Up to $130,002
The city is accepting applications — checked October 14, 2026. Its page does not say whether money is left. Official source.
It is the loan’s maximum, depending on the home’s bedrooms, not a sure amount.
The figures and requirements come from the program’s official page and the city’s documents; what the city has not confirmed yet, we say as it is. The status above comes from the last time we read the city’s page, with its date.
Checked October 14, 2026.
- How much: up to $130,002 as a loan, depending on the number of bedrooms. It is a maximum, not a promise: the city does not publish how much it gives and its documents show different caps, so count on the lower one until the city confirms yours.
- How it works: It is a loan with no interest and you pay nothing each month. After 30 years you do not have to pay it back, as long as you live in that home.
- Who: first-time buyers whose household earns within the limit in the table below and who buy a home in the City of Miami priced at $451,000 or less. The city also publishes a higher price cap; count on this one, the lower.
- How to apply: with the City of Miami, through its Department of Housing & Community Development, on its official page. The city approves and processes it, not Umbralio.
The City of Miami, through its Department of Housing & Community Development, gives up to $130,002 as a loan, depending on the number of bedrooms. It is meant to help you buy your home inside the city.
It is a loan with no interest and you pay nothing each month. After 30 years you do not have to pay it back, as long as you live in that home.
- Being a first-time buyer. It is an assistance for first-time buyers. What counts as one is defined by the city: confirm it with them before you apply.
- Buying inside the City of Miami, in the home where you will live: you only stop owing the loan if you live in it.
The most your household can earn depends on how many people live in it. The limit is measured against the area median income (AMI):
People in your household The most your household can earn per year 1 $76,300 2 $87,200 3 $98,100 4 $109,000 5 $117,750 6 or more $126,450 Maximum price of the home. The city’s page publishes two: $494,000 in one step and $451,000 in another. Count on the lower one, $451,000, until the city confirms which one is right.
In addition, this is what the assistance asks for and we do not ask you yet, or what the city still has to confirm. Do not treat it as settled or as ruled out: the city tells you what applies in your case.
- The city page does not say how much you get, and the city plan and its brochure give two different caps; count on the lower one and ask the city which one is yours.
- The city page gives the maximum price as $494,000 in one step and $451,000 in another; count on the lower one.
- You have to put in at least $500 from your own pocket.
- You cannot have had a bankruptcy in the last 24 months.
- Your lender has to be on the city list.
- Your mortgage has to be a 30-year loan with the same interest rate the whole time (a fixed rate).
- 1Decide whether this is the assistance you wantIt is one of several programs for buying in Miami-Dade. If you do not know yet which ones are near you, the assistance finder compares them with your own numbers before you invest time in an application.See which programs could fit
- 2Check your income and the homeIn the table above, find how many people live in your household and check that your income does not go over the limit. The home has to be in the City of Miami and, for now, within the lower maximum price.
- 3Have ready what the city still has to confirmIt is the list above: what you would have to put in from your own pocket, your bankruptcy history, whether your lender is on the city’s list, and the type of mortgage. If you already have a lender, ask early whether it is on that list.
- 4Apply on the city’s pageThe city approves and processes the assistance, not Umbralio. Its official page is the starting point, and the official sequence and forms override any summary, this one included. The page does not say whether money is left: confirm it before you spend money on the application.
In the assistance finder you can compare this one with other Miami-Dade and Broward programs, and the Assistance Tracker shows each one’s status with the date we checked it. Do not mix up two programs from the same city: the District 5 one is a different program, only for homes inside that district and with its own rules, and we explain it in its own guide. This guide does not replace the official review of your case.
How much will I actually get? The maximum is up to $130,002 as a loan, depending on the number of bedrooms. But the city’s page does not say how much it gives and its documents show different caps: count on the lower one until the city confirms yours.
What is the maximum price of the home? The city’s page says $494,000 in one step and $451,000 in another. Count on $451,000, the lower one, until the city confirms the one that applies to your purchase.
What is the income limit? It depends on how many people live in your household: from $76,300 a year for one person to $126,450 for six or more. The full table is under “Who can apply.”
Do I have to put in my own money? It is one of the points the city still has to confirm, and it is on the list under “Who can apply.” Do not treat it as settled or as ruled out: ask the city.
Is it open today? Is money left? The card above says whether the city is accepting applications, with the date we checked. What the city does not say is whether it has money left.
Figures and requirements checked on October 14, 2026 against the official program page and the City of Miami’s documents. Public program terms can change without notice: always confirm with the City of Miami’s Department of Housing & Community Development before applying. This guide orients you, it does not advise you.
