Brickell Place, Towers A and B (Miami): what the official records say

Updated October 23, 2026

27 qualified sales

Brickell Place is a two-tower condominium on Brickell Ave, in Miami (Tower A at 1865 and Tower B at 1901; 552 units per the DBPR). This page presents each tower's recorded sales over the last 24 months separately — the median for the whole condominium cannot be recomputed from the archived evidence — and what the Property Appraiser, HUD and DBPR show for the condominium, with their sources. What is not on record is marked as pending official confirmation.

How we checked it

Recorded qualified sales of the two towers between October 23, 2024 and October 23, 2026, per the Miami-Dade Property Appraiser: 14 in Tower A, with a median of $542,500, and 13 in Tower B, with a median of $500,000. The median for the whole condominium is not published because it cannot be recomputed from the evidence.

Read in the Miami-Dade Property Appraiser, the Clerk's Official Records (Tower B in the October 23, 2026 pass; the Tower A enumeration was produced on October 25, 2026 with a registered session), the HUD list, the DBPR SIRS database and FEMA's Map Service Center. It is a summary of records, not an inspection or an opinion on the building. Checked October 23, 2026.

Why it matters

Brickell Place is two towers on a single parent folio (01-4139-022-0001): Tower A at 1865 and Tower B at 1901 Brickell Ave. Each tower's sales were closed by a different route, and the median for the whole condominium cannot be recomputed from the archived evidence, so this page presents each tower separately and publishes no single figure for the complex. It is not Brickell Place Phase II (1915-1925 Brickell Ave), which is a different condominium.

Building data

This data comes from the Miami-Dade Property Appraiser (the county office that keeps the record of every property), the DBPR SIRS database and HUD's condominium list, read on October 23, 2026. The condominium has two towers and two addresses: that is why this page carries no single sale address, and each tower is treated under its own.

The market in the public record

These figures come only from public records, not from listings or the MLS. Window: recorded sales between October 23, 2024 and October 23, 2026 (24 months). Tower B was listed from the Miami-Dade Clerk's Official Records by its address, and each deed was checked at the Property Appraiser. Tower A was closed from the Property Appraiser's sales list by subdivision, filtered by its address (Tower B rows were excluded by address). Its deed enumeration at the Clerk was produced later, on October 25, 2026, with a registered session (28 deeds, DEED instruments only, by the address 1865 Brickell Ave, in the same window; the portal's database states records through October 20, 2026), and its cross-check against the Property Appraiser's rows is in the package notes: no Tower A figure depends on the Clerk, and that is declared. For both towers, price and rating come only from the Property Appraiser: only a sale with a positive price and a "Qual by exam of deed" rating counts. Excluded: corrective deeds and QCDs, life estates, partial interests, and deeds the Property Appraiser could not process (they are declared and never counted).

Package notes: the deed for unit B2404 ($500,000) also included parking space 205 and counts as a single transaction at the residential folio's price; the accessory is not counted separately. Three Tower B sales with a trust party (B1711, B1408 and B1107) count because the Property Appraiser qualified them. The row for A1209 ($1,041,000, 2,133 square feet at the Property Appraiser) is consistent with a combined or large unit and is reported exactly as the record shows it. The Clerk's coverage notice said documents through October 19, 2026, although the search returned documents recorded through October 22, 2026. Tower A cross-check with the Clerk (enumeration of October 25, 2026): of the 28 deeds, 24 match a Property Appraiser row — among them all 14 qualified sales, each with its deed located — and 4 have no row on that list (A1002, November 19, 2024, Book 34500 / Page 2873; A1811, August 17, 2026, Book 35449 / Page 3770; A1802, October 13, 2026, Book 35534 / Page 568; A1902, October 15, 2026, Book 35537 / Page 3690): they are declared as recorded deeds with no match on the Property Appraiser's list and are not added to the tower's count or median. The remaining 11 Property Appraiser rows, all excluded as QCDs or minimum-consideration transfers, have no deed in the enumeration, which only returned DEED instruments.

What the records show today

One row per topic. "Pending official confirmation" means no public record showing it was read. It does not mean the fact exists or that it does not exist.

TopicWhat the record showsSource and date
Recertification and state structural inspection (milestone inspection)Pending official confirmation: no official document with this condominium's status was located. Given its year (1975) the building is inside the age-based inspection regime; that does not state the process is done or pending. No public record read, October 23, 2026
Reserve study (SIRS)No row appears for "BRICKELL PLACE" (the one at 1901 Brickell Ave) on either DBPR list. The similar-named row on the before-July-2025 list is "BRICKELL PLACE PHASE II", which is a different condominium. The database shows only complete submissions, exactly as each association submitted them: the absence of a row does not prove the study was not done. What to ask before you offer

What the public records do not show is held by the association. Ask for it in writing and keep the answers:

  • The recertification and state structural inspection (milestone) status: the reports filed and the closing letters, if they exist. The guide on 40-year building recertification explains each step.
  • The SIRS with its reserve plan: no row for this condominium appeared on the DBPR lists; ask for the study and proof of its submission, and the current reserve level.
  • Approved or pending special assessments: the minutes of the last two years and the unit's account statement letter (the "estoppel": what the unit owes the association and the charges in force). The guide on the extra condo charge explains it.
  • Major work: what it includes, on what dates, under what permits, who pays for it and how (a charge to owners, a loan or reserves).
  • If you plan to use an FHA loan: the project shows as rejected (Rejected) on HUD's list, as a single-unit approval rejection; ask your lender what options remain for your unit. The guide on a condo with an FHA loan explains how to read the list.
  • Your unit's exact tower, and that it is not Phase II: the two towers share a parent folio and a name, and Brickell Place Phase II (1915-1925 Brickell Ave) is a different condominium, with different records. Confirm by the address (1865 or 1901) that the documents you receive are for your building.

What is NOT public (but you should verify):

  • The unit's exact HOA dues: they vary by unit (they are split by square footage and ownership interest); no listing or public record sets them for your unit.
  • The current special assessment amount: the amount and payment method exist only in the association's documents; a figure seen in the press or in listings is not the document.
  • The current rental, Airbnb and pet rules: they live in the association's documents, not in the public record; ask for them in writing.
  • The association's budget and reserve level: the association's internal documents, for owners only.
  • The building's status on lenders' confidential lists: none of those lists is public; your lender confirms it.
