Palm Lakes (Margate): what the official records say

Updated October 23, 2026

$131,250

Palm Lakes is a condominium in Margate with buildings across Lake Circle Drive, NW 76 Avenue, NW 1 Street and N Rock Island Road, with 448 units reconciled between the BCPA and the DBPR. This page gathers its recorded sales over the last 24 months and what the BCPA, HUD and DBPR show for it, with their sources. What is not on record is marked as pending official confirmation.

How we checked it

Median of the 24 recorded qualified sales of the complex between October 23, 2024 and October 23, 2026, per the BCPA. Turnover: 2.68% per year.

Read in the BCPA (Broward County Property Appraiser), the HUD list, the DBPR SIRS database and condominium registry, and FEMA's Map Service Center. It is a summary of records, not an inspection or an opinion on the building. Checked October 23, 2026.

Why it matters

Palm Lakes is a condominium in Margate with buildings spread across Lake Circle Drive, NW 76 Avenue, NW 1 Street and N Rock Island Road, all under a single subdivision in the county record. This page covers the whole complex under that single perimeter.

Building data

This data comes from the BCPA (the Broward County Property Appraiser, the county office that keeps the record of every property), the DBPR condominium registry and SIRS database, and HUD's condominium list, read on October 23, 2026. The complex has buildings on several streets under one subdivision: that is why this page carries no single sale address.

The market in the public record

These figures come only from public records, not from listings or the MLS. The BCPA publishes, for each folio, a recent sales history with its own rating code (Q = qualified, arm's-length · D = disqualified by the Appraiser · T = title change or nominal · E = unclassified). The full list of subdivision 484135G3 was taken (92 rows in the window, with declared coverage since 2011), and only sales with code Q and a positive price recorded between October 23, 2024 and October 23, 2026 (24 months) were counted. Classification is by the BCPA code alone; price and rating come from the Appraiser, and a sample of deeds was cross-checked with the Broward Clerk by each row's instrument number (CIN).

Broward Clerk verification (sampled, by each row's CIN): 4 deeds were cross-checked; 3 match the BCPA on price and parcel, and the fourth — an unclassified row — differs by $50 (the Clerk records $61,750 and the BCPA $61,800); that row is outside every statistic and the difference is declared. Declared anomalies from the package: unit 208 at 7301 NW 1 St concentrates 5 excluded rows in the window (repeated transfers of the same folio); unit 106 at 7210 Lake Circle Dr has two rows on June 1, 2026 (a disqualified one at $77,000, excluded, and the qualified one at $92,000 shown in the table); and a disqualified row of November 7, 2025 carries a CIN out of the chronological sequence of its date — the BCPA date is kept as the sale date.

What the records show today

One row per topic. "Pending official confirmation" means no public record showing it was read. It does not mean the fact exists or that it does not exist.

TopicWhat the record showsSource and date
Recertification and state structural inspection (milestone inspection)Pending official confirmation: no official document with this complex's status was located. Given its year (1979) it is inside Broward's inspection regime by height and age; that does not state the process is done or pending. No public record read, October 23, 2026
Reserve study (SIRS)It appears on the DBPR list of submissions prior to July 2025: "PALM LAKES CONDO", Margate 33063, ID 230171. The list from July 2025 onward was not re-checked separately in the pass, because the submission already appears on the first list — as the package declares. The database shows only complete submissions, exactly as each association submitted them. What to ask before you offer

What the public records do not show is held by the association. Ask for it in writing and keep the answers:

  • The recertification and state structural inspection (milestone) status: the reports filed and the closing letters, if they exist. The guide on 40-year building recertification explains each step.
  • The SIRS with its reserve plan: a submission appears at the DBPR, but its contents are not public; ask for the study and the current reserve level.
  • Approved or pending special assessments: the minutes of the last two years and the unit's account statement letter (the "estoppel": what the unit owes the association and the charges in force). The guide on the extra condo charge explains it.
  • Major work: what it includes, on what dates, under what permits, who pays for it and how (a charge to owners, a loan or reserves).
  • If you plan to use an FHA loan: the project appears in HUD with single-unit approval rejected (Rejected Single-Unit Approval, May 2025); ask your lender what options remain for your unit. The guide on a condo with an FHA loan explains how to read the list.
  • Your unit's exact street: the complex spreads its buildings across four streets (Lake Circle Drive, NW 76 Avenue, NW 1 Street and N Rock Island Road); confirm by the address that the documents you receive belong to your unit's building.

What is NOT public (but you should verify):

  • The unit's exact HOA dues: they vary by unit (they are split by square footage and ownership interest); no listing or public record sets them for your unit.
  • The current special assessment amount: the amount and payment method exist only in the association's documents; a figure seen in the press or in listings is not the document.
  • The current rental, Airbnb and pet rules: they live in the association's documents, not in the public record; ask for them in writing.
  • The association's budget and reserve level: the association's internal documents, for owners only.
  • The building's status on lenders' confidential lists: none of those lists is public; your lender confirms it.
