Why it matters
Sunrise Lakes Phase 1 is buildings 2 to 34 of Sunrise Lakes, on Sunrise Lakes Drive North, in Sunrise. It is its own condominium, separate from Phase 2 (buildings 35 to 59), which has its own page: this one covers Phase 1 only, with its 32 subdivisions in Broward County's record and its 1,152 units.
Building data
This data comes from the BCPA (the Broward County Property Appraiser, the county office that keeps the record of every property), the DBPR license registry and databases, and HUD's condominium list, read on October 23, 2026. The phase is 32 low-rise buildings along a single street: that is why this page carries no single sale address.
| Item | What the record shows | Source and date |
|---|---|---|
| Condominium name | "SUNRISE LAKES CONDO APTS BLDGS 2-34 (PHASE 1)" (project registered with the DBPR, Lic. PR1S018825); the BCPA names each subdivision "SUNRISE LAKES n CONDO" | DBPR, license registry (myfloridalicense.com), October 23, 2026 |
| Addresses | Buildings 2 to 34 on Sunrise Lakes Drive North, Sunrise, FL 33322. Building 13 does not exist: the BCPA returns no results for that subdivision. | BCPA (Broward County Property Appraiser), October 23, 2026 |
| Jurisdiction | City of Sunrise, Broward County | BCPA (Broward County Property Appraiser), October 23, 2026 |
| Structure at the BCPA | Broward does not use a single parent folio the way Miami-Dade does. The phase is 32 subdivisions "SUNRISE LAKES n CONDO" (n = 2 to 34, except 13), each with its own folio prefix (bases 494128 and 494127) and 36 folios per subdivision. | BCPA (Broward County Property Appraiser), October 23, 2026 |
| Year built | 1972–1973 per the BCPA (building 2: built 1972, effective 1973 · building 34: built 1973, effective 1974). The project's DBPR registration is from 1972. | BCPA (Broward County Property Appraiser), October 23, 2026 |
| Units | 1,152 units: the BCPA's 1,152 folios (32 subdivisions × 36) match exactly the DBPR registry's 1,152. Reconciled perimeter. | BCPA (Broward County Property Appraiser), October 23, 2026 |
| Association and manager | Association: Sunrise Lakes Condo Phase 1 Assoc. The DBPR registry shows the association itself as the registered managing entity, "SUNRISE LAKES CONDO PHASE 1 ASSOC" (Lic. MA00005054, Managing Entity-Condo, in effect since November 1, 1972): registered self-management, with no outside company in the official registry. | DBPR, license registry (myfloridalicense.com), October 23, 2026 |
The market in the public record
These figures come only from public records, not from listings or the MLS. The BCPA publishes, for each folio, a sales history with its own rating code (Q = qualified, arm's-length · D = disqualified by the Appraiser · T = title change or nominal · E = unclassified). The sales of all 32 subdivisions were searched over the exact window, from October 23, 2024 to October 23, 2026 (24 months), with the inclusion of sales of $100 or less switched on so the nominal ones are captured too. Only sales with code Q and a positive price count; a unit sold twice in the window counts twice. Price and rating come only from the BCPA, which on this route classifies every record: there are no "unprocessed" deeds as in Miami-Dade's record.
| Item | Value | Source and date |
|---|---|---|
| Qualified sales, whole phase (24 months) | 66 | BCPA (Broward County Property Appraiser), sales package of October 23, 2026 |
| Median price, whole phase | $95,000 | BCPA (Broward County Property Appraiser), sales package of October 23, 2026 |
| Price range, whole phase | $56,300 – $180,000 | BCPA (Broward County Property Appraiser), sales package of October 23, 2026 |
| Annual turnover, whole phase | 2.86% per year (66 sales across 1,152 units over 24 months: 66 ÷ 1,152 ÷ 2). The perimeter is reconciled exactly: 32 subdivisions × 36 folios = 1,152, equal to the DBPR registry. | BCPA (Broward County Property Appraiser), sales package of October 23, 2026 |
| Excluded and unclassified rows | 168 rows were left out: 148 with code T (title change or nominal, almost all at $100 or with no price), 10 with code D (disqualified by the Appraiser) and 10 with code E (unclassified; among them, one record with a blank rating in building 34). Reconciliation: 234 records in total = 66 + 148 + 10 + 10. | BCPA (Broward County Property Appraiser), sales package of October 23, 2026 |
| Price band | Qualified sales | Source and date |
|---|---|---|
| Under $75,000 | 10 | BCPA (Broward County Property Appraiser), sales package of October 23, 2026 |
| $75,000 – $99,999 | 26 | BCPA (Broward County Property Appraiser), sales package of October 23, 2026 |
| $100,000 – $124,999 | 23 | BCPA (Broward County Property Appraiser), sales package of October 23, 2026 |
| $125,000 or more | 7 | BCPA (Broward County Property Appraiser), sales package of October 23, 2026 |
Why there is no sale-by-sale table: the production pass delivered the qualified prices grouped by building, without the date or folio of each sale, so a table of the latest transactions with date and unit cannot be built from that report without inventing data; it is left for the refresh with the BCPA's dated export. The table above splits the 66 sales by price band from the full verified price list. The building with the most qualified sales was building 17 (5); buildings 12 and 26 had none in the window. Phase 2 (buildings 35 to 59) is a different condominium and is not part of any of these figures.
What the records show today
One row per topic. "Pending official confirmation" means no public record showing it was read. It does not mean the fact exists or that it does not exist.
| Topic | What the record shows | Source and date |
|---|---|---|
| Recertification and state structural inspection (milestone inspection) | Pending official confirmation: no official document with these buildings' status was located. They are low-rise buildings from 1972–1973 and the state inspection regime applies case by case to each building; that does not state the process is done or pending. | No public record read, October 23, 2026 |
| Reserve study (SIRS) | A submission appears on the DBPR list of submissions from July 2025 onward: "SUNRISE LAKES CONDO APTS BLDGS 2-34 (PHASE 1)" / SUNRISE LAKES CONDO PHASE 1 ASSOC, Sunrise 33322. There is no row on the list of submissions before July 2025. The database shows only complete submissions, exactly as each association submitted them. The study's contents and the reserve level: pending official confirmation. | DBPR, SIRS database (lists read on October 23, 2026) |
| FHA loan (HUD condominium list) | No record for this phase on HUD's condominium list: it is not an FHA-approved project as of the reading date. The search for "Sunrise Lakes" in ZIP 33322 returns only other condominiums — Sunrise Lakes 4 (Withdrawn, approval expired December 6, 2020) and Sunrise Lakes Phase III (Rejected, February 11, 2021) — which are different phases and are not mixed with this one. | HUD, Condominium Lookup, October 23, 2026 |
| Flood zone (FEMA) | At the point of building 34 (7891 Sunrise Lakes Dr N), read on FEMA's official NFHL viewer: shaded zone X (0.2% annual chance of flooding), outside the special flood hazard area. FIRM panel 12011C0345J, effective since July 31, 2024. Caveat: the point read is a single building of the phase and the adjacent canals are zone AE (EL 7): the zone can vary by building within the complex. | FEMA, NFHL viewer, October 23, 2026 |
| Special assessments (extra charges the association splits among owners) | Pending official confirmation: no minutes or association document setting a special assessment for this phase was read. The current amount of a special assessment is not a public record. | No public record read, October 23, 2026 |
| Court proceedings | Pending official confirmation: the official sources read show no court proceeding for this condominium. | No public record read, October 23, 2026 |
What to ask before you offer
What the public records do not show is held by the association. Ask for it in writing and keep the answers:
- The recertification and state structural inspection (milestone) status of your unit's building: the reports filed and the closing letters, if they exist. The guide on 40-year building recertification explains each step.
- The SIRS with its reserve plan: a submission appears at the DBPR, but its contents are not public; ask for the study and the current reserve level.
- Approved or pending special assessments: the minutes of the last two years and the unit's account statement letter (the "estoppel": what the unit owes the association and the charges in force). The guide on the extra condo charge explains it.
- Major work: what it includes, on what dates, under what permits, who pays for it and how (a charge to owners, a loan or reserves).
- If you plan to use an FHA loan: this phase does not appear on HUD's list (the records for ZIP 33322 belong to other phases); ask your lender about single-unit approval. The guide on a condo with an FHA loan explains how to read the list.
- Your unit's exact building: the phase is 32 buildings and each one is its own subdivision at the BCPA; confirm the building number (2 to 34) for your unit and that the documents you receive are for that building and this phase, not Phase 2.
What is NOT public (but you should verify):
- The unit's exact HOA dues: they vary by unit (they are split by square footage and ownership interest); no listing or public record sets them for your unit.
- The current special assessment amount: the amount and payment method exist only in the association's documents; a figure seen in the press or in listings is not the document.
- The current rental, Airbnb and pet rules: they live in the association's documents, not in the public record; ask for them in writing.
- The association's budget and reserve level: the association's internal documents, for owners only.
- The building's status on lenders' confidential lists: none of those lists is public; your lender confirms it.
