Tempo Condominium (Miami): what the official records say

Updated November 5, 2026

$182,500

Tempo Condominium is a condominium by the Tamiami Canal in Miami, recorded as a single subdivision of three buildings and 135 units, built in 1972. This page gathers its recorded sales over the last 24 months and what the Miami-Dade Property Appraiser, HUD and FEMA show for this condominium, with its source. Anything not on record is marked as pending official confirmation, and the reserve study is declared as not verified.

How we checked it

Median of the 14 sales the Property Appraiser qualified between November 2024 and November 2026.

Read at the Miami-Dade County Property Appraiser, the HUD list and the FEMA MSC; the DBPR SIRS database could not be read in this pass and its block is declared as not verified. It is a summary of records, not an inspection or an opinion about the condominium. Checked on November 5, 2026.

Why it matters

This page covers only Tempo Condominium, by the Tamiami Canal in Miami. In the record, its three phases form a single three-building subdivision, and this page treats it that way. Its sales come from the recorded sales the Miami-Dade County Property Appraiser keeps for that subdivision. The reserve study (SIRS) could not be verified in this pass and the page says so: the DBPR site stayed behind its anti-bot check.

Building data

In the records read, Tempo is not a single building: the Property Appraiser groups phases I, II and III into one subdivision with its own parent folio and one folio per unit, spread across three 45-unit buildings. The identity data comes from the Miami-Dade County Property Appraiser (the county office that keeps the record of every property), read on November 5, 2026.

The market in the public record

These figures come only from public records, not from listings or the MLS. The count rests on the sales the Property Appraiser records for the "TEMPO CONDO PH 1-2-3" subdivision between November 2024 and November 2026 (24 months), with its comparable-sales tool limited to the subdivision itself. The record marks each sale with its qualification: the 14 that count are the ones qualified by examination of the deed. Left out are the $0 and $100 transfers, corrective deeds, life-estate transfers and government-agency transfers. Two qualified sales from October 2024 fall outside the window and are not counted.

Scope, declared: counting only building 4265 (phase I), there would be 5 sales with a $185,000 median and the same range; this page publishes the full registered subdivision, which is how the record and HUD treat Tempo.

What the records show today

One row per topic. "Pending official confirmation" means no public record showing it was read. It does not mean the fact exists or does not exist. "Not verified" means the check itself could not be completed in this pass.

TopicWhat the record showsSource and date
Recertification (the county-required inspection by building age)Pending official confirmation: no official document with these buildings’ status was located. By their year (1972) they sit squarely in the age-based inspection regime; that states no status either way.No public record read, November 5, 2026
State structural inspection (milestone inspection)Pending official confirmation: no published report for these buildings was read.No public record read, November 5, 2026
Reserve study (SIRS)Not verified in this pass: the DBPR database (the Florida agency that oversees condominiums) could not be read, because its page stayed behind an anti-bot check that was not passed. It is not claimed either that the association filed the study or that it did not, and there is no ID to publish.DBPR, SIRS database: read blocked on November 5, 2026
FHA loan (HUD condominium list)A record exists, and it is expired: "TEMPO CONDO PHASES I-III", ID A001052, HRAP method; its status is "Expired" and its approval lapsed on March 18, 2012 (the list shows FHA concentration at 0.74%). The project is not approved today: an FHA loan here would depend on whatever routes remain outside project approval, to be confirmed with the lender. HUD’s detail page did not open in this pass (outside its published hours): what is published comes from the official list row.HUD, Condominium Lookup, November 5, 2026
Flood zone (FEMA)Zone AH with base flood elevation 6 feet at the buildings’ point, on panel 12086C0292L (effective September 11, 2009): a Special Flood Hazard Area with shallow flooding. The zone was read from that panel’s official FIRMette, because FEMA’s interactive map did not render in this pass; next to the point there is another AH strip at elevation 7 and AE zones, so each unit’s zone is confirmed at its exact point.FEMA, MSC and FIRMette of FIRM panel 12086C0292L, November 5, 2026
Special assessments (extra charges the association splits among the owners)Pending official confirmation: no minutes or association document setting a special assessment for this condominium was read. The current amount of a special assessment is not a public record. No public record read, November 5, 2026
Court proceedingsPending official confirmation: in the sources read for this page, no public record of court proceedings for this condominium was read.No public record read, November 5, 2026

What to ask before you offer

What public records do not show is held by the condominium’s association. Ask for it in writing and keep the answers:

  • The full reserve study (SIRS). In this pass, not even its filing with the DBPR could be verified. Ask the association for the study, the current reserve level and proof of filing. If the association will not hand it over, have them say so in writing.
  • The status of the state structural inspection (milestone) and the county recertification: in 1972 buildings both inspections are the central document. Ask for the notice, the filed report and the closing letter, if they exist.
  • Special assessments approved or under discussion: the minutes of the last two years and the unit’s estoppel letter (what the unit owes the association and the charges in force). The condo special assessment guide explains it.
  • Major works: what they include, on what dates, with what permits, who pays for them and how (owner charges, a loan, or reserves).
  • If you plan to use an FHA loan: the project’s approval expired in 2012 and is not shown as renewed. Ask your lender what routes remain for a unit at Tempo. The FHA condo loan guide explains how to read the list.

What is NOT public (but you must verify):

  • The exact HOA fee of the unit: it varies by unit (split by square footage and interest percentage); no listing or public record sets it for your unit.
  • The current amount of a special assessment: the amount and payment terms exist only in the association’s documents; a figure seen in the press or in listings is not the document.
  • The current rental, Airbnb and pet rules: they live in the association’s documents, not in the public record; ask for them in writing.
  • The association’s budget and reserve level: internal association documents, for owners only.
  • The building’s status on lenders’ confidential lists: none of those lists is public; your lender confirms it.
