Coronado, Towers I, II and III (Aventura): what the official records say

Updated October 23, 2026

$270,000

Coronado is the three-tower complex on W Country Club Dr, in Aventura (20335, 20301 and 20379; 760 units per the DBPR). This page gathers the recorded sales of the whole complex over the last 24 months and what the Property Appraiser, HUD and DBPR show for it, with their sources. What is not on record is marked as pending official confirmation.

How we checked it

Median of the 61 recorded qualified sales of the three towers between October 22, 2024 and October 22, 2026, per the Miami-Dade Property Appraiser. Turnover for the complex: 4.01% per year.

Read in the Miami-Dade Property Appraiser, the HUD list, the DBPR SIRS database and condominium registry, and the county's official flood zone tool. It is a summary of records, not an inspection or an opinion on the building. Checked October 23, 2026.

Why it matters

Coronado is three towers on a single parent folio (28-1234-054-0001), each with its own address: Tower I at 20335, Tower II at 20301 and Tower III at 20379 W Country Club Dr. This page covers the full three-tower complex, and separates what belongs to each tower when the record separates it.

Building data

This data comes from the Miami-Dade Property Appraiser (the county office that keeps the record of every property), the DBPR condominium registry and SIRS database, and HUD's condominium list, read on October 23, 2026. The complex has three towers and three addresses: that is why this page carries no single sale address, and each tower is treated under its own.

The market in the public record

These figures come only from public records, not from listings or the MLS. The package was built tower by tower: the recorded sales between October 22, 2024 and October 22, 2026 (24 months) in the parent folio's subdivision were listed by each tower's address and checked at the Property Appraiser (those of Towers II and III, unit by unit). Only a sale with a positive price and the Property Appraiser's own "Qual by exam of deed" rating counts. Excluded: transfers with no real price (corrective deeds, QCDs, life estates), trustees-in-bankruptcy transfers, and deeds the Property Appraiser could not process (they are declared and never counted).

Package notes: in Tower I, two sales with a deed date before the window opened (units 708 and 1802) count because their recording at the Clerk fell inside the window. In Tower III there are 2 edge cases that are not counted: units 1837 ($225,000) and 2133 ($415,000), qualified by the Property Appraiser with a deed date before the window; they would count only if their recording fell inside it, and that check at the Clerk was blocked by its security verification (two attempts) — they are declared and enter no aggregate. The Clerk's coverage reached October 19, 2026; records from October 20 to 22 may not appear yet.

What the records show today

One row per topic. "Pending official confirmation" means no public record showing it was read. It does not mean the fact exists or that it does not exist.

TopicWhat the record showsSource and date
Recertification and state structural inspection (milestone inspection)Pending official confirmation: no official document with this complex's status was located. Given its year (1975) the building is inside the age-based inspection regime; that does not state the process is done or pending. No public record read, October 23, 2026
Reserve study (SIRS)It appears on the DBPR list of submissions before July 2025: "CORONADO CONDOMINIUM ASSOCIATION", Aventura, ID 240790. The row carries ZIP 33108; the postal ZIP of these addresses is 33180 — a discrepancy in the row as submitted, declared here and not corrected. No row appeared on the July 2025 onward list. The database shows only complete submissions, exactly as each association submitted them. The study's contents and the reserve level: pending official confirmation.DBPR, SIRS database (lists read on October 23, 2026)
FHA loan (HUD condominium list)The list shows the project "CORONADO CONDOMINIUM", ID A007582 001, with status Withdrawn: its approval expired on March 16, 2013. It is not an FHA-approved project as of the reading date.HUD, Condominium Lookup, October 23, 2026
Flood zone (FEMA)All three towers are in zone AE, with base flood elevation 7 (EL 7). The reading was made with Miami-Dade County's official flood zone tool, which works on FEMA data, because direct access to FEMA's Map Service Center was blocked in the session; the tool used is declared.Miami-Dade County official flood zone tool (FEMA data), October 23, 2026
Special assessments (extra charges the association splits among owners)Pending official confirmation: no minutes or association document setting a special assessment for this complex was read. The current amount of a special assessment is not a public record. No public record read, October 23, 2026

What to ask before you offer

What the public records do not show is held by the association. Ask for it in writing and keep the answers:

  • The recertification and state structural inspection (milestone) status: the reports filed and the closing letters, if they exist. The guide on 40-year building recertification explains each step.
  • The SIRS with its reserve plan: a submission appears at the DBPR, but its contents are not public; ask for the study and the current reserve level.
  • Approved or pending special assessments: the minutes of the last two years and the unit's account statement letter (the "estoppel": what the unit owes the association and the charges in force). The guide on the extra condo charge explains it.
  • Major work: what it includes, on what dates, under what permits, who pays for it and how (a charge to owners, a loan or reserves).
  • If you plan to use an FHA loan: the project shows as withdrawn (Withdrawn) on HUD's list; ask your lender about single-unit approval. The guide on a condo with an FHA loan explains how to read the list.
  • Your unit's exact tower: the three towers share a parent folio and a name; confirm by the address (20335, 20301 or 20379) that the documents you receive are for your unit's tower.

What is NOT public (but you should verify):

  • The unit's exact HOA dues: they vary by unit (they are split by square footage and ownership interest); no listing or public record sets them for your unit.
  • The current special assessment amount: the amount and payment method exist only in the association's documents; a figure seen in the press or in listings is not the document.
  • The current rental, Airbnb and pet rules: they live in the association's documents, not in the public record; ask for them in writing.
  • The association's budget and reserve level: the association's internal documents, for owners only.
  • The building's status on lenders' confidential lists: none of those lists is public; your lender confirms it.
