October 20, 2026
Winston Towers 400 is one of the towers of the Winston Towers complex, at 231 174th St. This page gathers what the Property Appraiser, HUD and DBPR show for that tower, with their sources. What is not on record is marked as pending official confirmation.
The day the records this page summarizes were read.
Read in the Miami-Dade Property Appraiser, the HUD list, the DBPR SIRS database, ACIS and the city's official pages. It is a summary of records, not an inspection or an opinion on the building. Checked October 20, 2026.
Each tower has its own record at the Property Appraiser (Tower 400's is folio 31-2211-021-0001). What the records show for Tower 400 does not apply to the others, and what they show for the others does not apply to Tower 400.
In the records read, Tower 400 appears as its own condominium, with its own folio (the number the county uses to identify the building; each unit has its own). This page covers only that tower. The data comes from a reading on October 20, 2026 of the Miami-Dade Property Appraiser (the county office that keeps the record of every property).

Topic What the record shows Source and date Recertification (the age-based inspection the city requires) Pending official confirmation: no public record with this tower's status was read. The city describes its program on its official page and sends status questions to its Building Department (info.building@sibfl.net). City of Sunny Isles Beach, program page, October 20, 2026 State structural inspection (milestone inspection) Pending official confirmation: no published report for this tower was read. No public record read, October 20, 2026 Reserve study (SIRS) In the DBPR SIRS database (DBPR is the Florida agency that oversees condominiums), in both of its lists (submissions before July 2025 and from July 2025 on), no "Winston Towers 400" row appeared. Neither the search by the name "Winston" nor the ZIP code 33160 list returned it. The database shows only complete submissions, exactly as each association submitted them, and carries no date for each. So the absence of a row does not say the study does not exist. Its contents and the reserve level: pending official confirmation. DBPR, SIRS database (lists read on October 20, 2026) FHA loan (HUD condominium list) No record for this tower. The search for "WINSTON" in Florida returned two projects; neither is Tower 400. The search by the city Sunny Isles Beach (8 projects) did not return it either. HUD, Condominium Lookup (data "as of 10/20/2026"), October 20, 2026 Special assessments (extra charges the association splits among owners) Pending official confirmation: no minutes or association document setting a special assessment for this tower was read. No public record read, October 20, 2026 Court cases In Florida's appellate courts (ACIS) there is no appeal with "Winston Towers 400" in the title. In the trial courts, the Miami-Dade Clerk's system asks for a security check and was not consulted: pending official confirmation. ACIS, October 20, 2026 What the public records do not show is held by that tower's association. Ask for it in writing and keep the answers:
- The recertification status: the city's notice, the report filed and the letter with which the city closed it, if they exist. You can also ask the city's Building Department. The guide on 40-year building recertification explains each step.
- The state structural inspection report (milestone) and the SIRS with its reserve plan. If the association does not have them, ask it to say so in writing.
- Approved or pending special assessments: the minutes of the last two years and the unit's account statement letter (the "estoppel": what the unit owes the association and the charges in force). The guide on the extra condo charge explains it.
- Major work: what it includes, on what dates, under what permits, who pays for it and how (a charge to owners, a loan or reserves).
- Whether there is any "Unsafe Structures" case (the process a jurisdiction opens when a structure does not meet the building code). The guide on Unsafe Structures in Miami-Dade explains it.
- If you plan to use an FHA loan: ask your lender about the HUD list and about single-unit approval. The guide on a condo with an FHA loan explains how to read the list.
