First-Time Homebuyer Assistance in Hallandale Beach’s CRA Area

Nelson Paredes · REALTOR® · One Stop Realty Center Inc

Updated October 20, 2026

Up to $100,000

The agency is accepting applications, by appointment — checked October 12, 2026. According to its page, while funds last. Official source.

  • The most the loan can be for most households, not what you will necessarily receive. For households that earn more, the amount is lower: see above.

The figures and requirements come from the agency’s official page, checked on October 12, 2026. The status above comes from the last time we read that page, with its date.

    • How much: up to $100,000 as a loan; up to $10,000 if your household earns between 120% and 140% of what a typical family in the county earns; and $5,000 more for lifeguards, teachers and nurses. It is a maximum, not what you will necessarily receive.
    • How it works: It is a loan with no interest. After 10 years you do not have to pay it back (after 5 years, for the $10,000 one). If you sell before 10 years, you pay back 100% in the first 5 and then 80%, 60%, 40% and 20%.
    • Who: first-time buyers purchasing their home inside the area of Hallandale Beach that the city wants to improve (the CRA area), not across the whole city, with household income within the cap in the table below.
    • How to apply: by appointment with the agency; the steps are below and the official page has the details.
  • The program is run by the Hallandale Beach Community Redevelopment Agency, the agency that improves one specific part of the city. It provides up to $100,000 as a loan; up to $10,000 if your household earns between 120% and 140% of what a typical family in the county earns; and $5,000 more for lifeguards, teachers and nurses. These are three different figures: do not add them into one.

It is a loan with no interest. After 10 years you do not have to pay it back (after 5 years, for the $10,000 one). If you sell before 10 years, you pay back 100% in the first 5 and then 80%, 60%, 40% and 20%.

Before you sign, read the whole loan contract and ask the agency anything you do not understand, especially what happens if you sell the home early.

  • It is a program for first-time buyers. The home has to be inside the area of Hallandale Beach that the city wants to improve: a home in Hallandale Beach outside that area does not qualify. That is why the first step is to confirm with the agency that the address is inside.

The income cap depends on how many people live in your household:

People in your householdThe most your household can earn per year
    1$124,180
    2$141,960
    3$159,600
    4$177,520
    5$191,660
    6 or more$205,940

The agency does not publish a maximum home price. Confirm it with the agency before you count on one, or on none.

This is what is still to be confirmed, or what the program asks for and we do not ask in the assistance finder:

    • The home has to be inside the area the agency wants to improve; it does not work across the whole city.
    • Your credit score has to be 640 or higher.
    • You have to be a citizen or a permanent resident and have lived in Florida for 12 months.
    • You cannot have had a bankruptcy in the last 3 years.
    • What you pay each month for the home cannot be more than 38% of what you earn, and what you pay on all your debts together, no more than 45%.
    • You need an 8-hour homebuyer course, your lender’s letter (pre-approval) and at least $2,000 from your own pocket.
    • You have to sign the contract within 45 days of applying for the assistance.
    • In the first year you have to claim the tax discount on the home where you live (the homestead exemption).
    • If you sell the home, the agency has the right to buy it first.
    • The agency’s lender list is from November 2023; check that your lender is still on it.

    2. 2Confirm that the home is inside the areaIt is the filter that rules out the most cases. Ask the agency whether the address you are looking at is inside its area.
    3. 3Confirm what is still to be confirmedRead the official page and ask about whatever is still open in the list above. Until they answer, run your numbers with the lower amount.
    4. 4Book the appointmentThe agency takes applications by appointment. Bring what it asks for: its document list overrides any summary, including this one.
  • In the assistance finder you can compare this program with others in Broward and Miami-Dade, using your own numbers. The Assistance Tracker shows each program’s status with the date we checked it. This guide explains the terms, but it does not replace the agency’s review of your case.

  • How much can the agency give me? The assistance is up to $100,000 as a loan; up to $10,000 if your household earns between 120% and 140% of what a typical family in the county earns; and $5,000 more for lifeguards, teachers and nurses. These are maximums, not promises: the agency decides case by case. Before you count on that money, see “Who can apply” for what is still to be confirmed.

Do I have to pay the money back? It is a loan. How it is repaid, and how much you repay if you sell early, is in “How much it provides and how it is repaid”. Read the whole contract before you sign.

Can I buy anywhere in Hallandale Beach? No. Only inside the area the city wants to improve (the CRA area). Outside that area, the program does not apply.

Do I have to be a first-time buyer? Yes. The program is for first-time buyers.

Is there a maximum price for the home? The agency does not publish one. Ask it before you count on a cap, or on none. Do not use the cap from another program.

Figures and requirements checked on October 12, 2026 against the agency’s official page. Public program terms can change without notice: always confirm with the Hallandale Beach Community Redevelopment Agency before applying. This guide orients you, it does not advise you.
