Oct 20, 2026
It is a condominium at 1060 Brickell Ave, Miami. What is below is as it appears on record, with its source and date; what is not on record is marked as pending official confirmation.
It is the day this building's records were read.
Read on October 20, 2026 at the Miami-Dade Property Appraiser, HUD's list, the DBPR SIRS database, the Florida Statutes and the original pages of CBS News Miami and NBC 6.
A news story and a record do not weigh the same. Here each item says which of the two it comes from.
Each row says what the record shows, where it comes from and when it was read. The Property Appraiser is the county office that records and values every property; the "folio" is the number it identifies it by.
Item What the record says Source and date read Name "1060 Brickell Condo", per the legal description. Miami-Dade Property Appraiser, Oct 20, 2026 Addresses and jurisdiction Address 1060 Brickell Ave, Miami, FL 33131 (records read). Municipality: Miami. Miami-Dade Property Appraiser, Oct 20, 2026 Folio Reference folio 01-4138-134-0001. Miami-Dade Property Appraiser, Oct 20, 2026 Year built 2008 on every unit record (homes and commercial spaces). It is the year the Property Appraiser notes; it is not the date of the certificate of occupancy. Miami-Dade Property Appraiser, Oct 20, 2026 Condominium deed The legal description points to the declaration recorded in the official records (Official Records) book 26157, page 942, and to an amendment in book 26172, page 3001. Miami-Dade Property Appraiser, Oct 20, 2026 Units and stories Pending official confirmation. The Property Appraiser does not publish the number of units or stories. Miami-Dade Property Appraiser, Oct 20, 2026 Association The DBPR SIRS database lists it as "1060 BRICKELL CONDO ASSN INC". Florida's corporate registry (Sunbiz) asks for an anti-bot check and could not be read: pending official confirmation. DBPR, SIRS database; attempt of Oct 20, 2026 Pending official confirmation means the item is not published or we could not read it. It does not mean it does not exist.
Topic What the record says Source and date read Recertification or milestone inspection (the structural review the law requires of buildings of a certain age): the rule Condominiums of 3 or more habitable stories do it at 30 years from the certificate of occupancy and every 10 years after; the local agency may require it at 25. Age is counted from the certificate of occupancy, which does not appear at the Property Appraiser. Pending official confirmation: whatever the City of Miami has on this building. Florida Statute 553.899 and DBPR (inspections page), Oct 20, 2026 SIRS (the study that works out how much the association must set aside to repair the structure) The SIRS Reporting Database of the DBPR (Florida's regulation department) has two rows with this name: "1060 BRICKELL CONDOMINIUM" (ID 289470), in the list of reports before July 2025, and "1060 BRICKELL, A CONDO" / "1060 BRICKELL CONDO ASSN INC", in the list from July 2025 on. The row before July 2025 carries ZIP code 33133; the lists carry no address, so on their own they do not confirm that it is this building. The DBPR says the database shows only complete reports, exactly as submitted. The content of the study is not in the database: pending official confirmation. DBPR, SIRS database (both lists), Oct 20, 2026 FHA (the federally backed loan): the condominium list of HUD, the federal housing agency A search for "1060" in Florida returned "NO RECORDS MATCH YOUR SELECTION CRITERIA" (no records). A search for "Brickell" returned 18 projects, and a search by ZIP code 33131 returned 13; none with this name. HUD's status describes the project, not your loan. HUD, Condominium Lookup, Oct 20, 2026 Special assessments (an extra charge the association splits among the owners) Pending official confirmation. No association document is published. Below, what the press reported, with its date. — None of this is an official record: it is news, attributed and dated.
- The special assessment. CBS News Miami (Nov 18, 2024) and NBC 6 (Dec 2, 2024) reported that the board approved in November 2024 a special assessment of about $21 million for repairs. CBS dates the approval Nov 13 and says it was based on the findings of a SIRS study. We did not read the association's minutes or notice. The per-unit figures those stories and others give differ from one another, and are not published. Pending official confirmation: how many installments were paid and how many remain.
No record publishes this. The association or the City has it, and you ask for it in writing, through the seller.
- Estoppel certificate (a statement of the unit's account): the seller, or whoever the seller designates, requests it from the association. By law the association issues it within 10 business days and must list the special assessments owed today and those scheduled (Statute 718.116). Ask whether there are approved assessments (the press reported one from November 2024) and what share belongs to the unit. More in the guide on the condo special assessment.
- Board minutes and budget: ask for the minutes that record any assessment that was voted, even if it is not being collected yet.
- SIRS: ask for the current study and, if an assessment was approved, the study it was based on. The law requires the association to keep it among its official records for 15 years (Statute 718.111).
- Certificate of occupancy and milestone inspection: ask for the date of the certificate of occupancy and whether the City of Miami served notice of an inspection. More in the guide on building recertification.
- Proceedings: ask whether the association is a party to any lawsuit or arbitration and what stage it is at. Civil files are searched in the Miami-Dade Clerk of the Courts system.
- Insurance and violations: ask for the association's policies, which the law lists among its official records, and the violation history from the City of Miami.
- FHA loan: if you plan to use one, the lender checks HUD's list. More in the guide on building approval for FHA.
- Miami-Dade Property Appraiser: unit records and legal description, read Oct 20, 2026.
- HUD, condominium list: searches of Oct 20, 2026.
- DBPR, SIRS database and DBPR, inspections: both lists downloaded and the page read on Oct 20, 2026.
- Florida Statutes 553.899, 718.111 and 718.116, read Oct 20, 2026.
- CBS News Miami, Nov 18, 2024 and NBC 6, Dec 2, 2024: read Oct 20, 2026.
