918 Ocean Drive (Miami Beach): what the official records say

Updated November 5, 2026

$360,000

918 Ocean Drive Condo is a condominium at 918 Ocean Dr in Miami Beach (22 units, built in 1925). This page gathers what the Miami-Dade Property Appraiser, HUD, FEMA and the DBPR show for this building, with its source. Its central fact is a verified absence: in the last 24 months there is no recorded sale of the subdivision. Anything not on record is marked as pending official confirmation.

How we checked it

Last qualified sale on record: unit 201, September 12, 2022. It is not a median: in the last 24 months there are no qualified sales (n≥5 is required to publish one).

Read at the Miami-Dade Property Appraiser, the HUD list, the FEMA MSC and the DBPR SIRS database. The absence of sales in the window was checked with the comparable sales tool with and without the qualification filter and with the units' histories. It is a summary of records, not an inspection or an opinion about the building. Checked on November 5, 2026.

Why it matters

This page covers only 918 Ocean Drive Condo, the condominium at 918 Ocean Dr in Miami Beach: a 1925 building with 22 units. Its record carries one fact that governs all the others: between November 2024 and November 2026 there is no recorded sale of the subdivision, of any qualification. This page documents that as it stands, with the last qualified sale on record and its date.

Building data

In the records read, the building appears as its own condominium with a parent folio. The identity data comes from the Miami-Dade Property Appraiser (the county office that keeps the record of every property), read on November 5, 2026.

The market in the public record

These figures come only from public records, not from listings or the MLS. The listing is built from the sales the Miami-Dade Property Appraiser records for the subdivision "918 OCEAN DRIVE CONDO", between November 5, 2024 and November 5, 2026 (24 months), cross-checked against each unit's sales history and against the unfiltered qualification search. The result is zero: in the window there is no recorded sale of the subdivision, qualified or of any other kind. With no sales there is no median to publish: the rule of this page requires at least 5 qualified sales for a median.

What the records show today

"Pending official confirmation" means that no public record showing it was read. It does not mean the fact exists or that it does not.

TopicWhat the record showsSource and date
Recertification (the age-based building inspection the county requires)Pending official confirmation: no official document with this building's status was located. Given its year (1925), the building is squarely inside the county age-based inspection regime: the status of its recertification is a document to request, not a fact this page can take for granted in either direction. No public record read, November 5, 2026
State structural inspection (milestone inspection)Pending official confirmation: no published report of this building was read. Given its age and its proximity to the coast, the building is within the group the state law subjects to this inspection. No public record read, November 5, 2026
Reserve study (SIRS)It does not appear in the DBPR public SIRS forms database (the Florida agency that oversees condominiums): the project is on neither the list of forms submitted before July 2025 nor the list of forms submitted from July 2025 onward, searched by name and by the building ZIP code in both. The database shows only complete submissions, so this states that no complete filing for this project is on record in that database as of the read date, and nothing more.DBPR, SIRS database, November 5, 2026
FHA loan (HUD condominium list)No record: the search by the condominium's official name in the HUD list returned no record. The check was repeated by partial name and by the building ZIP code (28 records, none for this project). The project is not shown as approved, or in any other status, as of the read date.HUD, Condominium Lookup, November 5, 2026
Flood zone (FEMA)Zone AE at the building point (the 1% annual chance flood zone), with a base flood elevation of 8 feet, on panel 12086C0319L (effective September 11, 2009). The FIRMette spans two panels: the strip immediately east of the point is Zone VE (elevation 9, and 11 on the neighboring panel): the map mixes zones, and the one that governs a given unit is set by that unit's elevation. FEMA states its map pin is approximate.FEMA, MSC and FIRMette, FIRM panel 12086C0319L, November 5, 2026
Special assessments (extra charges the association splits among the owners)Pending official confirmation: no minutes or association document setting a special assessment for this building was read. The current amount of a special assessment is not a public record. No public record read, November 5, 2026
Court proceedingsPending official confirmation: in the sources read for this page, no public record of court proceedings for this building was read.No public record read, November 5, 2026

What to ask before you offer

What the public records do not show is held by the building's association. Ask for it in writing and keep the answers:

  • The county recertification and the state structural inspection (milestone), first. This is a 1925 oceanfront building: ask for the notice, the filed report and the closing letter for both inspections. If either is under way or has ordered repairs, ask for the scope and the estimated cost in writing.
  • The complete reserve study (SIRS). This project does not appear in the DBPR public database. Ask the association for the study, the current reserve level and the proof of filing; if it has not been filed, have that in writing.
  • Special assessments approved or under discussion: the minutes of the last two years and the unit's account statement letter (the "estoppel": what the unit owes the association and the charges in force). The guide to the condo special assessment explains it.
  • How the cost of works on a historic building is split: what heritage protections apply to the facade and the common elements, and what the last major works cost.
  • If you plan to use an FHA loan: the project does not appear on the HUD list. Ask your lender about single-unit approval and the loan's other routes. The guide to the condo with an FHA loan explains how the list is read.

What is NOT public (but you must verify):

  • The exact HOA fee of the unit: it varies by unit (split by square feet and interest percentage); no listing or public record sets it for your unit.
  • The current amount of a special assessment: the amount and payment terms exist only in the association's documents; a figure seen in the press or in listings is not the document.
  • The current rental, Airbnb and pet rules: they live in the association's documents, not in the public record; ask for them in writing.
  • The association's budget and reserve level: internal association documents, for owners only.
  • The building's status on lenders' confidential lists: none of those lists is public; your lender confirms it.
