Cricket Club, Miami: what the official records say about the building

Updated October 20, 2026

Oct 20, 2026

What public records say about this building, and what remains pending official confirmation. No verdict and no opinion.

  • The day the official portals were read. A portal can change the next day, which is why every item carries its source and its date.

Direct reading of the Miami-Dade Property Appraiser, the county recertification and enforcement (Regulation Cases) portals, the DBPR SIRS database and HUD's condominium list, on October 20, 2026.

  • Only what appears in a record goes in here, with its source and its date. What does not appear is marked "pending official confirmation": it does not mean the fact does not exist, only that no official document read says so.

  • This data comes from county records and was read on October 20, 2026.

  • Recertification is a periodic inspection the county requires of certain buildings. According to the county portal, it comes at 30 years for inland buildings and 25 years for coastal buildings, and every 10 years after that. That is Section 8-11(f) of the Miami-Dade County Code; in the original: "at 30 years for inland buildings and 25 years for coastal buildings and every 10-year interval thereafter".

If it is not obtained in time, the same portal says, the property is referred to the county's "Unsafe Structures Section" and an enforcement case is opened.

Tasks on case F2025006220 with their dates, under the names the county uses:

    • Advanced Courtesy Notice: July 11, 2023 and January 17, 2024.
    • Notice of Required Recertification: January 2, 2025.
    • Notice of Violation: April 3, 2025.
    • Referred to Enforcement: May 4, 2025.
    • Electrical Building Recertification and Structural Building Recertification: the review shows the result "D" on April 29, 2026 (electrical) and May 1, 2026 (structural). The portal publishes the reviewer's remarks for each one and marks them "DISAPPROVED".
    • Enforcement - Ticketing, Structural Inspection and Electrical Inspection: "Pending".

The case's events note the following:

    • On May 8, 2025, July 2, 2025, February 19, 2026 and March 3, 2026: the reports submitted were not approved and comments were posted.
    • On April 23, 2026: reports were received again.

As of October 20, 2026 the case remains "In Progress": the portal shows no closing date and no issued certificate.

The enforcement case tied to that process is B2025006220, in the Regulation Cases portal: opened May 4, 2025, with no closing date. Its tickets tab shows three with the description "FAILURE TO OBTAIN A BUILDING RECERTIFICATION": one from May 4, 2025 and two from April 27, 2026. P068102 (May 4, 2025): payment date May 20, 2025, status "VOID". P079264 (April 27, 2026): no payment date, status "VOID". P079265 (April 27, 2026): payment date May 8, 2026, status "OPEN" in the portal.

For the 2015 cycle (case F2015001093), the portal shows these dates: "Notice of Violation", September 1, 2015; "Extension Request", July 20, 2016; referral to "Unsafe Structures", December 8, 2016; "Letter of Recertification", January 16, 2020.

In Regulation Cases, that number appears in the "Unsafe Structures" category, opened December 8, 2016 and closed January 16, 2020.

Building-code enforcement cases with an empty "Date Closed" field on October 20, 2026, in the association's name (in addition to B2025006220):

Each "Alleged Violation" is what the county wrote down when it opened the case: an allegation by the county, not a judgment or a proven finding. "NOV" stands for notice of violation. A "Lien" is a claim recorded against the property to demand a payment. The detail of each case is in the portal, in its activities, tickets and recordations tabs.

  • SIRS. It is the study that calculates how much money a condominium must set aside for major repairs (Structural Integrity Reserve Study). The DBPR, the Florida agency that supervises condominiums, publishes two lists of the ones associations submit to it: those submitted before July 2025 and those submitted from July 2025 on. It states that it shows the information "exactly as submitted" and that only complete forms appear.

Read on October 20, 2026, both lists have a row with the association's name. In the one before July 2025: "THE CRICKET CLUB CONDO" (Miami, ZIP 33181, ID 204012). In the later one: "CRICKET CLUB CONDO INC." (Miami, ZIP 33181).

The lists carry no street address, no submission date and no content of the study (reserves, components, amounts). The name, city and ZIP match this building's, but the list by itself neither confirms it nor says what the study contains.

FHA. FHA loans are insured by HUD, the federal housing agency, which publishes a list of condominiums with their approval status. Read on October 20, 2026 (data "as of 10/20/2026"), the list shows a project named "CRICKET CLUB" at "NE 114TH STREET, MIAMI, FL 33181"; HUD does not publish the street number:

    • Name and ID: "CRICKET CLUB", A007965 001.
    • Address: "NE 114TH STREET, MIAMI, FL 33181" (HUD does not publish the street number). Composition: "One high rise building".
    • Status: Withdrawn. Status date: March 1, 2013 (HUD writes 03/01/2013, month/day/year). Expiration: May 16, 2013 ("expired").

HUD's list has no Approved record under this name.

The same list has another project, "CRICKET CLUBHOUSE", at 1650 NE 115TH ST. It is a different condominium (the Property Appraiser records it as "CRICKET CLUBHOUSE CONDO") and this page does not attribute it to this building. What the list means for an FHA loan on your unit is confirmed by your lender; the guide to FHA loans on condos explains how to read it and what single-unit approval is.

Special assessments. A special assessment is an extra charge the association splits among owners when reserves do not cover a project. In the official sources read, there is no association notice, vote record or county document setting an amount, a schedule or an approval date for this building: pending official confirmation.

Court proceedings. The Miami-Dade Clerk of Courts (the courts' records office) search, according to its own page, requires a security check or an account, and was not consulted: pending official confirmation.

  • The association holds these documents, and you request them in writing before making an offer:

    • Recertification: the status of case F2025006220, whether the reports were approved and who answers to the county. And the mandatory structural inspection (milestone inspection), if it exists, or confirmation that it has not been done (county rules).
    • Open county cases: what stage B2025006220, 20240224976, 20240231715 and 20260250796 are at, whether any tickets or liens are recorded and what status they are in.
    • SIRS: the study and confirmation that it was submitted to the DBPR, and the current level of reserves.
    • Special assessment: any approved, proposed or under-discussion, with its notice, the vote record, the payment schedule and whether the association has a loan. The guide to the extra charge explains what you can request and what the seller hands over.
    • If you use an FHA loan: the building's status on HUD's list and single-unit approval of a unit, with your lender.
