Oriole Golf and Tennis Club Two (Margate): what the official records say

Updated October 23, 2026

$100,800

Oriole Golf and Tennis Club Two is the condominium of 12 buildings on Country Club Dr (1000 to 1055), in Margate, with 432 units reconciled between the BCPA and the DBPR. This page gathers its recorded sales over the last 24 months and what the BCPA, HUD and DBPR show for it, with their sources. What is not on record is marked as pending official confirmation.

How we checked it

Median of the 24 recorded qualified sales of the complex between October 23, 2024 and October 23, 2026, per the BCPA. Turnover: 2.78% per year.

Read in the BCPA (Broward County Property Appraiser), the HUD list, the DBPR SIRS database and condominium registry, and FEMA's Map Service Center. It is a summary of records, not an inspection or an opinion on the building. Checked October 23, 2026.

Why it matters

Oriole Golf and Tennis Club Two is 12 buildings on Country Club Dr (from 1000 to 1055), in Margate, under a single condominium. It is a complex independent of Oriole Gardens — buildings 1 to 34 of a different condominium, with a different prefix in the county record — so this page covers only the 12 buildings on Country Club Dr.

Building data

This data comes from the BCPA (the Broward County Property Appraiser, the county office that keeps the record of every property), the DBPR condominium registry and SIRS database, and HUD's condominium list, read on October 23, 2026. The complex has 12 buildings with their own addresses: that is why this page carries no single sale address.

The market in the public record

These figures come only from public records, not from listings or the MLS. The BCPA publishes, for each folio, a recent sales history with its own rating code (Q = qualified, arm's-length · D = disqualified by the Appraiser · T = title change or nominal · E = unclassified). Sales were searched for each of the 12 subdivisions (residential condo type, including sales of $100 or less and with no "qualified only" filter), and only sales with code Q and a positive price recorded between October 23, 2024 and October 23, 2026 (24 months) were counted. Price and rating come only from the Appraiser.

Declared anomalies from the package: 13 rows with code T show a blank price at the BCPA and were recorded at price 0 (all excluded); among the disqualified rows there are two distinct records for the same folio (section V, unit 304) on the same day, counted exactly as the BCPA registers them; and the May 4, 2026 row for section Y carried no unit in its address line, so it was assigned to unit 205, which is that folio's unit in the other rows. Each sale also carries its CIN, the Broward Clerk's instrument number; recording dates were not extracted instrument by instrument.

What the records show today

One row per topic. "Pending official confirmation" means no public record showing it was read. It does not mean the fact exists or that it does not exist.

Recertification and state structural inspection (milestone inspection)Pending official confirmation: no official document with this complex's status was located (searches on the City of Margate's official site returned only generic documents). What to ask before you offer

What the public records do not show is held by the association. Ask for it in writing and keep the answers:

  • The recertification and state structural inspection (milestone) status: the reports filed and the closing letters, if they exist. The guide on 40-year building recertification explains each step.
  • The SIRS with its reserve plan: a submission appears at the DBPR (completed on December 10, 2024), but its contents are not public; ask for the study and the current reserve level.
  • Approved or pending special assessments: the minutes of the last two years and the unit's account statement letter (the "estoppel": what the unit owes the association and the charges in force). The guide on the extra condo charge explains it.
  • Major work: what it includes, on what dates, under what permits, who pays for it and how (a charge to owners, a loan or reserves).
  • If you plan to use an FHA loan: this project does not appear on HUD's list (the only "Oriole" in that ZIP on the list is a different condominium); ask your lender about single-unit approval. The guide on a condo with an FHA loan explains how to read the list.
  • Your unit's exact building: the 12 buildings share a name and are identified by letter (from N to Z) and by their Country Club Dr address; confirm that the documents you receive belong to your unit's building.

What is NOT public (but you should verify):

  • The unit's exact HOA dues: they vary by unit (they are split by square footage and ownership interest); no listing or public record sets them for your unit.
  • The current special assessment amount: the amount and payment method exist only in the association's documents; a figure seen in the press or in listings is not the document.
  • The current rental, Airbnb and pet rules: they live in the association's documents, not in the public record; ask for them in writing.
  • The association's budget and reserve level: the association's internal documents, for owners only.
  • The building's status on lenders' confidential lists: none of those lists is public; your lender confirms it.
