The Summit (Hollywood): what the official records say

Updated October 23, 2026

$552,500

The Summit is the two-tower condominium — North and South — at 1201 S Ocean Dr, in Hollywood (567 units per the DBPR). This page gathers the recorded sales of the whole complex over the last 24 months and what the BCPA, HUD and DBPR show for it, with their sources. What is not on record is marked as pending official confirmation.

How we checked it

Median of the 38 recorded qualified sales of the complex between October 22, 2024 and October 22, 2026, per the BCPA. Turnover for the complex: 3.35% per year.

Read in the BCPA (Broward County Property Appraiser), the HUD list, the DBPR SIRS database and condominium registry, and FEMA's Map Service Center. It is a summary of records, not an inspection or an opinion on the building. Checked October 23, 2026.

Why it matters

The Summit is two towers — North and South — at a single address, 1201 S Ocean Dr, and Broward's record treats them under a single section code. This page covers the whole complex on that perimeter, and declares the one difference the sources do not reconcile: the unit count.

Building data

This data comes from the BCPA (the Broward County Property Appraiser, the county office that keeps the record of every property), the DBPR condominium registry and SIRS database, and HUD's condominium list, read on October 22, 2026.

The market in the public record

These figures come only from public records, not from listings or the MLS. The recent sales of the complex's single section code (514213BC) were listed from the BCPA listings, cross-checked page by page, and only sales with the BCPA's own Q code (qualified, arm's-length) and a positive price, recorded between October 22, 2024 and October 22, 2026 (24 months), were counted. Price and rating come only from the Appraiser. Rows with code T (title change or nominal) and D (disqualified) are excluded, and rows with code E are declared as unclassified. No accessory sale (parking or storage) appeared in the window.

Package notes: the breakdown by tower is informative — the two towers share the same section code, so the complex aggregate is the perimeter figure — and the medians of both towers came out almost the same in the window. Each sale carries its CIN (the Broward Clerk's instrument number) in the BCPA listing.

What the records show today

One row per topic. "Pending official confirmation" means no public record showing it was read. It does not mean the fact exists or that it does not exist.

TopicWhat the record showsSource and date
Recertification and state structural inspection (milestone inspection)Pending official confirmation: no official document with this building's status was located. Given its year (1982) it is inside Broward's inspection regime; that does not state the process is done or pending. No public record read, October 23, 2026
Reserve study (SIRS)It appears on the DBPR list of submissions before July 2025: "SUMMIT TOWERS CONDO ASSN INC", Hollywood, ID 234877. No row appeared on the July 2025 onward list; that does not prove no later submission was made. The lists carry no date for each submission. The study's contents and the reserve level: pending official confirmation.DBPR, SIRS database (lists read on October 22, 2026)
FHA loan (HUD condominium list)It is not an FHA-approved project. The list shows two records, both with status Rejected and an FHA concentration of 0.00%: "SUMMIT TOWERS", ID A009609 001, status date September 11, 2013, and "THE SUMMIT, A CONDOMINIUM", ID A006477 001, status date May 14, 2010.HUD, Condominium Lookup, October 22, 2026
Flood zone (FEMA)At the building's point: zone X, subtype of 0.2% annual chance of coastal flooding. It is not a special flood hazard area (SFHA) and has no base flood elevation (BFE). The point does not describe the whole parcel: on the same panel there are AE (EL 7) zones to the west and VE (EL 11) on the beach, to the east. What to ask before you offer

What the public records do not show is held by the association. Ask for it in writing and keep the answers:

  • The recertification and state structural inspection (milestone) status: the reports filed and the closing letters, if they exist. The guide on 40-year building recertification explains each step.
  • The SIRS with its reserve plan: a submission appears at the DBPR, but its contents are not public; ask for the study and the current reserve level.
  • Approved or pending special assessments: the minutes of the last two years and the unit's account statement letter (the "estoppel": what the unit owes the association and the charges in force). The guide on the extra condo charge explains it.
  • Major work: what it includes, on what dates, under what permits, who pays for it and how (a charge to owners, a loan or reserves).
  • If you plan to use an FHA loan: the project shows as rejected (Rejected) on HUD's list, in both of its records; ask your lender about single-unit approval. The guide on a condo with an FHA loan explains how to read the list.

What is NOT public (but you should verify):

  • The unit's exact HOA dues: they vary by unit (they are split by square footage and ownership interest); no listing or public record sets them for your unit.
  • The current special assessment amount: the amount and payment method exist only in the association's documents; a figure seen in the press or in listings is not the document.
  • The current rental, Airbnb and pet rules: they live in the association's documents, not in the public record; ask for them in writing.
  • The association's budget and reserve level: the association's internal documents, for owners only.
  • The building's status on lenders' confidential lists: none of those lists is public; your lender confirms it.
