Why it matters
The Falls of Inverrary is a complex in Inverrary, in Lauderhill, split into six folio prefixes in Broward County's record along Falls Circle Dr. Two things are worth knowing before reading the figures: the address carried by the production queue (3000 S Inverrary Blvd) has no record at all at the BCPA for this complex — identity was anchored to the prefixes, which add up to exactly the DBPR unit count — and the site straddles several flood zones, so no single zone describes the complex.
Building data
This data comes from the BCPA (the Broward County Property Appraiser, the county office that keeps the record of every property), HUD's condominium list and the DBPR databases, read on October 23, 2026. The complex has several phases and several addresses along the same street: that is why this page carries no single sale address.
| Item | What the record shows | Source and date |
|---|---|---|
| Condominium name | "Falls Of Inverrary, The" (project); the legal names at the BCPA are Falls Tracts A/B and Inverrary Country Club Apts Phases I–IV | BCPA (Broward County Property Appraiser), October 23, 2026 |
| Addresses | Falls Circle Dr, Lauderhill, FL 33319 (the project address at HUD is 5961 N Falls Circle Dr). Declared correction: the production queue address, 3000 S Inverrary Blvd (33313), has no record at the BCPA for this complex. | BCPA (Broward County Property Appraiser), October 23, 2026 |
| Jurisdiction | City of Lauderhill, Broward County | BCPA (Broward County Property Appraiser), October 23, 2026 |
| Structure at the BCPA | Broward does not use a single parent folio the way Miami-Dade does. The complex is split into six folio prefixes: 494123AA (72 folios) · 494123AM (78) · 494123BD (112) · 494123BG (112) · 494123BH (160) · 494123BJ (216). | BCPA (Broward County Property Appraiser), October 23, 2026 |
| Year built | By prefix, from the first BCPA folio: AA 1971 · AM 1972 · BD, BG and BH 1973 · BJ 1974 (effective years are one year later). The project's DBPR registration carried by the production queue is 1974. | BCPA (Broward County Property Appraiser), October 23, 2026 |
| Units | 750 units: the sum of the six BCPA prefixes (72 + 78 + 112 + 112 + 160 + 216) matches exactly the DBPR registry's 750. Reconciled perimeter. | BCPA (Broward County Property Appraiser), October 23, 2026 |
| Association | "Falls Of Inverrary Condo Inc", the association carried by the production queue from the DBPR registry. | DBPR, condominium registry (via production queue), October 23, 2026 |
The market in the public record
These figures come only from public records, not from listings or the MLS. The BCPA publishes, for each folio, a sales history with its own rating code (Q = qualified, arm's-length · D = disqualified by the Appraiser · T = title change or nominal · E = unclassified). Sales under the six folio prefixes were counted over the exact window, from October 22, 2024 to October 22, 2026 (24 months), rated only by the BCPA code, and cross-checked against the Broward Clerk search by parcel prefix (recording dates). Only sales with code Q and a positive price count.
| Item | Value | Source and date |
|---|---|---|
| Qualified sales, whole complex (24 months) | 43 | BCPA (Broward County Property Appraiser), sales package of October 23, 2026 |
| Median price, whole complex | $144,000 | BCPA (Broward County Property Appraiser), sales package of October 23, 2026 |
| Price range, whole complex | $65,000 – $220,000 | BCPA (Broward County Property Appraiser), sales package of October 23, 2026 |
| Annual turnover, whole complex | 2.87% per year (43 sales across 750 units over 24 months: 43 ÷ 750 ÷ 2). The perimeter is reconciled: the six prefixes add up to exactly the DBPR's 750 units. | BCPA (Broward County Property Appraiser), sales package of October 23, 2026 |
| Excluded and unclassified rows | 86 rows were left out: 68 with code T (title changes or nominal: 64 at $100 and 4 with no amount; there are chains of several instruments over a single unit), 12 with code D (disqualified by the Appraiser) and 6 with code E (unclassified, declared separately and never counted as sales). Reconciliation: 129 records = 43 + 12 + 68 + 6. The Broward Clerk cross-check also gives 129 items (126 transfers by deed and 3 tax notices); its composition differs slightly from the BCPA's because of the gap between sale date and recording date at the edge of the window. | BCPA (Broward County Property Appraiser), sales package of October 23, 2026 |

Why there is no sale-by-sale table: the production pass delivered the counts per prefix and the full list of qualified prices, without the date or unit of each sale, so a table of the latest transactions with date and unit cannot be built from that report without inventing data; it is left for the refresh with the BCPA's dated export. The full list of the 43 qualified prices, in ascending order: $65,000 · $80,000 · $85,000 · $90,000 · $95,000 · $95,500 · $100,000 · $110,000 · $115,000 · $117,000 · $119,000 · $120,000 · $125,000 · $126,000 · $127,000 · $130,000 · $130,000 · $133,000 · $135,000 · $135,500 · $138,000 · $144,000 · $150,000 · $150,000 · $150,000 · $150,000 · $154,000 · $160,000 · $165,000 · $165,000 · $168,500 · $169,000 · $170,000 · $170,000 · $179,000 · $179,900 · $180,000 · $190,000 · $200,000 · $215,000 · $215,000 · $220,000 · $220,000.
What the records show today
One row per topic. "Pending official confirmation" means no public record showing it was read. It does not mean the fact exists or that it does not exist.
| Topic | What the record shows | Source and date |
|---|---|---|
| Recertification and state structural inspection (milestone inspection) | Pending official confirmation: no official document with this complex's status was located. Given its years (1971–1974) the complex is fully inside Broward's inspection regime; that does not state the process is done or pending. | No public record read, October 23, 2026 |
| Reserve study (SIRS) | No submission located on either DBPR list for Falls Of Inverrary Condo Inc; the search for "Inverrary" returns other associations. The absence of a row does not prove the study was not done: the database shows only complete submissions, exactly as each association submitted them. The study's contents and the reserve level: pending official confirmation. | DBPR, SIRS database (lists read on October 23, 2026) |
| FHA loan (HUD condominium list) | The list shows the project "THE FALLS OF INVERRARY", ID A011872 001, 5961 N Falls Circle Dr, only with a rejected single-unit approval (Rejected, Single-Unit Approval) on August 24, 2020. The project is not an FHA-approved project as of the reading date. | HUD, Condominium Lookup, October 23, 2026 |
| Flood zone (FEMA) | The complex has no single zone: the buildings and parking on the west are in zone AH (EL 9), the canal in zone AE, the east side in zone AH (EL 8), and building 5961 falls in the unshaded area between AH and AE. FIRM panel 12011C0361J, effective since July 31, 2024. The exact zone depends on the building within the complex. | FEMA, NFHL viewer (Map Service Center), October 23, 2026 |
| Special assessments (extra charges the association splits among owners) | Pending official confirmation: no minutes or association document setting a special assessment for this complex was read. The current amount of a special assessment is not a public record. | No public record read, October 23, 2026 |
| Court proceedings | Pending official confirmation: the official sources read show no court proceeding for this condominium. | No public record read, October 23, 2026 |
What to ask before you offer
What the public records do not show is held by the association. Ask for it in writing and keep the answers:
- The recertification and state structural inspection (milestone) status: the reports filed and the closing letters, if they exist. The guide on 40-year building recertification explains each step.
- The SIRS with its reserve plan: no submission for this complex appears on the DBPR lists; ask the association directly for the study and the current reserve level.
- Approved or pending special assessments: the minutes of the last two years and the unit's account statement letter (the "estoppel": what the unit owes the association and the charges in force). The guide on the extra condo charge explains it.
- Major work: what it includes, on what dates, under what permits, who pays for it and how (a charge to owners, a loan or reserves).
- If you plan to use an FHA loan: the project is not approved on HUD's list and only a rejected single-unit approval from 2020 appears; ask your lender about single-unit approval. The guide on a condo with an FHA loan explains how to read the list.
- Which part of the complex your unit is in: the complex is split into six folio prefixes (phases) and straddles several flood zones; confirm your unit's prefix and the exact zone of its building.
What is NOT public (but you should verify):
- The unit's exact HOA dues: they vary by unit (they are split by square footage and ownership interest); no listing or public record sets them for your unit.
- The current special assessment amount: the amount and payment method exist only in the association's documents; a figure seen in the press or in listings is not the document.
- The current rental, Airbnb and pet rules: they live in the association's documents, not in the public record; ask for them in writing.
- The association's budget and reserve level: the association's internal documents, for owners only.
- The building's status on lenders' confidential lists: none of those lists is public; your lender confirms it.
