Why it matters
Kendall Acres West is a two-building condominium built in phases on SW 107th Ave, in Kendall: the East building (8401) and the West building (8415), under a single parent folio (30-4032-019-0001). This page covers the whole subdivision, as the Property Appraiser lists it. The unit count does not reconcile between the Property Appraiser and the DBPR, and that difference is declared: that is why no turnover is published.
Building data
This data comes from the Miami-Dade Property Appraiser (the county office that keeps the record of every property), the DBPR registry and HUD's condominium list, read on October 23, 2026.
| Item | What the record shows | Source and date |
|---|---|---|
| Condominium name | "KENDALL ACRES WEST CONDO" (legal name at the Property Appraiser) | Miami-Dade Property Appraiser, October 23, 2026 |
| Addresses | 8401 SW 107th Ave, Miami, FL 33187 (East building). The West building of the same subdivision is 8415 SW 107 Ave. HUD's record for the project shows ZIP 33173 for the same 8401 address: a declared difference, unresolved. | Miami-Dade Property Appraiser, October 23, 2026 |
| Jurisdiction | Miami-Dade County; Kendall is unincorporated county area (that is how the FEMA-geocoded community reads: "Miami-Dade County Unincorporated Areas"), although the mailing address says Miami | Miami-Dade Property Appraiser, October 23, 2026 |
| Parent folio | 30-4032-019-0001 (a folio marked "REFERENCE ONLY"). Each unit has its own folio. | Miami-Dade Property Appraiser, October 23, 2026 |
| Year | 1974 in the folios of the East building (8401 SW 107 Ave), consistent with the DBPR registry (1974). The folios of the West building (8415 SW 107 Ave), in the same subdivision, show 1981 and 1983: the subdivision was built in phases, and that is declared. | Miami-Dade Property Appraiser, October 23, 2026 |
| Units | 463 unit folios at the Property Appraiser against 468 units in the DBPR registry: a difference of 5. The perimeter does not reconcile between the two sources, and that is declared. | Miami-Dade Property Appraiser and DBPR, October 23, 2026 |
| Association and manager | Pending official confirmation: the registered manager was not verified in the sources read in this pass. | No public record read, October 23, 2026 |
The market in the public record
These figures come only from public records, not from listings or the MLS. The Property Appraiser was reviewed by subdivision: the pre-screen returned 57 candidates at month precision, and the 15 qualified sales were verified one by one in each unit's folio, with their exact date and their OR (the deed's book and page). Window: October 23, 2024 to October 23, 2026 (24 months). Price and rating come only from the Property Appraiser: a sale counts with a positive price and a "Qual by exam of deed" rating. Excluded: corrective deeds and QCDs, life estates, affiliated-party sales and atypical-exposure sales, and the deed the Property Appraiser could not process (it is declared and never counted). Two October 2024 sales with exact dates before the window (unit 130W, Oct 8, 2024, $277,000; unit 204E, Oct 18, 2024, $210,000, both rated qualified by the Property Appraiser) were verified and left out, not counted.
| Item | Value | Source and date |
|---|---|---|
| Qualified sales (24 months) | 15 | Miami-Dade Property Appraiser, October 23, 2026 |
| Median price | $250,000 (with n=15) | Miami-Dade Property Appraiser, October 23, 2026 |
| Price range | $200,000 – $319,000 | Miami-Dade Property Appraiser, October 23, 2026 |
| Annual turnover | Not published: the unit perimeter does not reconcile (463 unit folios at the Property Appraiser against 468 units at the DBPR). | Miami-Dade Property Appraiser, October 23, 2026 |
| Excluded and unprocessed deeds | 39 excluded for the reason the Property Appraiser records: 22 corrective, QCD or minimum-consideration or $0; 15 life estates; 1 affiliated-party sale (unit 217E, $220,000) and 1 atypical exposure or motivation (unit 117E, $230,000). 1 unprocessed (unit 177W, marked "Unable to process sale due to deed errors"), never counted. Accessory sales observed: 0. | Miami-Dade Property Appraiser, October 23, 2026 |

| Oct 31, 2025 | 335W | $250,000 |
| Oct 31, 2025 | 364E | $319,000 |
| Sep 19, 2025 | 130W | $299,000 |
| Jun 29, 2025 | 176E | $243,000 |
| Mar 28, 2025 | 132E | $298,000 |
Package reconciliation: 55 listed rows = 15 qualified + 39 excluded + 1 unprocessed. Verification of these deeds in the Miami-Dade Clerk's index is declared as not achieved: across two sessions a sample of 5 deeds was searched by its OR (book and page) and all 5 returned "No results found", without the portal blocking the searches. The sales rest on the unit-by-unit verification at the Property Appraiser, and that is declared.
What the records show today
One row per topic. "Pending official confirmation" means no public record showing it was read. It does not mean the fact exists or that it does not exist.
| Topic | What the record shows | Source and date |
|---|---|---|
| Recertification and state structural inspection (milestone inspection) | Pending official confirmation: no official document with this condominium's status was located. Given its year (1974) the building is inside the state inspection regime by height and age; that does not state the process is done or pending. | No public record read, October 23, 2026 |
| Reserve study (SIRS) | A submission appears on the DBPR list of submissions from July 2025 onward (the "List B"): that submission was confirmed in the DBPR lists on October 23, 2026. That list shows no ID column. The database shows only complete submissions, exactly as each association submitted them. The study's contents and the reserve level: pending official confirmation. | DBPR, SIRS database (lists read on October 23, 2026) |
| FHA loan (HUD condominium list) | Expired. The only record is "KENDALL ACRES WEST", ID A000772 001, HRAP method, with status Expired: status date March 1, 1986 and expiration date May 31, 2011, already past; FHA concentration of 1.70%. It does not appear as an FHA-approved project as of the reading date. | HUD, Condominium Lookup, October 23, 2026 |
| Flood zone (FEMA) | Zone AH, with base flood elevation 8 (EL 8), at the point consulted (8401 SW 107th Ave). FIRM panel 12086C0453L, in effect since September 11, 2009. It is declared that the community the MSC geocoder assigned to the point is "Miami-Dade County Unincorporated Areas" (Kendall), although the mailing address says Miami. | FEMA Map Service Center (NFHL), FIRMette of October 23, 2026 |
| Special assessments (extra charges the association splits among owners) | Pending official confirmation: no minutes or association document setting a special assessment for this condominium was read. The current amount of a special assessment is not a public record. | No public record read, October 23, 2026 |
| Court proceedings | Pending official confirmation: the official sources read show no court proceeding for this condominium. | No public record read, October 23, 2026 |
What to ask before you offer
What the public records do not show is held by the association. Ask for it in writing and keep the answers:
- The recertification and state structural inspection (milestone) status: the reports filed and the closing letters, if they exist. The guide on 40-year building recertification explains each step.
- The SIRS with its reserve plan: a submission appears on the DBPR list from July 2025 onward, but its contents are not public; ask for the study and the current reserve level.
- Approved or pending special assessments: the minutes of the last two years and the unit's account statement letter (the "estoppel": what the unit owes the association and the charges in force). The guide on the extra condo charge explains it.
- Major work: what it includes, on what dates, under what permits, who pays for it and how (a charge to owners, a loan or reserves).
- If you plan to use an FHA loan: the project shows as expired (Expired) on HUD's list, with the approval lapsed in 2011; ask your lender about single-unit approval. The guide on a condo with an FHA loan explains how to read the list.
- Your unit's exact building: the subdivision has two buildings in phases (East, 8401, from 1974; West, 8415, from 1981/1983) and units are identified with the letter E or W. Confirm that your unit's folio starts with 30-4032-019 and that the documents you receive are for your building.
What is NOT public (but you should verify):
- The unit's exact HOA dues: they vary by unit (they are split by square footage and ownership interest); no listing or public record sets them for your unit.
- The current special assessment amount: the amount and payment method exist only in the association's documents; a figure seen in the press or in listings is not the document.
- The current rental, Airbnb and pet rules: they live in the association's documents, not in the public record; ask for them in writing.
- The association's budget and reserve level: the association's internal documents, for owners only.
- The building's status on lenders' confidential lists: none of those lists is public; your lender confirms it.
