Diplomat Oceanfront Residences (Hollywood): what the official records say

Updated November 5, 2026

$1,712,500

Diplomat Oceanfront Residences is a condominium at 3535 S Ocean Dr in Hollywood (135 units, built in 2006). This page gathers its recorded sales over the last 24 months and what the Broward Property Appraiser, HUD and FEMA show for this building, with its source. Anything not on record is marked as pending official confirmation, and the reserve study is declared as not verified.

How we checked it

Median of the 10 sales the Property Appraiser qualified between November 5, 2024 and November 5, 2026.

Read at the Broward County Property Appraiser, the HUD list and the FEMA MSC and NFHL viewer; the DBPR SIRS database could not be read in this pass and its block is declared as not verified. It is a summary of records, not an inspection or an opinion about the building. Checked on November 5, 2026.

Why it matters

This page covers only Diplomat Oceanfront Residences, the condominium at 3535 S Ocean Dr in Hollywood. Its sales come from the recorded sales the Broward County Property Appraiser keeps by subdivision. The reserve study (SIRS) could not be verified in this pass and the page says so: the DBPR site stayed behind its anti-bot check.

Building data

In the records read, Diplomat Oceanfront Residences appears as its own condominium. Unlike other condominiums, the county record shows no single parent folio for this building: each unit has its own folio and they all share the same start (514223CB). The identity data comes from the Broward County Property Appraiser (the county office that keeps the record of every property), read on November 5, 2026.

The market in the public record

These figures come only from public records, not from listings or the MLS. The listing is built from the sales the Broward County Property Appraiser records for the subdivision "DIPLOMAT OCEANFRONT RESIDENCES CONDO", between November 5, 2024 and November 5, 2026 (24 months). The Property Appraiser itself marks each sale as Qualified (an arm's-length market sale with a real price) or Disqualified (transfers that do not represent the market, such as family transfers or corrective deeds). Only the qualified ones count: 10 of 12 records. The two disqualified ones are named in the transactions table with their mark and do not enter the median or the range.

What the records show today

"Pending official confirmation" means that no public record showing it was read. It does not mean the fact exists or that it does not. "Not verified" means the check itself could not be completed in this pass.

TopicWhat the record showsSource and date
Recertification (the age-based building inspection the county requires)Pending official confirmation: no official document with this building's status was located. Given its year (2006), the building enters the age-based inspection regime later than the buildings of the seventies and eighties; that states no status. No public record read, November 5, 2026
State structural inspection (milestone inspection)Pending official confirmation: no published report of this building was read.No public record read, November 5, 2026
Reserve study (SIRS)Not verified in this pass: the DBPR database (the Florida agency that oversees condominiums) could not be read, because its page stayed behind an anti-bot check that was not cleared. It is not stated that the association filed the study or that it did not, and there is no ID to publish.DBPR, SIRS database: read blocked on November 5, 2026
FHA loan (HUD condominium list)No record: the exact name-and-city search in the HUD list returned no record for this project. The check was repeated by the building ZIP code (7 records, none for this condominium) and by name across the whole state (only a different "Diplomat" project, in Cocoa Beach, appears). The project is not shown as approved, or in any other status, as of the read date.HUD, Condominium Lookup, November 5, 2026
Flood zone (FEMA)Zone AE at the building point, on panel 12011C0588J (effective July 31, 2024). On the same panel, the coastal strip immediately east of the point is Zone AO (depth 3) and Zone VE (elevation 11): the panel mixes zones, and the one that governs a given unit is set by that unit's elevation. Declared: FEMA's address search placed a different point for this address (a different panel); the published result is the one for the building point, and FEMA states its map pin is approximate.FEMA, MSC and NFHL viewer, FIRM panel 12011C0588J, November 5, 2026
Special assessments (extra charges the association splits among the owners)Pending official confirmation: no minutes or association document setting a special assessment for this building was read. The current amount of a special assessment is not a public record. No public record read, November 5, 2026
Court proceedingsPending official confirmation: in the sources read for this page, no public record of court proceedings for this building was read.No public record read, November 5, 2026

What to ask before you offer

What the public records do not show is held by the building's association. Ask for it in writing and keep the answers:

  • The complete reserve study (SIRS). In this pass, not even its filing with the DBPR could be verified. Ask the association for the study, the current reserve level and the proof of filing. If the association will not provide it, have that in writing.
  • The status of the state structural inspection (milestone) and the county recertification: the notice, the filed report and the closing letter, if they exist.
  • Special assessments approved or under discussion: the minutes of the last two years and the unit's account statement letter (the "estoppel": what the unit owes the association and the charges in force). The guide to the condo special assessment explains it.
  • Major works: what they include, on what dates, with what permits, who pays and how (a charge to the owners, a loan, or reserves).
  • If you plan to use an FHA loan: the project does not appear on the HUD list. Ask your lender about single-unit approval and the loan's other routes. The guide to the condo with an FHA loan explains how the list is read.

What is NOT public (but you must verify):

  • The exact HOA fee of the unit: it varies by unit (split by square feet and interest percentage); no listing or public record sets it for your unit.
  • The current amount of a special assessment: the amount and payment terms exist only in the association's documents; a figure seen in the press or in listings is not the document.
  • The current rental, Airbnb and pet rules: they live in the association's documents, not in the public record; ask for them in writing.
  • The association's budget and reserve level: internal association documents, for owners only.
  • The building's status on lenders' confidential lists: none of those lists is public; your lender confirms it.
