Why it matters
Oriole Gardens is a condominium of 34 low-rise buildings (buildings 1 to 34) in Margate, with units spread across W Atlantic Blvd and NW 4 Pl, NW 5 Ct and NW 5 Pl. This page covers only that condominium: Oriole Gardens Two (buildings 35 to 69) and Oriole Gardens Three (buildings 70 to 92) are separate projects, each with its own DBPR license, and their sales are not counted here.
Building data
This data comes from the BCPA (the Broward County Property Appraiser, the county office that keeps the record of every property), the DBPR condominium registry and SIRS database, and HUD's condominium list, read on October 23, 2026. The complex has 34 buildings and many addresses: that is why this page carries no single sale address.
| Item | What the record shows | Source and date |
|---|---|---|
| Condominium name | "ORIOLE GARDENS 1–34 CONDO" at the BCPA; at the DBPR it is the project "ORIOLE GARDENS CONDO", license PR1S016963 | BCPA (Broward County Property Appraiser), October 23, 2026 |
| Addresses | Complex around 7400 NW 5th Ct, Margate, FL 33063. That address is the clubhouse and pool parcel, not a unit parcel; the buildings sit on W Atlantic Blvd and NW 4 Pl, NW 5 Ct and NW 5 Pl | BCPA (Broward County Property Appraiser), October 23, 2026 |
| Jurisdiction | City of Margate, Broward County | BCPA (Broward County Property Appraiser), October 23, 2026 |
| Structure at the BCPA | Broward does not use a single parent folio the way Miami-Dade does. The condominium is split into 34 section codes under folio prefix 484135 (AH, AJ, AK, BA, BB, BC, BD, BG, BH, BJ, BK, BM, CA, CB, CC, CD, CG, CH, CJ, CK, CM, DA, DB, GA, GB, GC, GD, GG, GH, GJ, GK, GM, HA and HB), one per building. | BCPA (Broward County Property Appraiser), October 23, 2026 |
| Year built | Built 1973 with effective year 1974 in the sampled BCPA records; the DBPR registration is from 1973. | BCPA, October 23, 2026; DBPR, condominium registry, read on October 23, 2026 |
| Units | 544 units: 16 folios per section (units 101–108 and 201–208) times 34 sections at the BCPA, reconciling exactly with the DBPR's 544 units. The count was opened and counted directly in 6 sections; in the other 28 it rests on the identical folio sequence (0010–0160) observed in every result and on that exact reconciliation, as the package declares. | BCPA, October 23, 2026; DBPR, condominium registry, read on October 23, 2026 |
| Association | Pending official confirmation: the integrated sources show the project's DBPR license (PR1S016963), but not the name of the managing association. | No public record read, October 23, 2026 |
The market in the public record
These figures come only from public records, not from listings or the MLS. The BCPA publishes, for each folio, a recent sales history with its own rating code (Q = qualified, arm's-length · D = disqualified by the Appraiser · T = title change or nominal · E = unclassified). Sales were searched for each of the condominium's 34 subdivisions, including sales of $100 or less and with no "qualified only" filter, and only sales with code Q and a positive price recorded between October 23, 2024 and October 23, 2026 (24 months) were counted, plus one with code Q-DS that the folio labels a qualified distressed sale and that is counted with that label. Sections with no records were verified by widening the search back to 2020. Price and rating come only from the Appraiser.
| Item | Value | Source and date |
|---|---|---|
| Qualified sales (24 months) | 28 (27 with code Q and 1 with code Q-DS) | BCPA (Broward County Property Appraiser), sales package of October 23, 2026 |
| Median price | $94,500 | BCPA (Broward County Property Appraiser), sales package of October 23, 2026 |
| Price range | $51,500 – $175,000 | BCPA (Broward County Property Appraiser), sales package of October 23, 2026 |
| Sum of the qualified sales | $2,661,000 | BCPA (Broward County Property Appraiser), sales package of October 23, 2026 |
| The Q-DS sale | Building 17, unit 201: $120,000, on December 6, 2024. It is counted with its folio label ("Qualified Distressed Sale"), declared as such. | BCPA (Broward County Property Appraiser), sales package of October 23, 2026 |
| Annual turnover | 2.57% per year (28 sales across 544 units over 24 months: 28 ÷ 544 ÷ 2). The perimeter reconciles exactly: the 34 BCPA section codes add up to the same 544 units as the DBPR. | BCPA (Broward County Property Appraiser), sales package of October 23, 2026 |
| Excluded and unclassified rows | Of the 102 records in the window, 74 were left out: 6 with code D (disqualified by the Appraiser), 63 with code T (title changes or nominal, almost all at $100) and 5 with code E (unclassified: they are declared and counted neither as sales nor as exclusions for cause). Every sale counted is a dwelling unit; no accessory sale was observed. | BCPA (Broward County Property Appraiser), sales package of October 23, 2026 |
| Date | Building and unit | Price |

| Jun 23, 2026 | Building 20 · unit 105 | $51,500 |

| Apr 23, 2026 | Building 32 · unit 201 | $90,000 |

Reconciliation note (as the package declares it): the first report of these sales stated a sum of $2,686,000 and a median of $95,000 that did not match its own price list. The reconciliation of October 23, 2026, run on a fresh BCPA export, resolved the $25,000 difference: that location search also sweeps two neighboring perimeters (the 484126 folio cluster, whose legal description reads "CONTINENTAL VILLAGE CONDO" — a different project with its own license — and the sections of Oriole Gardens Two and Three), and restricted to this condominium's 34 section codes it reproduces this page's figures exactly, to the dollar — the error was in the report, not in the list. Declared limits: 17 of the qualified sales are corroborated in aggregate and not sale by sale, because the first report's full list was not kept in local files; and the count of T rows (63) could not be reconciled against the fresh export, which does not return nominal transfers of $100 or less — T rows enter no sales figure.
What the records show today
One row per topic. "Pending official confirmation" means no public record showing it was read. It does not mean the fact exists or that it does not exist.
| Topic | What the record shows | Source and date |
|---|---|---|
| Recertification and state structural inspection (milestone inspection) | Pending official confirmation: no official document with these buildings' status was located. Given their year (1973) they are inside Broward's inspection regime by height and age; that does not state the process is done or pending. | No public record read, October 23, 2026 |
| Reserve study (SIRS) | It does not appear on either DBPR list consulted on October 23, 2026: searches by project and association name with "ORIOLE" return other condominiums (Abbey Village of Oriole and Oriole Golf & Tennis Club). The database shows only complete submissions, exactly as each association submitted them; not appearing does not prove the study was not done. The study's contents and the reserve level: pending official confirmation. | DBPR, SIRS database (lists read on October 23, 2026) |
| FHA loan (HUD condominium list) | No record on HUD's list for this condominium (search "Oriole Gardens", Margate, all states). The only Margate project with that name on the list is Oriole Gardens III, ID A009969 001, with status Rejected and a status date of February 9, 2015: it is a different condominium (buildings 70 to 92), not this one. This project does not appear as FHA-approved as of the reading date. | HUD, Condominium Lookup, October 23, 2026 |
| Flood zone (FEMA) | Shaded zone X (0.2% annual chance of flooding), outside the Special Flood Hazard Area (SFHA), at the point consulted (7400 NW 5th Ct). The AE and AH polygons in the surroundings lie over the canals and lakes, not over the condominium's buildings. FIRM panel 12011C0355J, effective since July 31, 2024; community: City of Margate. | FEMA, Map Service Center (NFHL), point query of October 23, 2026 |
| Special assessments (extra charges the association splits among owners) | Pending official confirmation: no minutes or association document setting a special assessment for this condominium was read. The current amount of a special assessment is not a public record. | No public record read, October 23, 2026 |
| Court proceedings | Pending official confirmation: the official sources read show no court proceeding for this condominium. | No public record read, October 23, 2026 |
What to ask before you offer
What the public records do not show is held by the association. Ask for it in writing and keep the answers:
- The recertification and state structural inspection (milestone) status: the reports filed and the closing letters, if they exist. The guide on 40-year building recertification explains each step.
- The SIRS with its reserve plan: no submission by this condominium appears on the DBPR lists; ask the association for the study directly, with the current reserve level.
- Approved or pending special assessments: the minutes of the last two years and the unit's account statement letter (the "estoppel": what the unit owes the association and the charges in force). The guide on the extra condo charge explains it.
- Major work: what it includes, on what dates, under what permits, who pays for it and how (a charge to owners, a loan or reserves).
- If you plan to use an FHA loan: this condominium does not appear on HUD's project list (the "Oriole Gardens" rejected in 2015 is the Three, a different condominium); ask your lender about single-unit approval. The guide on a condo with an FHA loan explains how to read the list.
- Your unit's exact building: the complex has 34 low-rise buildings and two neighboring condominiums with nearly identical names (Two, buildings 35 to 69, and Three, 70 to 92); confirm by the address and building number that the documents you receive belong to this condominium.
What is NOT public (but you should verify):
- The unit's exact HOA dues: they vary by unit (they are split by square footage and ownership interest); no listing or public record sets them for your unit.
- The current special assessment amount: the amount and payment method exist only in the association's documents; a figure seen in the press or in listings is not the document.
- The current rental, Airbnb and pet rules: they live in the association's documents, not in the public record; ask for them in writing.
- The association's budget and reserve level: the association's internal documents, for owners only.
- The building's status on lenders' confidential lists: none of those lists is public; your lender confirms it.
