El Dorado Towers (Aventura): what the official records say

Updated October 23, 2026

$246,650

El Dorado Towers is a two-tower condominium on N Country Club Dr in Aventura: Tower IV at 3675 and Tower III at 3625, under one shared parent folio. This page gathers its recorded sales over the last 24 months and what the Property Appraiser, HUD and DBPR show for the complex, with their sources. What is not on record is marked as pending official confirmation.

How we checked it

Median of the 38 residential sales the Property Appraiser qualified across both towers between October 22, 2024 and October 22, 2026.

Read in the Miami-Dade Property Appraiser, the HUD list, the DBPR SIRS database and the county's official flood zone tool (FEMA data). It is a summary of records, not an inspection or an opinion on the building. Checked October 23, 2026.

Why it matters

The condominium has two towers with their own addresses under one parent folio: Tower IV at 3675 N Country Club Dr and Tower III at 3625 N Country Club Dr. This page covers the whole complex: sales are closed per tower and also combined.

Building data

In the records read, the two towers form a single condominium (the "AVENTURA-ELDORADO CONDO" subdivision at the Property Appraiser), with one shared parent folio (the number the county uses to identify the condominium; each unit has its own). The data comes from a reading on October 23, 2026 of the Miami-Dade Property Appraiser (the county office that keeps the record of every property) and of the DBPR condominium registry.

The market in the public record

These figures come only from public records, not from listings or the MLS. The package was built from the Property Appraiser's comparable sales for the subdivision, checked unit by unit. Only a sale with a positive price and the "Qual by exam of deed" rating counts. Excluded: transfers with no real price (corrective deeds, QCDs, life estates), affiliated-party sales, trustee or financial-institution transfers, and deeds the Property Appraiser has not processed yet (they are declared and never counted). Price and qualification come only from the Property Appraiser.

All ten sales in the table are Tower III's: they are the most recent ones with individual dates. Tower IV closed with its complete price list (21 sales between $165,800 and $375,000), with no date per sale in its package, which is why it is not in this table. Excluded from the complex: 48 transfers (35 corrective deeds or QCDs, 10 life-estate interest transfers, 1 affiliated-party sale, 1 trustee transfer and 1 financial-institution transfer), and 2 Tower III deeds the Property Appraiser could not process because of deed errors (unit 309, December 2024, and unit PH8, February 2026) are declared and not counted. The reconciliation is exact: 88 records in the window = 38 qualified + 48 excluded + 2 unprocessed. The Clerk cross-check of recording dates was not achieved in either tower (the portal blocked verification): the figures are from the Property Appraiser alone, whose data reached July 2026.

What to ask before you offer

What the public records do not show is held by the condominium's association. Ask for it in writing and keep the answers:

  • The recertification and state structural inspection (milestone) status: the notices, the reports filed and the closing letters, if they exist, for both towers. The guide on 40-year building recertification explains each step.
  • The SIRS with its reserve plan. A filing is on record at DBPR; ask for the full study and the current reserve level. If the association does not hand it over, ask it to say so in writing.
  • Approved or pending special assessments: the minutes of the last two years and the unit's account statement letter (the "estoppel": what the unit owes the association and the charges in force). The guide on the extra condo charge explains it.
  • Major work: what it includes, on what dates, under what permits, who pays for it and how (a charge to owners, a loan or reserves).
  • Whether there is any "Unsafe Structures" case (the process a jurisdiction opens when a structure does not meet the building code). The guide on Unsafe Structures in Miami-Dade explains it.
  • If you plan to use an FHA loan: the condominium does not appear on HUD's list; ask your lender about single-unit approval. The guide on a condo with an FHA loan explains how to read the list.

What is NOT public (but you should verify):

  • The unit's exact HOA dues: they vary by unit (they are split by square footage and ownership interest); no listing or public record sets them for your unit.
  • The current special assessment amount: the amount and payment method exist only in the association's documents; a figure seen in the press or in listings is not the document.
  • The current rental, Airbnb and pet rules: they live in the association's documents, not in the public record; ask for them in writing.
  • The association's budget and reserve level: the association's internal documents, for owners only.
  • The building's status on lenders' confidential lists: none of those lists is public; your lender confirms it.
