Sunrise Lakes Phase 2 (Sunrise): what the official records say

Updated October 23, 2026

$110,400

Sunrise Lakes Phase 2 is buildings 35 to 59 of Sunrise Lakes, on Sunrise Lakes Blvd, in Sunrise (900 units). It is a condominium separate from Phase 1 (buildings 2 to 34). This page gathers the recorded sales of the whole phase over the last 24 months and what the BCPA, HUD and DBPR show for it, with their sources. What is not on record is marked as pending official confirmation.

How we checked it

Median of the 64 recorded qualified sales of the phase between October 22, 2024 and October 22, 2026, per the BCPA. Turnover for the phase: 3.56% per year.

Read in the BCPA (Broward County Property Appraiser), the HUD list, the DBPR SIRS database and license registry, and FEMA's Map Service Center. It is a summary of records, not an inspection or an opinion on the building. Checked October 23, 2026.

Why it matters

Sunrise Lakes Phase 2 is buildings 35 to 59 of Sunrise Lakes, in Sunrise. It is its own condominium, separate from Phase 1 (buildings 2 to 34), which has its own page. And a note on the address: the buildings sit on Sunrise Lakes Blvd according to Broward County's record, although the DBPR registry gives Sunrise Lakes Drive North as the project's address; both forms are declared on this page.

Building data

This data comes from the BCPA (the Broward County Property Appraiser, the county office that keeps the record of every property), the DBPR license registry and databases, and HUD's condominium list, read on October 23, 2026. The phase is 25 buildings along Sunrise Lakes Blvd: that is why this page carries no single sale address.

The market in the public record

These figures come only from public records, not from listings or the MLS. The BCPA publishes, for each folio, a sales history with its own rating code (Q = qualified, arm's-length · D = disqualified by the Appraiser · T = title change or nominal · E = unclassified). The sales of the phase's 25 prefixes were searched over the exact window, from October 22, 2024 to October 22, 2026 (24 months), and the classification is by the BCPA code only. Only sales with code Q and a positive price count. Each BCPA row carries its CIN, the Broward Clerk's instrument number, and the sales histories on the sampled property pages matched those CINs.

No dates or units are invented for the rest.

Package caveats: the reconciliation is internal to the BCPA, via each row's CIN; the Broward Clerk's API was not consulted directly in this pass. No sale from Phase 1 (buildings 2 to 34) is part of these figures: it is a different condominium, with a different perimeter.

What the records show today

One row per topic. "Pending official confirmation" means no public record showing it was read. It does not mean the fact exists or that it does not exist.

TopicWhat the record showsSource and date
Recertification and state structural inspection (milestone inspection)Pending official confirmation: no official document with these buildings' status was located. Given their year (1974) they are inside the state structural inspection (milestone) regime; that does not state the process is done or pending. No public record read, October 23, 2026
Reserve study (SIRS)No submission for this phase appears on either of the DBPR lists consulted on October 23, 2026 (submissions before July 2025 and from July 2025 onward). Caveat: not appearing on the lists does not prove the study was not done; the lists only show the complete submissions registered by the DBPR. The study's contents and the reserve level: pending official confirmation.DBPR, SIRS database (lists read on October 23, 2026)
FHA loan (HUD condominium list)No record for this phase on HUD's condominium list: it is not an FHA-approved project as of the reading date. The list for ZIP 33322 returns only other projects — SUNRISE LAKES 4 (Withdrawn, approval expired December 6, 2020) and SUNRISE LAKES PHASE III (Rejected) — which are not this phase.HUD, Condominium Lookup, October 23, 2026
Flood zone (FEMA)At the point consulted on Sunrise Lakes Drive North (the project's address registered with the DBPR), read on FEMA's Map Service Center (NFHL): unshaded zone X, an area of minimal flood risk, outside the special flood hazard area. FIRM panel 12011C0345J, effective since July 31, 2024. Declared scope: this is the result for the point consulted on the street, not a determination for a specific building of the complex; buildings 35 to 59 extend along Sunrise Lakes Blvd (8100–8600).FEMA, Map Service Center (NFHL), FIRMette of October 23, 2026
Special assessments (extra charges the association splits among owners)Pending official confirmation: no minutes or association document setting a special assessment for this phase was read. The current amount of a special assessment is not a public record. No public record read, October 23, 2026

What to ask before you offer

What the public records do not show is held by the association. Ask for it in writing and keep the answers:

  • The recertification and state structural inspection (milestone) status of your unit's building: the reports filed and the closing letters, if they exist. The guide on 40-year building recertification explains each step.
  • The SIRS with its reserve plan: no submission for this phase appears on the DBPR lists consulted; ask the association directly for the study and the current reserve level.
  • Approved or pending special assessments: the minutes of the last two years and the unit's account statement letter (the "estoppel": what the unit owes the association and the charges in force). The guide on the extra condo charge explains it.
  • Major work: what it includes, on what dates, under what permits, who pays for it and how (a charge to owners, a loan or reserves).
  • If you plan to use an FHA loan: this phase does not appear on HUD's list (the records for ZIP 33322 belong to other projects); ask your lender about single-unit approval. The guide on a condo with an FHA loan explains how to read the list.
  • Your unit's exact building: the phase is 25 buildings (35 to 59) and each one has its own code at the BCPA; confirm the building number for your unit and that the documents you receive are for that building and this phase, not Phase 1.

What is NOT public (but you should verify):

  • The unit's exact HOA dues: they vary by unit (they are split by square footage and ownership interest); no listing or public record sets them for your unit.
  • The current special assessment amount: the amount and payment method exist only in the association's documents; a figure seen in the press or in listings is not the document.
  • The current rental, Airbnb and pet rules: they live in the association's documents, not in the public record; ask for them in writing.
  • The association's budget and reserve level: the association's internal documents, for owners only.
  • The building's status on lenders' confidential lists: none of those lists is public; your lender confirms it.
