Palm Springs II (Margate): what the official records say

Updated October 23, 2026

$140,000

Palm Springs II is the condominium of 17 low-rise buildings between NW 80 Ave and NW 18 St, in Margate, with 544 units reconciled among the BCPA, the DBPR and HUD. This page gathers the recorded sales of the whole complex over the last 24 months and what the BCPA, HUD and DBPR show for it, with their sources. What is not on record is marked as pending official confirmation.

How we checked it

Median of the 51 recorded qualified sales of the complex between October 23, 2024 and October 23, 2026, per the BCPA. Turnover: 4.69% per year.

Read in the BCPA (Broward County Property Appraiser), the HUD list, the DBPR SIRS database and condominium registry, and FEMA's Map Service Center. It is a summary of records, not an inspection or an opinion on the building. Checked October 23, 2026.

Why it matters

Palm Springs II is 17 low-rise buildings in Margate, between NW 80 Ave and NW 18 St, under a single condominium. The numbering has no building 13 (it jumps from 12B to 14) and each building carries its own prefix in the county record: this page covers the whole complex, with the sales of all 17 buildings.

Building data

This data comes from the BCPA (the Broward County Property Appraiser, the county office that keeps the record of every property), the DBPR condominium registry and SIRS database, and HUD's condominium list, read on October 23, 2026. The complex has 17 buildings and many addresses: that is why this page carries no single sale address.

The market in the public record

These figures come only from public records, not from listings or the MLS. The BCPA publishes, for each folio, a recent sales history with its own rating code (Q = qualified, arm's-length · D = disqualified by the Appraiser · T = title change or nominal · E = unclassified). The listings of the complex's 17 prefixes were enumerated, and only sales with code Q and a positive price recorded between October 23, 2024 and October 23, 2026 (24 months) were counted. Price and rating come only from the Appraiser.

Evidence declaration from the package: the complex was closed by combining the full enumeration with a previously verified subset of 21 rows. Of that subset, 5 qualified sales keep their exact date, unit and instrument number; the remaining 11 qualified and the 3 unclassified are included with verified price and class, but with date and unit marked as not recoverable from the earlier report — they do not affect the count, the median, the range or the turnover, which do not depend on date or unit, and the latest 10 sales are computed over the 97 rows that do carry a date. Declared anomalies: 4 T rows with no price shown at the BCPA (recorded at 0, all excluded) and building 10 with no qualified sale in the window.

What the records show today

One row per topic. "Pending official confirmation" means no public record showing it was read. It does not mean the fact exists or that it does not exist.

TopicWhat the record showsSource and date
Recertification and state structural inspection (milestone inspection)Pending official confirmation: no official document with this complex's status was located. Given its age it is inside Broward's inspection regime; that does not state the process is done or pending. No public record read, October 23, 2026
Reserve study (SIRS)It appears on BOTH DBPR lists: on the list of submissions prior to July 2025, "PALM SPRINGS II / PALM SPRINGS II CONDOMINIUM ASSOCIATION, INC", Margate 33063, ID 219234; and on the list from July 2025 onward, "PALM SPRINGS II / PALM SPRINGS II CONDO ASSN INC". The lists show no exact date (they are cohorts). The database shows only complete submissions, exactly as each association submitted them. The study's contents and the reserve level: pending official confirmation.DBPR, SIRS database (lists read on October 23, 2026)
FHA loan (HUD condominium list)The list shows the project "PALM SPRINGS II", ID A010078 001, HRAP method, with status Rejected and a status date of June 24, 2015. The record also carries a HUD comment dated September 6, 2024 declaring the project not eligible for FHA due to sale and rental restrictions. It is not an FHA-approved project as of the reading date.HUD, Condominium Lookup, October 23, 2026
Flood zone (FEMA)Zone X (0.2% annual chance), outside the Special Flood Hazard Area, at the geocoded point consulted. As the package declares: on the same panel, the AH (EL 11) and AE polygons cover the adjacent golf-course water bodies, so the zone of the buildings on the NW 18 St shore must be confirmed building by building; this page does not publish a single zone for the whole complex. What to ask before you offer

What the public records do not show is held by the association. Ask for it in writing and keep the answers:

  • The recertification and state structural inspection (milestone) status: the reports filed and the closing letters, if they exist. The guide on 40-year building recertification explains each step.
  • The SIRS with its reserve plan: submissions appear on both DBPR lists, but their contents are not public; ask for the study and the current reserve level.
  • Approved or pending special assessments: the minutes of the last two years and the unit's account statement letter (the "estoppel": what the unit owes the association and the charges in force). The guide on the extra condo charge explains it.
  • Major work: what it includes, on what dates, under what permits, who pays for it and how (a charge to owners, a loan or reserves).
  • If you plan to use an FHA loan: the project shows as rejected (Rejected) on HUD's list since 2015, with a 2024 comment declaring it not eligible due to sale and rental restrictions; ask your lender about single-unit approval. The guide on a condo with an FHA loan explains how to read the list.
  • Your unit's exact building: the complex has 17 buildings and there is no building 13 (after 12B comes 14); confirm by the address that the documents you receive belong to your unit's building.

What is NOT public (but you should verify):

  • The unit's exact HOA dues: they vary by unit (they are split by square footage and ownership interest); no listing or public record sets them for your unit.
  • The current special assessment amount: the amount and payment method exist only in the association's documents; a figure seen in the press or in listings is not the document.
  • The current rental, Airbnb and pet rules: they live in the association's documents, not in the public record; ask for them in writing.
  • The association's budget and reserve level: the association's internal documents, for owners only.
  • The building's status on lenders' confidential lists: none of those lists is public; your lender confirms it.
