Lakeshore at University Park Sec 1 (Miramar): what the official records say

Updated October 23, 2026

$181,050

Lakeshore at University Park Sec 1 is Section 1 of the Lakeshore complex, in Miramar (8720 N Sherman Cir; 480 units per the BCPA and the DBPR). This page gathers the recorded sales of the section over the last 24 months and what the BCPA, HUD and DBPR show for it, with their sources. What is not on record is marked as pending official confirmation.

How we checked it

Median of the 20 recorded qualified sales of Section 1 between October 22, 2024 and October 22, 2026, per the BCPA. Turnover for the section: 2.08% per year.

Read in the BCPA (Broward County Property Appraiser), the HUD list, the DBPR SIRS database and FEMA's Map Service Center. It is a summary of records, not an inspection or an opinion on the building. Checked October 23, 2026.

Why it matters

Lakeshore at University Park has several sections and this page covers just one: Section 1, the one Broward's record identifies under its own prefix, with 8720 N Sherman Cir as its reference address. The other sections are not included; within Section 1, the record count closes exactly between the BCPA and the DBPR.

Building data

This data comes from the BCPA (the Broward County Property Appraiser, the county office that keeps the record of every property), the DBPR SIRS database, HUD's condominium list and FEMA's Map Service Center, read on October 23, 2026. The perimeter is Section 1 only, under its own prefix in the record.

The market in the public record

These figures come only from public records, not from listings or the MLS. The BCPA publishes, for each folio, a sales history with its own rating code (Q = qualified, arm's-length · D = disqualified by the Appraiser · T = title change or nominal · E = unclassified). The "More Sales" listing of the single prefix was read for the full window and only sales with code Q and a positive price, recorded between October 22, 2024 and October 22, 2026 (24 months), were counted. One of the 20 is a Qualified Distressed Sale that the Appraiser marks as qualified and is counted as such, declared below. Rows with codes D and E are excluded by category. Each sale also carries its CIN, the Broward Clerk's instrument number.

Package notes: the table shows the last five qualified sales the package documents one by one, with their CIN. The Clerk reconciliation was done through AcclaimWeb, CIN by CIN (the Clerk's API did not enumerate the section): the five recent CINs checked are deeds (Doc Type D) with parcel and consideration identical to the BCPA's; the Clerk's dates are recording dates, later than the sale dates, and that difference is a date-basis matter, not a discrepancy.

What the records show today

One row per topic. "Pending official confirmation" means no public record showing it was read. It does not mean the fact exists or that it does not exist.

TopicWhat the record showsSource and date
Recertification and state structural inspection (milestone inspection)Pending official confirmation: no official document with this section's status was located. Given its year (1983) the complex is inside Broward's inspection regime; that does not state the process is done or pending. No public record read, October 23, 2026
Reserve study (SIRS)A submission appears on the DBPR list of submissions prior to July 2025: association and project "LAKESHORE AT UNIVERSITY PARK", Miramar 33025, ID 294359. The database shows only complete submissions, exactly as each association submitted them. The study's contents and the reserve level: pending official confirmation.DBPR, SIRS database (list read on October 23, 2026)
FHA loan (HUD condominium list)No record: official searches at HUD (by "Lakeshore" and by "University Park", Florida) returned no record for this project. No record is not the same as rejected: no approval, rejection or expiration status is on file.HUD, Condominium Lookup, October 23, 2026

What to ask before you offer

What the public records do not show is held by the association. Ask for it in writing and keep the answers:

  • The recertification and state structural inspection (milestone) status: the reports filed and the closing letters, if they exist. The guide on 40-year building recertification explains each step.
  • The SIRS with its reserve plan: a submission appears at the DBPR, but its contents are not public; ask for the study and the current reserve level.
  • Approved or pending special assessments: the minutes of the last two years and the unit's account statement letter (the "estoppel": what the unit owes the association and the charges in force). The guide on the extra condo charge explains it.
  • Major work: what it includes, on what dates, under what permits, who pays for it and how (a charge to owners, a loan or reserves).
  • If you plan to use an FHA loan: the project does not appear on HUD's condominium list — neither approved nor rejected —; ask your lender what options exist to finance a unit here. The guide on a condo with an FHA loan explains how to read the list.
  • Your unit's exact section: Lakeshore has several sections with separate records; confirm the unit's folio belongs to the Section 1 prefix and that the documents you receive are for this section.

What is NOT public (but you should verify):

  • The unit's exact HOA dues: they vary by unit (they are split by square footage and ownership interest); no listing or public record sets them for your unit.
  • The current special assessment amount: the amount and payment method exist only in the association's documents; a figure seen in the press or in listings is not the document.
  • The current rental, Airbnb and pet rules: they live in the association's documents, not in the public record; ask for them in writing.
  • The association's budget and reserve level: the association's internal documents, for owners only.
  • The building's status on lenders' confidential lists: none of those lists is public; your lender confirms it.
