Desoto Park (Hallandale Beach): what the official records say

Updated October 23, 2026

$203,750

Desoto Park is the Three Islands Blvd and Atlantic Shores Blvd condominium in Hallandale Beach (549 units per the BCPA and DBPR). This page gathers the recorded sales of its full perimeter over the last 24 months and what the BCPA, HUD and DBPR show for it, with their sources. What is not on record is marked as pending official confirmation.

How we checked it

Median of the 32 recorded sales with a pure Q code between October 22, 2024 and October 22, 2026, per the BCPA. Turnover: 2.91% per year.

Read in the BCPA (Broward County Property Appraiser), the HUD list, the DBPR SIRS database and condominium registry, and FEMA's Map Service Center. It is a summary of records, not an inspection or an opinion on the building. Checked October 23, 2026.

Why it matters

Desoto Park spreads its units across several buildings on Three Islands Blvd and one on Atlantic Shores Blvd, under a single condominium and a single folio prefix in Broward's record. This page covers that full perimeter and declares how the complex was identified, because one of the queue's addresses does not appear as a unit at the BCPA.

Building data

This data comes from the BCPA (the Broward County Property Appraiser, the county office that keeps the record of every property) and the DBPR condominium registry, read on October 23, 2026. This complex is DESOTO PARK CONDO; it is not Desoto Park North Condo, which is a different condominium. The complex has several addresses: that is why this page carries no single sale address.

The market in the public record

These figures come only from public records, not from listings or the MLS. The BCPA publishes, for each folio, a sales history with its own rating code (Q = qualified, arm's-length · D = disqualified by the Appraiser · T = title change or nominal · E = unclassified · -DS = distressed). The sales under the single prefix 514223AC were read and only sales with a pure Q code and a positive price, recorded between October 22, 2024 and October 22, 2026 (24 months), were counted. Rows with codes T, D and E are excluded by category and declared below. Price and rating come only from the Appraiser; each documented sale also carries its CIN, the Broward Clerk's instrument number.

Package notes: the table above shows the last 5 qualified sales, which are the ones the package documents with date, unit and price (with their Broward Clerk CINs: 121143118, 121110484, 121101668, 121048174 and 121011537). The package closed the n=32 with the full price list in folio order — 331,500 · 245,000 · 180,000 · 310,000 · 275,000 · 210,000 · 170,000 · 168,000 · 175,000 · 200,000 · 175,000 · 215,000 · 265,000 · 207,500 · 220,000 · 225,000 · 222,000 · 220,000 · 200,000 · 215,000 · 200,000 · 170,000 · 170,000 · 160,000 · 220,000 · 165,000 · 230,000 · 195,000 · 200,000 · 180,000 · 195,000 · 240,000 — but it does not carry a date or unit for each of the 32: that is why no 10-row operations table is presented with data the package does not document sale by sale. The Broward Clerk, for the same prefix and by recording dates, counted 74 transfers against the BCPA's 72: a gap of +2 from the date basis (recording versus sale), whose cause is not declared in the official views read.

What the records show today

One row per topic. "Pending official confirmation" means no public record showing it was read. It does not mean the fact exists or that it does not exist.

TopicWhat the record showsSource and date
Recertification and state structural inspection (milestone inspection)Pending official confirmation: no official document with this complex's status was located. Given its year (1974) the complex is inside Broward's inspection regime; that does not state the process is done or pending. No public record read, October 23, 2026

Standing caveat: not appearing on the lists does not prove the SIRS was not done; the lists show only the complete submissions recorded by the DBPR. What to ask before you offer

What the public records do not show is held by the association. Ask for it in writing and keep the answers:

  • The recertification and state structural inspection (milestone) status: the reports filed and the closing letters, if they exist. The guide on 40-year building recertification explains each step.
  • The SIRS with its reserve plan: no submission appears on the DBPR lists consulted; ask for the study and the current reserve level, and have the association confirm in writing whether the study was done.
  • Approved or pending special assessments: the minutes of the last two years and the unit's account statement letter (the "estoppel": what the unit owes the association and the charges in force). The guide on the extra condo charge explains it.
  • Major work: what it includes, on what dates, under what permits, who pays for it and how (a charge to owners, a loan or reserves).
  • If you plan to use an FHA loan: the project does not appear on HUD's list; ask your lender about single-unit approval. The guide on a condo with an FHA loan explains how to read the list.
  • Your unit's exact building: the condominium spreads its units across 501, 601, 701, 801 and 851 Three Islands Blvd and 2000 Atlantic Shores Blvd, and it must not be confused with Desoto Park North Condo; confirm that the documents you receive are for your unit's building.

What is NOT public (but you should verify):

  • The unit's exact HOA dues: they vary by unit (they are split by square footage and ownership interest); no listing or public record sets them for your unit.
  • The current special assessment amount: the amount and payment method exist only in the association's documents; a figure seen in the press or in listings is not the document.
  • The current rental, Airbnb and pet rules: they live in the association's documents, not in the public record; ask for them in writing.
  • The association's budget and reserve level: the association's internal documents, for owners only.
  • The building's status on lenders' confidential lists: none of those lists is public; your lender confirms it.
