City of Pembroke Pines First-Time Homebuyer Program (SHIP)

Nelson Paredes · REALTOR® · One Stop Realty Center Inc

Updated October 20, 2026

Up to $75,000

The program is open — checked October 14, 2026. According to the city’s page, it is accepting applications; the money is not set aside until it approves yours. Official source.

  • The most the highest tier can be, not what you will necessarily receive: it depends on your household’s income. Before you count on it, see what the city asks for.

The figures and requirements come from the city’s official housing programs page, checked on October 14, 2026. The status above comes from the last time we read that page, with its date.

Tap one to read it.

    • How much: up to $75,000 as a loan if your household earns up to 80% of what a typical family in the county earns, and $50,000 if it earns between 81% and 140%. It is a maximum, not what you will necessarily receive.
    • How it works: It is a loan with no interest and you pay nothing for 10 years. At the end you do not have to pay it back if you still own the home and live in it; if you sell it earlier, hand it over to someone else or stop living in it, you pay it back.
    • Who: first-time buyers purchasing, in Pembroke Pines, the home they will live in, already built and priced up to $679,324, with household income within the cap in the table below.
    • How to apply: the city handles it, through its official page. It is not the county’s assistance.
  • The program is run by City of Pembroke Pines, with Community Redevelopment Associates of Florida (CRA Florida). It provides up to $75,000 as a loan if your household earns up to 80% of what a typical family in the county earns, and $50,000 if it earns between 81% and 140%. The tier is set by your household’s income, not by the price of the home.

It is a loan with no interest and you pay nothing for 10 years. At the end you do not have to pay it back if you still own the home and live in it; if you sell it earlier, hand it over to someone else or stop living in it, you pay it back.

Before you sign, read the whole loan contract and ask the city anything you do not understand, especially what happens if you sell the home early.

  • It is a program for first-time buyers who buy, in Pembroke Pines, the home they will live in.

The income cap depends on how many people live in your household:

People in your householdThe most your household can earn per year
    1$124,180
    2$141,960
    3$159,600
    4$177,520
    5$191,660
    6 or more$205,940

The home can cost up to $679,324.

This is what the program asks for and we do not ask in the assistance finder, and what is still to be confirmed:

    • It only works for homes that are already built, not for pre-construction homes (the ones still being built).
    • You have to take an 8-hour homebuyer course approved by the federal government.
    • You have to put in at least 1% of the price from your own pocket.
    • The purchase contract has to be 45 to 60 days long and say that the purchase depends on the city giving you the funds.
    • You have to hand in your 2024 and 2025 tax returns (the IRS ones).
    • It has to be the home where you will live.
    • The city says this assistance can be added to the Broward County one and the county guide says it cannot; ask your lender before counting on both.
    1. 1Check that this is the right program for youCompare this program with the others in Miami-Dade and Broward, using your own data, before you start gathering papers.See which programs could fit
    2. 2Read what the city asks forGo over the list above and the official page. Ask the city about whatever is still open.
    3. 3Prepare your purchase contract and your papersThe contract has to meet what the city asks for in the list above. Have on hand the documents it asks you for: its list overrides any summary, including this one.
    4. 4Submit your application to the cityThe city handles it, not your lender. The money is not set aside until it approves your application, so do not count on it before that approval.
  • The city expects the two to stack, but the county guide says they do not; do not count on both until your lender confirms.

Pembroke Pines has two different assistance programs: this one, from the city, and another from Broward County. This guide only explains the city’s; the county’s is in the Broward County assistance guide.

  • In the assistance finder you can compare this program with others in Miami-Dade and Broward, using your own numbers. The Assistance Tracker shows each program’s status with the date we checked it. This guide explains the terms, but it does not replace the city’s review of your case.

  • Will I get the highest amount or a lower one? It depends on your household’s income: the amount has tiers and the highest one is a maximum. It is in “How much it provides and how it is repaid”. See the table in “Who can apply” to know whether your income fits.

If the program is open, is the money already mine? No. Open means you can apply, not that the money is set aside for you: it is not reserved until the city approves your application.

Is this the same assistance as Broward County’s? No. This one is from the City of Pembroke Pines and the city handles it. The other is from Broward County and has its own rules: it is in the county assistance guide.

Can the city’s and the county’s be combined? The sources contradict each other: the city says yes and the county guide says no. Do not count on both until your lender confirms it.

Does it work for a home that is still being built? No. It has to be a home that is already built, in Pembroke Pines, priced up to $679,324.

Figures and requirements checked on October 14, 2026 against the city’s official housing programs page. Public program terms can change without notice: always confirm with City of Pembroke Pines, with Community Redevelopment Associates of Florida (CRA Florida) before applying. This guide orients you, it does not advise you.
