Four Ambassadors (Miami): what the official records say

Updated October 23, 2026

$360,000

Four Ambassadors is a four-tower complex on Brickell Bay Dr, with a single folio at the Property Appraiser. This page gathers its recorded sales over the last 24 months and what the Property Appraiser, HUD, DBPR and FEMA show for the complex, with their sources. What is not on record is marked as pending official confirmation.

How we checked it

Median of the 35 residential sales the Property Appraiser qualified between October 22, 2024 and October 22, 2026.

Read in the Miami-Dade Property Appraiser, the Clerk's official records, the HUD list, the DBPR SIRS lists and FEMA's Map Service Center. It is a summary of records, not an inspection or an opinion on the building. Checked October 23, 2026.

Why it matters

The four towers share a single parent folio at the Property Appraiser (01-4207-001-0001): this complex's records read as one condominium, not tower by tower. What the records show for another Brickell complex does not apply to this one, and what they show for this one does not apply to the others.

Building data

In the records read, the four towers appear as a single condominium, with one parent folio (the number the county uses to identify the building; each unit has its own). This page covers only this complex. The data comes from a reading on October 23, 2026 of the Miami-Dade Property Appraiser (the county office that keeps the record of every property) and the DBPR registry.

The market in the public record

These figures come only from public records, not from listings or the MLS. The package was built from the Property Appraiser's sales list by subdivision (the single parent folio): a search by address returned more than 500 cards and was discarded. Counted were the recorded sales between October 22, 2024 and October 22, 2026 (24 months) with a positive price and the "Qual by exam of deed" or "Sales which are qualified" rating. Excluded: transfers with no real price (corrective deeds, QCDs, life estates, $0/$100 sales), affiliated-party sales, and deeds the Property Appraiser has not processed or qualified yet (they are declared and never counted). Price and qualification come only from the Property Appraiser.

Declared and outside the residential series: one qualified commercial sale (unit 3C-L30, $355,000, April 14, 2025) that never enters the residential count. Three deeds the Property Appraiser could not process because of deed errors ($355,000, $400,000 and $275,000) are declared and their prices stay out of every statistic. Another 52 transfers were excluded by the Property Appraiser's own qualification (corrective deeds and QCDs, life estate interests, one with atypical motivation and one by trustees in bankruptcy). The reconciliation of the universe read is exact: 91 rows = 35 qualified + 1 commercial + 52 excluded + 3 unprocessed. The cross-check with the Clerk was completed only for tower 825 (the parent folio's tower), where the Clerk's list matched the Property Appraiser's exactly; the August-to-October 2026 deeds of towers 801, 905 and 999 were not exhaustively verified in the Clerk, because its portal asks for a security check: that is declared. The Clerk's database reached October 19, 2026.

What to ask before you offer

What the public records do not show is held by the complex's association. Ask for it in writing and keep the answers:

  • The recertification and state structural inspection (milestone) status: the reports filed and the closing letters, if they exist; the complex dates from 1968 and is inside the age-based regime. The guide on 40-year building recertification explains each step.
  • The SIRS with its reserve plan: a submission is on record at DBPR (List A, ID 239479); ask for the full study and the current reserve level. If the association does not hand it over, ask it to say so in writing.
  • Approved or pending special assessments: the minutes of the last two years and the unit's account statement letter (the "estoppel": what the unit owes the association and the charges in force). The guide on the extra condo charge explains it.
  • Major work: what it includes, on what dates, under what permits, who pays for it and how (a charge to owners, a loan or reserves).
  • If you plan to use an FHA loan: the project is not approved and HUD records a rejected single-unit approval (2025); ask your lender what options remain for a unit in this complex. The guide on a condo with an FHA loan explains how to read the list.

What is NOT public (but you should verify):

  • The unit's exact HOA dues: they vary by unit (they are split by square footage and ownership interest); no listing or public record sets them for your unit.
  • The current special assessment amount: the amount and payment method exist only in the association's documents; a figure seen in the press or in listings is not the document.
  • The current rental, Airbnb and pet rules: they live in the association's documents, not in the public record; ask for them in writing.
  • The association's budget and reserve level: the association's internal documents, for owners only.
  • The building's status on lenders' confidential lists: none of those lists is public; your lender confirms it.
