Why it matters
This page covers only Maison Grande, the condominium at 6039 Collins Ave with parent folio 02-3211-025-0001. It does not mix in data from other Collins Ave buildings or from complexes under a different folio.
Building data
In the records read, Maison Grande appears as its own condominium, with its own folio (the number the county uses to identify the building; each unit has its own). The identity data comes from the Miami-Dade Property Appraiser (the county office that keeps the record of every property) and the DBPR condominium registry, read on October 22, 2026.

The market in the public record
These figures come only from public records, not from listings or the MLS. The package was built by listing the instruments in the Miami-Dade Clerk's Official Records under the address "6039 Collins Ave" (287 cards, 114 unique instruments) and checking each sale on its unit's record at the Property Appraiser. Price and qualification come only from the Property Appraiser: only a sale with a positive price and the "Qual by exam of deed" or "Sales which are qualified" rating counts, and it enters by its recording date at the Clerk within the window from October 22, 2024 to October 22, 2026 (24 months). A unit sold twice counts twice. Excluded: transfers with no real price ($100 sales, corrective deeds, QCDs, transfers of a life estate interest), the fiduciary transfer the Property Appraiser did not qualify, and deeds it has not processed yet (they are declared and never counted). The verified package publishes the complete price series, without the date or unit of each sale: that is why this section summarizes the series and its distribution by price band, rather than a table of individual transactions.

The sale of unit 1231 (dated September 26, 2024 at the Property Appraiser, $410,000) enters by its recording on October 28, 2024, within the window. Several sales with a trust or life estate party enter because the Property Appraiser qualified them; what is excluded is the transfer of the interest itself. The 4 deeds recorded in the window with no sale row at the Property Appraiser as of October 22, 2026 (units 924, 517, 521 and 1219) are declared as not yet processed and are not counted. The Clerk's coverage reached October 19, 2026; records from October 20 to 22 may not appear yet.
What the records show today
One row per topic. "Pending official confirmation" means no public record showing it was read. It does not mean the fact exists or that it does not exist.
| Topic | What the record shows | Source and date |
|---|---|---|
| Recertification (the age-based inspection the city requires) | Pending official confirmation: no official document with this building's status was located. Given its year (1971) the building is fully within the age-based inspection regime; that does not assert any status. | No public record read, October 23, 2026 |
| State structural inspection (milestone inspection) | Pending official confirmation: no published report for this building was read. | No public record read, October 23, 2026 |
| Reserve study (SIRS) | A submission is on record at the DBPR (the Florida agency that oversees condominiums): in the list of submissions before July 2025 the project "MAISON GRANDE SIRS REPORT" appears, with the association shown as "MAISON GRANDE" (Miami Beach, 33140), ID 238341. No row appeared in the list from July 2025 on. The database shows only complete submissions, exactly as each association submitted them. The study's contents and the reserve level are not public in the database: pending official confirmation. | DBPR, SIRS database (lists read on October 22, 2026) |
| FHA loan (HUD condominium list) | No record in HUD. The official lookup returned "NO RECORDS MATCH YOUR SELECTION CRITERIA" for Maison Grande in Florida, with ZIP code 33140 and without a ZIP code. That is the search result as of the reading date, not proof that the project was never approved. | HUD, Condominium Lookup, October 22, 2026 |
| Flood zone (FEMA) | At the geocoded point of the address: Zone X (area with a 0.2% annual chance of flooding), outside the Special Flood Hazard Area (SFHA) and with no base flood elevation (BFE). The map shows zone AE (EL 8) west of the SFHA line and zone VE (EL 11) on the ocean side. The zone attribution was verified only at the geocoded point, not across the building's whole footprint. | FEMA, NFHL viewer, FIRM panel 12086C0328L (effective since September 11, 2009), City of Miami Beach, October 22, 2026 |
| Special assessments (extra charges the association splits among owners) | Pending official confirmation: no minutes or association document setting a special assessment for this building was read. The current amount of a special assessment is not public record. | No public record read, October 23, 2026 |
| Court cases | Pending official confirmation: no public record of court cases for this building was read in the sources used for this page. | No public record read, October 23, 2026 |
What to ask before you offer
What the public records do not show is held by the building's association. Ask for it in writing and keep the answers:
- The recertification and state structural inspection (milestone) status: the city's notice, the report filed and the letter with which the city closed it, if they exist. The guide on 40-year building recertification explains each step.
- The SIRS with its reserve plan. A submission is on record at the DBPR; ask for the full study and the current reserve level. If the association does not hand it over, ask it to say so in writing.
- Approved or pending special assessments: the minutes of the last two years and the unit's account statement letter (the "estoppel": what the unit owes the association and the charges in force). The guide on the extra condo charge explains it.
- Major work: what it includes, on what dates, under what permits, who pays for it and how (a charge to owners, a loan or reserves).
- If you plan to use an FHA loan: the project does not appear on HUD's list; ask your lender about single-unit approval. The guide on a condo with an FHA loan explains how to read the list.
What is NOT public (but you should verify):
- The unit's exact HOA dues: they vary by unit (they are split by square footage and ownership interest); no listing or public record sets them for your unit.
- The current special assessment amount: the amount and payment method exist only in the association's documents; a figure seen in the press or in listings is not the document.
- The current rental, Airbnb and pet rules: they live in the association's documents, not in the public record; ask for them in writing.
- The association's budget and reserve level: the association's internal documents, for owners only.
- The building's status on lenders' confidential lists: none of those lists is public; your lender confirms it.
