Buckley Towers (North Miami): what the official records say

Updated October 23, 2026

$156,500

Buckley Towers is a two-tower condominium (West, 1301 NE Miami Gardens Dr, 1968, and East, 1351 NE Miami Gardens Dr, 1969; 564 units per the Property Appraiser and the DBPR) in North Miami. This page gathers the recorded sales of the whole complex over the last 24 months and what the Property Appraiser, HUD, DBPR and FEMA show for it, with their sources. What is not on record is marked as pending official confirmation.

How we checked it

Median of the 24 sales the Property Appraiser qualified between October 22, 2024 and October 22, 2026, across both towers. Turnover for the complex: 2.13% per year.

Read in the Miami-Dade Property Appraiser, the Clerk's official records, the HUD list, the DBPR SIRS database and FEMA's Map Service Center. It is a summary of records, not an inspection or an opinion on the building. Checked October 23, 2026.

Why it matters

Buckley Towers is two towers — West, at 1301 NE Miami Gardens Dr (1968), and East, at 1351 NE Miami Gardens Dr (1969) — under a single condominium, with parent folio 30-2205-037-0001 at the Property Appraiser. This page covers the whole complex, both towers together: that is why it carries no single sale address.

Building data

The identity data comes from the Miami-Dade Property Appraiser (the county office that keeps the record of every property), read on October 22 and 23, 2026. The parent folio is the number the county uses to identify the condominium; each unit has its own.

The market in the public record

These figures come only from public records, not from listings or the MLS. The package was built from the Property Appraiser's subdivision sales (Comparable Sales) for both towers, with edge cases resolved at unit level at the Property Appraiser and the Clerk, between October 22, 2024 and October 22, 2026 (24 months). Only a sale the Property Appraiser qualified, with a positive price, counts. Price and qualification come only from the Property Appraiser. Excluded: the transfers the Property Appraiser excluded for their stated reason, the deed it has not processed yet (declared and never counted) and transfers that appear only at the Clerk with no Property Appraiser row (declared and never counted).

The package does not give a date or unit for each qualified sale — it publishes the full verified price series — so instead of a table of individual transactions this section carries the distribution by price band computed from that series. Full series of the 24 qualified sales, lowest to highest: $110,000 · $120,000 · $127,000 · $130,000 · $135,000 · $135,000 · $135,600 · $138,000 · $143,400 · $145,000 · $145,000 · $149,000 · $164,000 · $185,000 · $185,000 · $195,000 · $205,000 · $205,000 · $205,000 · $208,000 · $210,000 · $210,000 · $280,000 · $300,000. The largest sale was verified at unit level: unit 625E, March 10, 2025, $300,000, and it matches its Clerk deed.

Exact reconciliation of the package: 109 Property Appraiser rows from 2024–2026 = 76 in the window (24 qualified + 51 excluded + 1 unprocessed) + 33 outside the window. The unprocessed deed is unit 1425W ("Unable to process"): it is declared and never counted. Another 15 transfers appear only at the Clerk, with no Property Appraiser row (6 in the West tower and 9 in the East): they are declared and not counted either. One edge case fell outside on date: unit 304E, a qualified sale of $153,000 with a Property Appraiser date of October 2, 2024, before the window opened. Three Property Appraiser rows in the window have no matching Clerk transfer card; one of them (324E, $145,000, qualified) was counted under the Property Appraiser rule. The Clerk database's stated coverage reached October 19, 2026. No deed covered more than one unit and there were no accessory-unit sales.

What to ask before you offer

What the public records do not show is held by the association. Ask for it in writing and keep the answers:

  • The recertification status: the jurisdiction's notice, the report filed and the letter with which it was closed, if they exist. The guide on 40-year building recertification explains each step.
  • The state structural inspection report (milestone) and the SIRS with its reserve plan. A submission of the study appears in the DBPR database; ask for the full study and the current reserve level.
  • Approved or pending special assessments: the minutes of the last two years and the unit's account statement letter (the "estoppel": what the unit owes the association and the charges in force). The guide on the extra condo charge explains it.
  • Major work: what it includes, on what dates, under what permits, who pays for it and how (a charge to owners, a loan or reserves).
  • Your unit's exact tower: West (1301) and East (1351) share a name and a condominium; confirm by the address that the documents you receive are for your unit's tower.
  • If you plan to use an FHA loan: this condominium does not appear on HUD's list; ask your lender about single-unit approval. The guide on a condo with an FHA loan explains how to read the list.

What is NOT public (but you should verify):

  • The unit's exact HOA dues: they vary by unit (they are split by square footage and ownership interest); no listing or public record sets them for your unit.
  • The current special assessment amount: the amount and payment method exist only in the association's documents; a figure seen in the press or in listings is not the document.
  • The current rental, Airbnb and pet rules: they live in the association's documents, not in the public record; ask for them in writing.
  • The association's budget and reserve level: the association's internal documents, for owners only.
  • The building's status on lenders' confidential lists: none of those lists is public; your lender confirms it.
