Why it matters
Olympus is a single condominium with three towers and three addresses — 500 and 600 Three Islands Blvd and 2500 Parkview Dr — under one declaration. Broward County's record splits them into three sections and each has its own year. This page covers the whole condominium and breaks the sales down by section. Two neighboring codes are left out and declared: one is Desoto Park and the other is Anchor Bay Club, which are not Olympus.
Building data
This data comes from the BCPA (the Broward County Property Appraiser, the county office that keeps the record of every property), the DBPR condominium registry and SIRS database, and HUD's condominium list, read on October 23, 2026. The complex has three towers and three addresses: that is why this page carries no single sale address.
| Item | What the record shows | Source and date |
|---|---|---|
| Condominium name | "THE OLYMPUS CONDO" (legal name at the BCPA); a single declaration for all sections (CDO BK/PG 5539/216) | BCPA (Broward County Property Appraiser), October 23, 2026 |
| Addresses | 500 Three Islands Blvd · 600 Three Islands Blvd · 2500 Parkview Dr, Hallandale Beach, FL 33009 (three towers of a single condominium) | BCPA (Broward County Property Appraiser), October 23, 2026 |
| Jurisdiction | City of Hallandale Beach, Broward County | BCPA (Broward County Property Appraiser), October 23, 2026 |
| Structure at the BCPA | Broward does not use a single parent folio the way Miami-Dade does. The condominium is organized into three sections by folio prefix: A = 514223AB (500 Three Islands Blvd) · B = 514223BJ (600 Three Islands Blvd) · C = 514223BD (2500 Parkview Dr). Outside the perimeter, declared: 514223AC is Desoto Park Condo and 514223BK is Anchor Bay Club; they are not Olympus. | BCPA (Broward County Property Appraiser), October 23, 2026 |
| Year built | By section, from the BCPA: A (500 Three Islands Blvd) 1974 · B (600 Three Islands Blvd) 1975 · C (2500 Parkview Dr) 1980. The DBPR registration year of the declaration is 1973. | BCPA, October 23, 2026; DBPR, condominium registry (extract of October 17, 2026) |
| Units | 1,090 units according to the DBPR condominium registry. Declared discrepancy: BCPA searches by address total 1,091 parcels on the site (288 + 371 + 434, minus 2 verified off-site matches); the difference of 1 parcel is not individually identified. | DBPR, condominium registry (extract of October 17, 2026); BCPA, October 23, 2026 |
| Association | "Olympus Assoc., Inc.", this condominium's association; at the Broward Clerk it appears as "OLYMPUS ASSN INC". | BCPA and Broward Clerk (Broward Official Records), October 23, 2026 |
The market in the public record
These figures come only from public records, not from listings or the MLS. The BCPA publishes, for each folio, a recent sales history with its own rating code (Q = qualified, arm's-length · D = disqualified by the Appraiser · T = title change or nominal · E = unclassified). The sales of the three sections were read (92 rows in the window) and only sales with code Q and a positive price, recorded between October 22, 2024 and October 22, 2026 (24 months), were counted. Rows with codes D and T are excluded by category and rows with code E are declared separately. Price and rating come only from the Appraiser; a cross-check was also run against the Broward Clerk's official index: the most recent qualified sale of each section matches the BCPA exactly on instrument, price, legal description and parcel (A: CIN 121152051 · B: CIN 121155087 · C: CIN 121143706).
| Item | Value | Source and date |
|---|---|---|
| Qualified sales, whole complex (24 months) | 73 (A: 23 · B: 32 · C: 18) | BCPA (Broward County Property Appraiser) and Broward Official Records, sales package of October 23, 2026 |
| Median price, whole complex | $245,000 | BCPA (Broward County Property Appraiser) and Broward Official Records, sales package of October 23, 2026 |
| Price range, whole complex | $150,000 – $527,500 | BCPA (Broward County Property Appraiser) and Broward Official Records, sales package of October 23, 2026 |
| Section A (500 Three Islands Blvd) | 23 sales · median $232,000 | BCPA (Broward County Property Appraiser) and Broward Official Records, sales package of October 23, 2026 |
| Section B (600 Three Islands Blvd) | 32 sales · median $242,450 | BCPA (Broward County Property Appraiser) and Broward Official Records, sales package of October 23, 2026 |
| Section C (2500 Parkview Dr) | 18 sales · median $300,000 | BCPA (Broward County Property Appraiser) and Broward Official Records, sales package of October 23, 2026 |
| Annual turnover, whole complex | 3.35% per year (73 sales across 1,090 units over 24 months: 73 ÷ 1,090 ÷ 2). The denominator is the DBPR count; the difference of 1 parcel against the BCPA is declared under "Building data". | BCPA (Broward County Property Appraiser) and Broward Official Records, sales package of October 23, 2026 |
| Excluded and unclassified rows | Of the 92 rows in the window: 8 with code D (disqualified by the Appraiser), 1 with code T (title change without a sale, section B, Dec 26, 2024) and 10 with code E (unclassified: they are declared and counted neither as sales nor as exclusions for cause). By section: A 29 rows (23 Q + 3 D + 3 E) · B 41 rows (32 Q + 4 D + 4 E + 1 T) · C 22 rows (18 Q + 1 D + 3 E). Reconciliation: 92 = 73 Q + 8 D + 10 E + 1 T. | BCPA (Broward County Property Appraiser) and Broward Official Records, sales package of October 23, 2026 |
| Accessory sales | None: no separate parking or storage folio sale appeared. The L/M units of section A are residential lobby and mezzanine units, not accessories. | BCPA (Broward County Property Appraiser) and Broward Official Records, sales package of October 23, 2026 |
The sales package carries the full list of the 73 qualified prices and the aggregates per section, but not the date or unit of each sale. So the next table is not a list of transactions: it is the distribution of those 73 prices by band, built from the package's full list. Among section A's 23 sales there is 1 qualified distressed sale ("Qualified Distressed Sale") of $270,000, counted as qualified because that is how the BCPA classifies it.

What the records show today
One row per topic. "Pending official confirmation" means no public record showing it was read. It does not mean the fact exists or that it does not exist.
| Topic | What the record shows | Source and date |
|---|---|---|
| Recertification and state structural inspection (milestone inspection) | Pending official confirmation: no official document with this complex's status was located. Given their years (1974, 1975 and 1980) the towers are inside Broward's inspection regime; that does not state the process is done or pending. | No public record read, October 23, 2026 |
| Reserve study (SIRS) | It appears on DBPR List B ("SIRS Submitted July 2025 and After"), with 4 project rows. Declared data-entry error: one of the rows carries County "Brevard" — that is a DBPR upload error; the building is in Hallandale Beach, Broward County. That list shows no ID column. The database shows only complete submissions, exactly as each association submitted them. The study's contents and the reserve level: pending official confirmation. | DBPR, SIRS database (lists read on October 23, 2026) |
| FHA loan (HUD condominium list) | The list carries THREE records for this condominium and none is currently approved: (1) "OLYMPUS TOWER", ID A013471 001, HRAP method, status Rejected / Single-Unit Approval, status date September 22, 2022. (2) "THE OLYMPUS, A CONDOMINIUM", ID A007413 001, HRAP method, status Expired: status date February 25, 2015 and expiration February 25, 2017. (3) "THE OLYMPUS, A CONDOMINIUM", ID A007413 002, DELRAP method, status Rejected: status date August 15, 2016 and expiration February 25, 2017. | HUD, Condominium Lookup, October 23, 2026 |
| Flood zone (FEMA) | The building is in zone AE, with NO single elevation that can be stated: the adjacent land is labeled AE (EL 7) to the north and AE (EL 8) to the south, and this page does not choose one of the two. The geocoded point of the query falls on the open water of the Intracoastal canal, not on land; the building sits immediately inland of that point. FIRM panel 12011C0732J, effective since July 31, 2024. | FEMA, Map Service Center (NFHL), FIRMette of October 23, 2026 |
| Special assessments (extra charges the association splits among owners) | Pending official confirmation: no minutes or association document setting a special assessment for this complex was read. The current amount of a special assessment is not a public record. | No public record read, October 23, 2026 |
| Court proceedings | Pending official confirmation: the official sources read show no court proceeding for this condominium. | No public record read, October 23, 2026 |
What to ask before you offer
What the public records do not show is held by the association. Ask for it in writing and keep the answers:
- The recertification and state structural inspection (milestone) status: the reports filed and the closing letters, if they exist. The guide on 40-year building recertification explains each step.
- The SIRS with its reserve plan: a submission appears at the DBPR, but its contents are not public; ask for the study and the current reserve level.
- Approved or pending special assessments: the minutes of the last two years and the unit's account statement letter (the "estoppel": what the unit owes the association and the charges in force). The guide on the extra condo charge explains it.
- Major work: what it includes, on what dates, under what permits, who pays for it and how (a charge to owners, a loan or reserves).
- If you plan to use an FHA loan: all three HUD records are rejected or expired; ask your lender about single-unit approval. The guide on a condo with an FHA loan explains how to read the list.
- Your unit's exact tower: the three towers share a name and a declaration, but sales and years differ by section; confirm by the address (500 or 600 Three Islands Blvd, or 2500 Parkview Dr) that the documents you receive are for your unit's tower.
What is NOT public (but you should verify):
- The unit's exact HOA dues: they vary by unit (they are split by square footage and ownership interest); no listing or public record sets them for your unit.
- The current special assessment amount: the amount and payment method exist only in the association's documents; a figure seen in the press or in listings is not the document.
- The current rental, Airbnb and pet rules: they live in the association's documents, not in the public record; ask for them in writing.
- The association's budget and reserve level: the association's internal documents, for owners only.
- The building's status on lenders' confidential lists: none of those lists is public; your lender confirms it.
