,500 · $437,000 · $502,500 · $535,000 · $601,000. Caveat on the cross-check with the Broward Clerk, as declared: the prefix search at the Clerk matched on the instrument-number (CIN) sampling, but the Clerk's complete listing was not reconciled; the figures on this page rest on the BCPA listing and that sampling.

What the records show today

One row per topic. "Pending official confirmation" means no public record showing it was read. It does not mean the fact exists or that it does not exist.

What to ask before you offer

What the public records do not show is held by the association. Ask for it in writing and keep the answers:

  • The recertification and state structural inspection (milestone) status: the reports filed and the closing letters, if they exist. The guide on 40-year building recertification explains each step.
  • The SIRS with its reserve plan: no submission appears on the DBPR lists consulted; ask for the study and the current reserve level, and if there is none, ask them to say so in writing.
  • Approved or pending special assessments: the minutes of the last two years and the unit's account statement letter (the "estoppel": what the unit owes the association and the charges in force). The guide on the extra condo charge explains it.
  • Major work: what it includes, on what dates, under what permits, who pays for it and how (a charge to owners, a loan or reserves).
  • If you plan to use an FHA loan: the project shows as rejected (Rejected, single-unit approval) on HUD's list; ask your lender about single-unit approval. The guide on a condo with an FHA loan explains how to read the list.

What is NOT public (but you should verify):

  • The unit's exact HOA dues: they vary by unit (they are split by square footage and ownership interest); no listing or public record sets them for your unit.
  • The current special assessment amount: the amount and payment method exist only in the association's documents; a figure seen in the press or in listings is not the document.
  • The current rental, Airbnb and pet rules: they live in the association's documents, not in the public record; ask for them in writing.
  • The association's budget and reserve level: the association's internal documents, for owners only.
  • The building's status on lenders' confidential lists: none of those lists is public; your lender confirms it.
