5050 Condo (Miami): what the official records say

Updated October 23, 2026

$200,000

5050 Condo is a 138-unit condominium at 5050 NW 7th St, Miami. This page gathers its recorded sales over the last 24 months and what the Property Appraiser, HUD and DBPR show for it, with their sources. What is not on record is marked as pending official confirmation.

How we checked it

Median of the 12 sales the Property Appraiser qualified between October 22, 2024 and October 22, 2026.

Read in the Miami-Dade Property Appraiser, the HUD list, the DBPR SIRS database and the FEMA flood zone map. It is a summary of records, not an inspection or an opinion on the building. Checked October 23, 2026.

Why it matters

This page covers only the 5050 Condo condominium, at 5050 NW 7th St, with parent folio 01-4106-121-0001. There is another similar project on the same street (Half Moon Tower, at 5055 NW 7 St): it is not this building and nothing of its record applies here.

Building data

The identity data comes from the Miami-Dade Property Appraiser (the county office that keeps the record of every property) and the DBPR condominium registry, read on October 23, 2026. The parent folio is the number the county uses to identify the building; each unit has its own.

The market in the public record

These figures come only from public records, not from listings or the MLS. The recorded sales between October 22, 2024 and October 22, 2026 (24 months) were checked unit by unit on each unit's record at the Property Appraiser. Only a sale with a positive price and the "Qual by exam of deed" rating counts. Excluded: transfers with no real price ($0/$100 sales, corrective deeds, QCDs, life-estate interest transfers, bankruptcy trustees) and deeds the Property Appraiser has not processed yet (they are declared and never counted). Price and qualification come only from the Property Appraiser.

Reconciliation of the universe read at the Property Appraiser: 28 candidate transfers in the window = 12 qualified + 16 excluded + 0 unprocessed. The excluded are 7 life-estate interest transfers at $100, 8 corrective or minimum-consideration QCDs (one at $23,000) and 1 bankruptcy trustee transfer at $0. Two of the counted sales (units 202 and PH1) count because the Property Appraiser qualified them, even though a trust or life-estate holders were among the previous owners. No counted unit sold twice. The Miami-Dade Clerk did not return the deed list or file numbers (its security check blocked the searches), so deed-level cross-checks could not be made: at the Property Appraiser no instrument appears on more than one unit folio and there are no separate parking or storage folios. The Clerk database's stated coverage reached October 19, 2026.

What the records show today

One row per topic. "Pending official confirmation" means no public record showing it was read. It does not mean the fact exists or that it does not exist.

TopicWhat the record showsSource and date
Recertification (the age-based inspection the city requires)Pending official confirmation: no official document with this building's status was read.No public record read, October 23, 2026

What to ask before you offer

What the public records do not show is held by the association. Ask for it in writing and keep the answers:

  • The recertification status: the city's notice, the report filed and the letter with which the city closed it, if they exist. The guide on 40-year building recertification explains each step.
  • The state structural inspection report (milestone) and the SIRS with its reserve plan. If the association does not have them, ask it to say so in writing.
  • Approved or pending special assessments: the minutes of the last two years and the unit's account statement letter (the "estoppel": what the unit owes the association and the charges in force). The guide on the extra condo charge explains it.
  • Major work: what it includes, on what dates, under what permits, who pays for it and how (a charge to owners, a loan or reserves).
  • Whether there is any "Unsafe Structures" case (the process a jurisdiction opens when a structure does not meet the building code). The guide on Unsafe Structures in Miami-Dade explains it.
  • If you plan to use an FHA loan: this condominium does not appear on HUD's list; ask your lender about single-unit approval. The guide on a condo with an FHA loan explains how to read the list.

What is NOT public (but you should verify):

  • The unit's exact HOA dues: they vary by unit (they are split by square footage and ownership interest); no listing or public record sets them for your unit.
  • The current special assessment amount: the amount and payment method exist only in the association's documents; a figure seen in the press or in listings is not the document.
  • The current rental, Airbnb and pet rules: they live in the association's documents, not in the public record; ask for them in writing.
  • The association's budget and reserve level: the association's internal documents, for owners only.
  • The building's status on lenders' confidential lists: none of those lists is public; your lender confirms it.
