Why it matters
This page covers only the building at 5313 Collins Ave, in Miami Beach (folio 02-3214-022-0001). There is another condominium with a similar name in Aventura: it is not this one, and nothing on record for that one applies to this one.
Building data
The identity data comes from a reading on October 23, 2026 of the Miami-Dade Property Appraiser (the county office that keeps the record of every property) and of the DBPR condominium registry.
| Item | What the record shows | Source and date |
|---|---|---|
| Condominium name | "THE AMETHYST CONDO" | Miami-Dade Property Appraiser, October 23, 2026 |
| Address | 5313 COLLINS AVE, Miami Beach, FL 33140 | Miami-Dade Property Appraiser, October 23, 2026 |

The market in the public record
These figures come only from public records, not from listings or the MLS. The listing was made in the Clerk's Official Records by the full address "5313 Collins Ave": 21 unique files, of which 19 are deeds and 2 are Notices of Commencement (not sales). Each candidate was checked at the Property Appraiser, and price and qualification come only from there: only a sale rated "Qual by exam of deed" counts. Excluded: transfers with no real price ($0/$100 sales, corrective deeds, QCDs, life estate interest transfers) and the deed the Property Appraiser has not processed yet, which is declared and never counted.
| Item | Value | Source and date |
|---|---|---|
| Qualified sales (24 months) | 1 | Miami-Dade Property Appraiser and Clerk official records, package of October 23, 2026 |
| Recorded median price | Not published: with fewer than 5 qualified sales, a median is not a statistic of this building. No range is published as a statistic either: there is only one verified price, the one in the operation below. | Miami-Dade Property Appraiser and Clerk official records, package of October 23, 2026 |
| Annual turnover | 0.42% per year (1 sale across 120 DBPR units over 24 months: 1 ÷ 120 ÷ 2). It is the turnover of a building with almost no qualified sales in the window. | Miami-Dade Property Appraiser and Clerk official records, package of October 23, 2026 |
| Date | Unit | Price |
|---|---|---|
| Dec 2, 2024 | 207 | $325,000 |
The only qualified sale in the window is the one in the table: unit 207, for $325,000, with a Property Appraiser date of December 2, 2024. The window's other deeds were left out for the reason the Property Appraiser noted: 17 excluded (12 corrective, tax or QCD deeds with minimum consideration, at $0 or $100, and 5 life estate interest transfers, at $0 or $100) and 1 unprocessed (unit 908: a deed recorded on September 28, 2026 that on October 22 and 23, 2026 did not appear in the Property Appraiser's sales history; never counted). Package reconciliation: 19 deeds = 1 qualified + 17 excluded + 1 unprocessed. The Clerk's coverage reached October 19, 2026. No counted unit sold twice in the window and no parking or storage accessory deeds were found.
What the records show today
One row per topic. "Pending official confirmation" means no public record showing it was read. It does not mean the fact exists or that it does not exist.
| Topic | What the record shows | Source and date |
|---|---|---|
| Recertification (the age-based inspection the city requires) | Pending official confirmation: no official document with this building's status was located. Given its year (1964), the building is within the recertification regime. | No public record read, October 23, 2026 |
| State structural inspection (milestone inspection) | Pending official confirmation: no published report for this building was read. | No public record read, October 23, 2026 |
| Reserve study (SIRS) | It is on the DBPR list A (DBPR is the Florida agency that oversees condominiums; submissions before July 2025) as "THE AMETHYST CONDOMINIUM ASSOCIATION, INC.", Miami Beach 33140, ID 229356. The list shows the complete submissions registered by the DBPR; the study's contents are not public in the database. Its contents and the reserve level: pending official confirmation. | DBPR, SIRS database (lists read on October 23, 2026) |
| FHA loan (HUD condominium list) | No record. The official HUD searches ("Amethyst" with Miami Beach and Florida, and "Amethyst" with Florida) returned no project (NO RECORDS). No record is not a rejection: there is no approval, rejection or expiration on record for this building as an FHA project. | HUD, Condominium Lookup, October 23, 2026 |
| Flood zone (FEMA) | Zone AE (EL 8): the building's zone. The geocoded pin falls on the coastal strip, right on the boundary between Zone AE (EL 8) and Zone VE (EL 11); the building, immediately inland (west of the pin), is in Zone AE, with a base flood elevation of EL 8. Both map readings are declared; the building's zone is AE (EL 8). FIRM panel 12086C0328L, effective since September 11, 2009. | FEMA, Map Service Center (FIRMette exported on October 23, 2026) |
| Special assessments (extra charges the association splits among owners) | Pending official confirmation: no minutes or association document setting a special assessment for this building was read. The current amount of a special assessment is not a public record. | No public record read, October 23, 2026 |
| Court cases | Pending official confirmation: no public record of court cases for this building was read in the sources consulted. | No public record read, October 23, 2026 |
What to ask before you offer
What the public records do not show is held by the building's association. Ask for it in writing and keep the answers:
- The recertification status: the city's notice, the report filed and the letter with which the city closed it, if they exist. The guide on 40-year building recertification explains each step.
- The state structural inspection report (milestone) and the SIRS with its reserve plan. If the association does not have them, ask it to say so in writing.
- Approved or pending special assessments: the minutes of the last two years and the unit's account statement letter (the "estoppel": what the unit owes the association and the charges in force). The guide on the extra condo charge explains it.
- Major work: what it includes, on what dates, under what permits, who pays for it and how (a charge to owners, a loan or reserves).
- Whether there is any "Unsafe Structures" case (the process a jurisdiction opens when a structure does not meet the building code). The guide on Unsafe Structures in Miami-Dade explains it.
- If you plan to use an FHA loan: ask your lender about the HUD list and about single-unit approval. The guide on a condo with an FHA loan explains how to read the list.
What is NOT public (but you should verify):
- The unit's exact HOA dues: they vary by unit (they are split by square footage and ownership interest); no listing or public record sets them for your unit.
- The current special assessment amount: the amount and payment method exist only in the association's documents; a figure seen in the press or in listings is not the document.
- The current rental, Airbnb and pet rules: they live in the association's documents, not in the public record; ask for them in writing.
- The association's budget and reserve level: the association's internal documents, for owners only.
- The building's status on lenders' confidential lists: none of those lists is public; your lender confirms it.
