TopicWhat the record saysSource and date read
Recertification or milestone inspection (the structural review the law requires of buildings of a certain age): the ruleThe City states that buildings must be recertified at 30 years from the original certificate of occupancy and every 10 years after, with exceptions such as single-family homes. The state milestone inspection falls at 30 years, or at 25 if the local agency requires it.City of Miami Beach (recertification page) and Florida Statute 553.899, Oct 20, 2026
Recertification or milestone inspection: the buildingIn the City's portal: file EBR2601386, type "Existing Building Recertification", status "Notified", filed Mar 18, 2026, expiration date Dec 31, 2026. From the earlier cycle: BR160272 ("Building 40yr Recertification", converted from a previous system), status Closed, opened Apr 14, 2016, final date Dec 28, 2018; and permit 40YR2016-00280, status "Expired", filed Aug 9, 2016, expiration Apr 8, 2026 (the portal shows no issue date). The portal does not explain the statuses. Pending official confirmation: the outcome of the current recertification and the repairs it calls for.City of Miami Beach, Civic Access portal, Oct 20, 2026
SIRS (the study that works out how much the association must set aside to repair the structure)There is no row for Castle Beach Club in the SIRS Reporting Database of the DBPR (Florida's regulation department), in either the list of reports before July 2025 or the later one. The DBPR says the database shows only complete reports, exactly as submitted. A missing row does not prove the study was not done.DBPR, SIRS database (both lists), Oct 20, 2026
FHA (the federally backed loan): the condominium list of HUD, the federal housing agencyA search for "Castle Beach Club" in Florida returned "NO RECORDS MATCH YOUR SELECTION CRITERIA" (no records), and so did "Castle Beach". A search by ZIP code 33140 returned 11 projects, none with this name. HUD's status describes the project, not your loan.HUD, Condominium Lookup, Oct 20, 2026
Special assessments (an extra charge the association splits among the owners)Pending official confirmation. No association document about current assessments is published.—
  • The City's portal (Civic Access) lists violation files by address, but its detail requires logging in. "Unsafe Structures" is the name of a system category that groups different cases, such as work without a permit or an expired permit, as well as structural conditions. More in the guide on unsafe structures.

    • 2005. A letter from the City administration to the Commission (LTC 170-2005, dated Jun 27, 2005) says the Building Official declared the building "unsafe" and ordered its immediate evacuation on Apr 14, 2005, after City building and fire inspectors examined the main switchgear room.
    • 2006 and 2007. According to the Miami Herald (January 4, 2008), a City official said the building was closed over specific electrical violations and reopened as they were corrected; according to the same newspaper, reopening was floor by floor starting in 2006, and residents celebrated the reopening in November 2007. This is press, not a City record: we read it in a copy published by CCFJ (link below).
    • 2018 to 2021. The Special Master (the official who hears the City's violations) agendas of Oct 10, 2019 and Apr 8, 2021 show case SMB2019-00376, violation US2018-02847. The City's notice describes a broken sprinkler in one unit with water migration down the elevator shafts and through the floors, and orders power disconnected in the affected areas until an engineer's report is filed and a permit obtained. The 2019 agenda shows it "Open"; the 2021 one, "Fine Imposed by Special Master". The portal shows US2018-02847 closed on January 5, 2021 and SMB2019-00376 closed on June 8, 2021.
    • 2025. The Special Magistrate agenda of Mar 27, 2025 shows case SMB2025-02663, violation BVE23000173, against Castle Beach Club Condominium Association, Inc. The City describes the violation as "Installation of generator done without permit(s)", status "Open", comment "NEW CASE". Today the portal shows case SMB2025-02663 and violation BVE23000173 with status "Special Magistrate". The portal describes permit GEC2300155 (filed Dec 4, 2023) as a "temporary generator to power chillers while panels are replaced" under permit ELC2313651, with a final date of June 2, 2024. Pending official confirmation: the detail and the outcome.
    • Permitted work. The portal shows concrete restoration permits: BC2118027 (garage and cabanas), status Finaled on Sep 30, 2025, and BC2628325 (exterior facade, three areas), filed Jul 29, 2026, status "Applied".
  • No record publishes this. The association or the City has it, and you ask for it in writing, through the seller.

    • Estoppel certificate (a statement of the unit's account): the seller, or whoever the seller designates, requests it from the association. By law the association issues it within 10 business days and must list the special assessments owed today and those scheduled (Statute 718.116). More in the guide on the condo special assessment.
    • Recertification in progress: ask the City for file EBR2601386 (BuildingRecertification@miamibeachfl.gov, per its page) and, once it exists, the inspection report and its summary. According to the DBPR, the full report and its summary are posted on the association's website when it is required to have one. More in the guide on building recertification.
    • SIRS: ask for the study. The law requires the association to keep it among its official records for 15 years (Statute 718.111).
    • City violations: ask the City for the detail and status of the violation files open at the building's address (buildingviolations@miamibeachfl.gov, per the City's violations page).
    • Board minutes and budget: look for any special assessment that was voted, even if it is not being collected yet.
    • FHA loan: if you plan to use one, the lender checks HUD's list. More in the guide on building approval for FHA.
