Flood zone: how to know before you make an offer
It is one of the few expensive things about a house you can find out for free, in five minutes, from your phone, before talking to anyone. And still, almost nobody does it until the offer is already accepted.
What it is and why it matters in Miami-Dade
FEMA divides the map into zones by flood risk. A good part of Miami-Dade sits in high-risk zones, and not only the strip near the beach: inland neighborhoods are in them too, because of how the land drains.
If the house is in a high-risk zone and you buy with a mortgage, flood insurance is mandatory. It is not optional or negotiable: the lender requires it to close.
The letters, briefly

Within the same zone the price still varies with the house elevation. Two homes on the same street can pay differently if one sits higher than the other.
How to check it yourself
The FEMA map is public and free. You search by address and it returns the zone. Miami-Dade also publishes its own property lookup tool.
When to look
Before offering, not after. Knowing the zone lets you get a real insurance quote and put that number into your monthly math from the start.
If you love the house and it is in zone AE, that is not a no. It is one more number to put in the math before you decide what to offer.
And if the seller has an active flood policy, in some cases it can transfer with the house and keep older terms. That is a question worth asking.
