Down payment assistance in Miami-Dade and Broward: all 49, one by one

Here are all the down payment assistance programs we found: 25 for buying in Miami-Dade and 24 for buying in Broward, plus a tax discount (not money for the down payment). They are offered by the two counties, the State of Florida, federal banks and cities: 7 in Miami-Dade and 11 in Broward. Of the Miami-Dade ones, 12 are open according to their own source; the others do not say whether they are open, or have a waitlist. Above, you can see in a minute which ones could work for you; below are all of them, with how much they give, how the money works and who offers it.

Want to understand how these programs work before choosing one? Read our down payment assistance guide.

You get up to $35,000 as a loan for the down payment.

Who offers it
Miami-Dade Housing and Community Development
Status
To be confirmed The county page does not say whether it is open or closed and does not announce any pause. (checked on October 12, 2026)
Where it works
All of Miami-Dade

  • The county page does not say how much the home can cost, but its guide mentions a $451,000 cap. Count on that cap until your lender tells you otherwise.
  • If your household has 5 people or more, your lender confirms how much you can earn.

  • You have to take a homebuyer course with a counselor approved by the federal government.
  • You have to be a U.S. citizen or a permanent resident.

Status
Open The county list (version of October 2, 2026) shows Hollywood with up to $50,000 and not marked “no funds”; money is given out first come, first served. It does not say how much is left. (checked on October 20, 2026)
Where it works
Only in Hollywood
Maximum home price
The home cannot cost more than $636,806.
The most your household can earn
A household of 4 people can earn up to $152,160 a year.
First-time buyer
Yes: you cannot have owned a home in the last 3 years.
Can be combined with others
It can go in third place, behind a Florida Housing loan or one from an area the city wants to improve. The county guide says it does not stack with a city assistance when the city has its own program. The county recommends adding its tax discount.

Before you apply, confirm

  • Your credit: set by the lender.
  • You cannot have owned a home in the last 3 years (there are exceptions for domestic violence or divorce).
  • You have to take a homebuyer course from an agency approved by the federal government; the certificate has to be 12 months old or less.
  • You have to be a permanent resident (or have approved asylum) and have 3 years of work, residence and credit in the country. Conditional residence, pending asylum and temporary protected status (TPS) do not count.
  • You have to make a down payment of at least 3% of the price with money that is not borrowed, and 1% has to be yours.
  • Your savings have to be under $100,000, and after closing you cannot keep more than $50,000.

Before you apply, confirm

  • You have to make a down payment of at least 3% of the price with your own money.
  • Because this money comes from the federal government, the maximum home price may be lower than in the rest of the county ($636,806 or $679,324); neither the agreement nor the flyer gives the figure, so ask your lender before you start looking.
  • You cannot add another person to the loan unless they will live in the home with you.
  • The homebuyer course has to be 8 hours long, and you have to finish it before you apply for the loan.
  • The home can be a single-family house, a condo, a townhouse or a villa; the agreement does not mention manufactured homes, so do not count on them.
  • If you later replace your loan with another one, it can only be to lower the interest rate or change the term, without taking cash out; otherwise you have to pay the assistance back.
  • Your credit: set by the lender.
  • You cannot have owned a home in the last 3 years (there are exceptions for domestic violence or divorce).

Frequently asked questions

What down payment assistance programs are there in Miami-Dade in 2026?

As of October 19, 2026 we found 25 programs for buying in Miami-Dade. Of those, 5 are from Miami-Dade County, 4 from the State of Florida (Florida Housing), 4 are requested through banks (FHLBank Atlanta and Chenoa Fund), and 12 are from the cities of Miami, Hialeah, North Miami, Homestead, Miami Gardens, Miami Beach, North Bay Village and Leisure City. According to their own source, these are open today: State interest-free loan for the down payment (FL Assist), State down payment loan for people who work in health care, schools, police and more (Hometown Heroes), State down payment loan with a small monthly payment (FL HLP), State help that is forgiven over 5 years (HFA Plus), Down payment assistance, mostly with the 3.5%-down loan (Chenoa Fund), Habitat for Humanity homes in Leisure City (Habitat Acres), City of Miami First-Time Homebuyer Program, City of Hialeah First-Time Homebuyer Program, City of Miami District 5 Expanded First-Time Homebuyer Program, City of North Miami First-Time Homebuyer, with state funds (SHIP), City of North Miami First-Time Homebuyer, with federal funds (HOME) and City of Miami Gardens Purchase Assistance Program.

How much down payment assistance can I get in Miami-Dade?

It depends on who offers it. The county gives up to $35,000 as a loan for the down payment. The county’s economic fund (MDEAT) gives up to $28,000 as a loan for the down payment and the costs of the day you sign for the home (or $14,000 if your household earns more than 80% of what a typical family in the county earns). The State of Florida (Florida Housing) gives, with FL Assist, up to $10,000 as a loan for the down payment and the costs of the day you sign for the home, and with Hometown Heroes, up to 5% of your bank loan, between $10,000 and $35,000, for the down payment and the costs of the day you sign for the home. Cities give more, but only if you buy inside them: the City of Miami gives up to $130,002 as a loan, depending on the number of bedrooms, Hialeah gives up to $150,000 as a loan, Miami Beach gives from $40,000 to $150,000 as a loan, based on what your household earns, and Miami's District 5 gives up to $200,000 as a loan, based on what your household earns and your need.

Do I have to pay back down payment assistance?

Some you do and some you do not. Most are loans with no interest and no monthly payment. Some you pay back when you sell the home, when you replace your loan with a new one, or after 30 years: the county assistance, FL Assist and Hometown Heroes work this way. Others you do not have to pay back if you keep living in the home: the county’s economic fund (MDEAT) after 20 years, the City of Miami after 30, Homestead after 10, North Miami (with state funds) after 7, and Miami Gardens within 5. The assistance some banks give (FHLBank Atlanta) does not have to be paid back if you live 5 years in the home.

Who can apply for down payment assistance in Miami?

Each program has its own rules. Almost all of them cap how much your household can earn, depending on how many people live in the home, and many also cap the price of the home. Most ask that you have not owned a home in the last 3 years (several state programs and Broward’s tax discount do not ask it of veterans or of anyone buying in a federal priority area; the City of Miami District 5 program asks that you have never owned a home), that you take a homebuyer course approved by the federal government, and that you put in some money from your own pocket. The minimum credit score changes: 640 for Florida Housing, 660 for the county housing agency (HFA) and 600 for Chenoa Fund. Some require you to be a U.S. citizen or a permanent resident. In the end, the lender that processes the assistance decides.

Can I combine two assistance programs?

Sometimes. State programs (Florida Housing) do not stack with each other, but they can be added to a county or city one, if that one allows it. The county’s $35,000 assistance can be combined with its homebuyer loan, and the county’s economic fund (MDEAT) can be combined with county, city and state assistance. In both cases, all your loans added together can reach up to 105% of the value of the home.

Is the Hometown Heroes program still open in 2026?

Florida Housing posts no pause notice (checked on October 20, 2026), but that does not mean there is money for your case: the lender handling your purchase confirms it. The Florida Housing page for lenders says more than $20 million is available in this assistance; that notice carries no date. The rates for reservations carry the date of each business day, and there is no pause notice. The assistance is up to 5% of your bank loan, between $10,000 and $35,000, for the down payment and the costs of the day you sign for the home. It is for people who work full time in Florida in health care, schools, law enforcement, fire, courts or child care, and for military members and veterans.

How do I apply for down payment assistance?

Almost all of them are requested through a lender that takes part in the program; some cities, like Hialeah and Miami Gardens, also open an application on their website. As of October 19, 2026 we found 24 programs for buying in Broward. Of those, 4 are from Broward County, 4 from the State of Florida (Florida Housing, with Broward’s limits), 4 are requested through banks (FHLBank Atlanta and Chenoa Fund) and 12 are from the cities of Pembroke Pines, Lauderhill, Deerfield Beach, Hallandale Beach, Miramar, Tamarac, Pompano Beach, Davie, Fort Lauderdale, Lauderdale Lakes and Plantation. According to their own source, these have money today: Chenoa Fund, Hollywood (county), Pembroke Pines (county), Pembroke Pines, Lauderhill, Deerfield Beach and Hallandale Beach. These have no money for now: the county assistance in the other cities, the county housing fund, Tamarac, Pompano Beach and Davie. These do not say whether they have money: Miramar (assistance for moderate-income families), Miramar, Fort Lauderdale, Lauderdale Lakes and Plantation. On top of those, the county has a discount on your taxes: it is not money for the down payment, it only lowers the taxes you pay each year while you live in the home.

How much down payment assistance can I get in Broward?

It depends on where you buy. Broward County gives up to $50,000 as a loan in Hollywood and up to $75,000 as a loan (the county warns that funds are limited) in Pembroke Pines; in the other cities of the county it has no money for now. Its housing fund gives up to $100,000 as a loan, and it also has no money for now. Among the cities, Lauderhill gives up to $75,000 if your income is very low, $65,000 if it is low and $40,000 if it is moderate (the last one only with state funds). Deerfield Beach gives up to $70,000 as a loan. Pembroke Pines gives up to $75,000 as a loan if your household earns up to 80% of what a typical family in the county earns, and $50,000 if it earns between 81% and 140%. The State of Florida gives the same as in Miami-Dade: with FL Assist, up to $10,000 as a loan for the down payment and the costs of the day you sign for the home, and with Hometown Heroes, up to 5% of your bank loan, between $10,000 and $35,000, for the down payment and the costs of the day you sign for the home. What changes is how much your household can earn: in Broward the limit is lower.

Can I combine two assistance programs in Broward?

Sometimes. State programs (Florida Housing) do not stack with each other, but they can be added to a county or city one, if that one allows it. The county purchase assistance can go in third place, behind a Florida Housing loan, and the county recommends adding its tax discount. Do not count on adding the county assistance to a city one: the county guide says it does not stack with a city that has its own program, and the City of Pembroke Pines says it does. Ask your lender before counting on both.

Why do some Broward programs show up as having no money?

Because their own source says so. The county says it expects a new round of money in November 2026 (that is the county’s expectation, not an opening date), so for now the county assistance only has money in Hollywood and Pembroke Pines. Tamarac will start inviting people who have finished the one-on-one counseling to apply online on November 2, 2026, at 10 a.m. Pompano Beach and Davie show as closed.

Are the State of Florida programs different in Miami-Dade and Broward?

The programs and amounts are the same, but how much your household can earn depends on the county. With FL Assist, a household of 1 or 2 people can earn up to $136,200 in Miami-Dade and up to $126,800 in Broward. Hometown Heroes works the same way: up to $136,200 in Miami-Dade and up to $126,800 in Broward, with the state loan; with other types of loan the limit is higher, and your lender tells you which one applies to you. That is why this page shows the limits of the county where you buy.
